We have a beautiful, ocean view condominium that is a two-story townhouse style unit. The condominium is fully equipped, and will accommodate up to 4 persons comfortably. This unit has marble floors, central air, two TVs with cable, full-size kitchen appliances, and an ocean view terrace.
It is located in the private condominium complex 'Villas Marlin' it has three new swimming pool areas with plenty of lounge chairs, a wide sandy beach, a gentle surf safe for swimming, a tennis court , 24-hour security, and a mini-market.
Right across the street is Plaza Kukulkan, Cancun's largest indoor mall, and just a few minutes walk down the boulevard is La Isla Center, the largest and open air shopping center in Cancun. We offer free wireless internet access in our condo! Housekeeping services are mandatory, and they are provided every other day during your stay, we no longer collect Housekeeping fees, you have to pay for it upon your arrival cash, the cost is $ 20.00 usd. You have to pay $ 20.00 usd to prepare the unit, at check-out and everyother day. We do change bath and beach towels every other day, sheets and bedspreads are changed every week.
We no longer pay for the Maintenance fee when the condo gets rented, the maintenance fee is $ 18.00 usd per day during your stay, this fee will be collected upon arrival in cash.

Interaction with guests: Our check in time is 4:00 pm and our check out is 12:00 noon and we respectfully request that you honor the check out hours so we can prepare the condos for the next arrival. If you are coming in early we will do our best to get your unit ready as soon as possible so you can get moved in. There is a secure area where you can store your luggage for early arrivals or late departures. There are new bathrooms/changing rooms around each of the new pool areas so if you would like to change into some clothes more appropriate for Cancun you are welcome to do so. If you need to wait until your unit is ready for you can lounge around the pool area or you may want to go across the street to the Plaza to do some window shopping or grab some lunch.
Everything is accessible nearby (shopping center,restaurants,buses). The view of the océan is fabulous and the maid service is excellent. The pricing a bit to high considéring the place would need some updating and without hot water.

En tiempos de Covid muy buen protocolo de desinfección lo mandan a la llegada y tu tomas tu llave en caja de seguridad y te ponen todo lo necesario para mantener limpio y desinfectado el lugar la casa muy linda la decoración excelente detalle las flores naturales a nuestra llegada, preciosas. El departamento 218 es de 4 recamaras tres abajo con 4 camas y una arriba con 2, 3 baños completos y un medio baño en la sala, terraza bastante amplia con 4 tumbonas. Nuestra host Elizabeth ¡muy amable!, siempre súper al pendiente de todo
Las camas y almohadas muy cómodas, disponible todo lo necesario para salir o estar en la playa con sillas, sombrilla y toallas para salir, un refri bastante amplio y vajilla muy completa además tienen especias y agua para beber los baños en muy buen estado.
Las áreas públicas muy limpias las albercas excelentes igual que los jacuzzis. La ubicación es muy buena la plaza Kukulcan al frente y un oxxo en enseguida de la salida a Unis minutos caminando del centro comercial la isla.
La estancia fue de lo mejor.
Super recomendable.

Excelente ubicación a pocos pasos de un supermercado. La playa en ese sector es buenísima. El departamento muy bien. Los anfitriones son muy cordiales. Nos dieron toda la información y nos asesoraron en todo desde el primer momento.
Pasamos unos días hermosos con mi familia.
Totalmente recomendable!!!

Excelente lugar
Todo estuvo muy bien.
La planta baja enfría bastante bien, en la planta alta se siente calor a pesar de estar el aire. El A/C no se puede modular pero enfria lo suficiente.
No nos cambiaron toallas pero no hubo problema. La Sra. Jacky nos dejó llegar antes a la villa, y tambien nos dejó quedarnos mas tiempo en lo que nos recogia nuestro transporte.
Hay horno, refri bastante amplio y limpio, tostador, licuadora, unos 3 sartenes, 1 olla, un baño completo y un medio baño.
El lugar está un poco apretado pero lo suficientemente cómodo para una estadía.
Lo mejor: el mar justo en frente y super bonito. Se tiene un soriana a 5 minutos caminando y eso facilita todo porque incluso adentro del super te venden alimentos preparados.
El agua para el baño esta caliente y se modula bien. Todo bastante bien!!!
Realmente recomiendo el lugar.
La alberca super padre.

Good location to beach and shopping !
Close to mall, shopping,bus and taxis. Great little restaurant Fish Fritanga across street. Beach and Pool close to room. Little store on premises for Ice, Water and Snacks.Good for the price !

