It’s an exquisite place to retire for the evening, with gentle ocean breezes flowing in and the nothing but the sound of the surf to lull you to sleep. The gorgeous adjoining master bathroom, which is expertly designed and has a modern flair, includes a walk-in shower and comes fully stocked with shampoos, soap, a hair dryer, sun block, and even monogrammed towels. The living room, which boasts not one but two comfortable couches, is part of the open-concept design, so the kitchen is in full view and the chef is always part of the conversation. The large satellite TV also has a DVD player with a substantial movie collection, and your hosts have even stocked the condo with board games for those fun and priceless family times. Wi-Fi is included, and can also be accessed from the pool area. The kitchen is, as you would expect, fully equipped with all appliances—including those little must-haves like a coffee maker, microwave, blender, and toaster. For those of you who like to stay in and cook, the kitchen pantry has been stocked with spices, condiments and even a beach cooler if you choose to take the party outside. Again, just a few of the special touches your hosts have included to make you feel completely at home. The vacation condo is ideally situated on a private beach (San Francisco beach), so you are just a sandy stroll away from exclusive beach clubs, where you are invited to dine, have a drink, or just unwind from a long day of fun in the sun, and really Enjoy Cozumel. Right in your own front yard (your patio opens up to the pool and beach areas) is your private beachfront and two freshwater pools, where comfortable lounge chairs, palm trees, and cool tropical breezes beckon you to kick back and relax. You can jump in the ocean for a bit of snorkeling or take a leisurely stroll along the beach and perhaps play a little volleyball, Frisbee, or rent a jet ski. You can arrange for a SCUBA diving or glass-bottom boat snorkeling adventure, so you can see the underwater world of this incredible island. Your guide will pick you up right at your condo, and whisk you off for a little offshore excitement. If the pools and ocean aren’t enough water for one day, you’ll also have full use of the jetted hot tub. There’s a SCUBA and snorkeling rinse tank for gear plus two outdoor showers to wash away the salt and sand. And it’s all surrounded by a manicured landscape of lush green lawns and tropical foliage. When you’re ready to shake things up, head to the main street of downtown Cozumel, a 15-minute drive away. The waterfront is alive with activity day and night because it is one of the primary ports for cruise ships as well as the location of the ferry terminal, with regular daily trips to Playa del Carmen. You can shop, dine, drink, and people-watch to your heart’s content—there’s no shortage of action on the promenade. Truly Oceanfront
My wife and I enjoyed a week here for a great vacation. The a/c works very well, the place is well maintained, and the amenities are great. Little extras like snacks and wine upon arrival were nice. Having the housekeeper make my wife uncomfortable and defensive for letting them know the brand new coffee maker was defective was one of two cons. The other was Secrets Aura. Monday Night Football on the beach ruined the atmosphere outside and could be heard in the unit as well. Other than that it was all pros. Kandy who managed the property and Luis with RM Oceanfront Rentals who we booked through went out of their way to insure we were happy. It really is right on the ocean, and close to the pool. The staff on sight was very friendly. The TVs had US programming in English, the bed was very comfortable, and the kitchen was well stocked. The owners have taken great care to insure the unit is well maintained and up to date as well as providing little extras. If you want to see anything other than the beach at Residincias Reef, a rental car is a must.

Excellent, Everything we hoped for
My Wife and I stayed for a week and were impressed as soon as we walk through the door. This condo is exceptionally well maintained and thoughtfully stocked for your stay. Super comfortable bedroom and living room with a great patio that leads out to the beach. Speedy internet and US tv for those who need it. The owners clearly show pride in ownership and the management and staff are first rate. Kandy and Chuck manage the property and were superb. We had a small glitch with an air conditioner, it happens. A phone call was made and they were on the case, called the owner, had a repair person evaluate the problem and the next day the owners had the unit replaced, with a superior upgraded unit. We didn’t even notice, there was no disruption of the fun.These are the kind of owners you want to rent from and the kind of management you like to work with. And a huge thank you to Veronica and Conchita who keep this condo immaculate every day. This unit is impeccable, will definitely return

Beautiful condo with an ocean view
We have stayed in other Residencias condo's before but this was by far the BEST! First, the view. No need to get your feet sandy to be on the beach. Just sit on the patio and you feel as if you are on the beach itself. The view continues from inside in case the heat is an issue. Second, the interior design and furniture are elegant and comfortable. The condo if beautifully furnished and makes you feel right at home. Lastly, the fine details were carefully thought of. Everything from spices, utensils, wine key, bottle openers are all available as well as a well stocked basket of bathroom amenities that you may have forgotten to pack. Residencias is perfectly located between Downtown and the back side of the island. Many beach clubs for snorkeling are located nearby as well. Louis the property manager was great and always available. Perfect vacation for us. We absolutely loved it. Can't wait to go back.

Just what we wanted- 3 steps to the grass, sand, ocean
Well appointed condo- just like home- reliable phone and internet- well stocked kitchen- modern appliances, plenty of living space. Most importantly was the patio- super comfy couches perfect for relaxing and staring at the ocean. We ate our meals here! Dive boats pick up at the dock- couldn't get much easier than this. We wil be back!