Rude neighbor
Well the property is nice the room was nice ocean view perfect the only issue we had was with the rude neighbor most of the nights we will come back to the room and we will go to sleep but one one night we desided to be out in the balcony we were two couples just having a conversation and with music on our phones at 11 pm the neighbor came out of his balcony and told us to keep it down so my husband told him that sorry for bothering him and that we will keep it down but then he said no you are not going to keep it down. You are going to turn it off our I am going to kick you out, We were not rude or use any bad language towards him to be honest we dirent wanted to be in the room anymore the property was nice but the experience was not we are a family that travels around 3 or more times year and this is the first time something like this happens honestly we were scare because a person that talk the way he talk to us is not a really nice person

Hermoso departamento de dos plantas. En planta baja tiene un dormitorio con dos camas matrimoniales y un sillón que se hace cama, un televisor led, y un pequeño baño sin ducha.En la misma planta se encuentra el baño principal, completo, con toallas, secador de pelo, productos para bañarse.En planta alta se encuentra un segundo dormitorio, con una cama matrimonial y ventilador de techo. También en el segundo piso se encuentra la cocina comedor y estar, la cocina es completa, con microondas, cocina de 6 hornallas, tostador,licuadora, platos, vasos, cubiertos, y heladera grande. El estar tiene ventilador de techo, un sillón que se hace cama, y dos sillones, un televisor led, y un hermoso balcón con vista al mar con una mesita y 4 sillas. El departamento tiene aire acondicionado central, agua caliente, toallas para la playa y otras para el departamento, servicio de limpieza incluido, se accede al mismo por escaleras o por ascensor. El complejo cuenta con un lugar para dejar los autos con seguridad, 4 hidromasajes, 1 piscina para niños, y 2 para adultos. En la zona de piscina hay un snack bar, palapas con reposeras (camastros). Para la playa te ofrecen tumbones (reposeras sin patas) y el departamento tiene una sombrilla enorme que se la puede bajar. Frente al departamento está el shopping Kukulkan Plaza, que tiene un super mercado (tipo walmart) que se llama Soriana, en el que puedes obtener todo lo necesario para preparar comida o comprarla preparada. Recomiendo el departamento, es tal cual las fotos!!

~Location Location Location~~It Really Has All You Need ~ I Will Be Back
Searched high and low for the perfect affordable location, I have been to Cancun about four times, but this was a girls trip. I wanted to stay where I could see waves in the ocean, with perfectly blue water. Unit 432 in Villa Marlin offered just that.
Jacky was AMAZING at answering all of my many questions prior to arrival and while there. Landy their housekeeper was a pure delight. The staff at the complex were also great. The supermarket is LITERALLY across the street in a mall, there is another mall down the street w/ a Starbucks.
As far as the Unit itself, it is pretty much exactly as described and pictured. The view is AMAZING, I will be honest and say there could be a few cosmetic changes or upgrades made, but nothing to make me take away my rating. I am a Military spouse and I work or Hilton hotels, I was looking for affordable, clean and enjoyable. I saw a Unit directly across the hall and that unit is updated and more modern, however their Military discounted rate was $300 per night, same exact unit almost. So if you need the Waldorf or Ritz Carlton this is NOT for you; if you want a safe location, beautiful view with full kitchen and affordability give Jacky a call. I know I will be booking with Jacky again.

There are many small mini-markets close by Villas Marlin including one on-site that are very handy for picking up small items but can tend to be very pricey. We suggest that our guests take a trip across the street from us to Plaza Kukulkan Mall, inside the Plaza in the second floor you will find SORIANA GROCERY STORE to do your initial shopping to stock up the condo. The prices are as good anywhere and it is probably a format that you are familiar with. There are also buses that run right in front of Villas Marlin marked “Wal-Mart” that will take you directly downtown to WAL-Mart. If you arrive late in the evening and need some supplies there is an “0xxo”, which is similar to a 7-11 store about a block down the boulevard that is open 2
Getting around
The public transportation system in Cancun is very good and cheap so you may not need a car rental for your whole stay. If you are thinking about a rental for a couple of days to take a few side trips outside of Cancun there are many car rental agencies located throughout hotel zone including several in the Plaza. You may want to consider shopping for better rates before paying top rates at the airport.

If you are planning on renting a car at the airport just follow the signs towards the hotel zone. Keep an eye out on the right hand side for “Plaza Kukulkan” about halfway through the hotel zone. Take the street that runs behind the Plaza and you will find the entrance to Villas Marlin located on the beach. There is safe, secure, off-street parking available. One parking spot is allotted for each condo.
