Palm Vista is a sparkling clean island style villa situated 500 feet above sea level on the boundary of the national park. The 280 degree panoramic views are unparalleled on the south shore; providing views all the way to Ram Head and sunrises in the east, looking south into Reef Bay, Fish Bay and Rendezvous Bay, and to the west for great sunsets. The site gives you the ultimate in privacy, yet you are close enough to hear the gentle sounds of the surf below.
Guests have the flexibility to rent 1, 2 or all 3 bedrooms based upon a maximum of 2 persons per bedroom, priced accordingly. Rates are based upon double occupancy; 1-2 guests = 1 bedroom, 3-4 guests = 2 bedrooms, 5-6 guests = 3 bedrooms. You can pay an additional cleaning fee if you desire additional bedrooms.
The un-rented bedrooms are locked; at no time would we rent the property to two different parties at one time.
The vaulted ceiling Great Room constructed of native stone walls and travertine marble floors, has 20' wide sliding glass doors to the south providing a great ocean view as well as French doors to the east for more ocean and pool views and to enjoy the cooling trade winds. The large sectional couch provides comfortable seating and the new Samsung 44' flat panel TV is connected to satellite dish with 120 channels as well as DVD. There is also a bar and stools; perfect for entertaining.
Each of the three central air conditioned bedroom suites has their own luxury bath, with Walter Zanger tiled vanities trimmed in mahogany. Plenty of shelving for easy living, plus large travertine showers. Each bedroom has satellite TV as well as wonderful ocean views!
The main level has a large Veranda which wraps around the south and east of the home, covered in coral and amply furnished for relaxing and dining. The views from the veranda are too good to describe - this is where you will spend your time, enjoying the cooling trade winds. The veranda flows to the pool deck, also covered in beautiful natural coral stone.
Palm Vista was completed with loving care as you will see, from the hand made pottery light fixtures, the detailed tile work, the beamed ceilings to the star fish adorned bulkheads no detail was spared. Come and experience the paradise of Palm Vista!
A rental car is required for your stay; a 2 dr or 4 dr 4WD Wrangler is recommended. Not because you will need 4 wheel drive, but these cars sit higher off the road making the hilltop turns easier and more comfortable. Road/construction: in 2022 work is underway to bury the utility lines on the major roadways. This may cause some slight traffic delays. Also, sometime in 2022 or 2023 construction of a new home is scheduled to occur nearby towards the end of Skytop road.

Interaction with guests: Prior to your arrival the Owner quickly responds to any questions. Also a Guest Guide is provided in advance so guests can familiarize themselves with information about the property. Once guests are on island the Owner or Property Manager is available to answer any questions or deal with any issues should they arise.
Mike has the best all around property. We have stayed on this property three separate times and we will continue when available. The view and the luxury accommodations can’t be praised enough!

Perfect Way to Enjoy St John
Incredible experience - everything you need to enjoy the island and the view from the villa is unbeatable. This was our second time back at Palm Vista and we cannot wait to return again. Michael is incredible as is the staff who manages the property. St. John is an amazing island that holds a special place in our hearts - the people, the beaches, the restaurants, the memories - nothing beats this amazing island and Palm Vista is a perfect way to experience it all.

A Week in Paradise
Our family rated this as one of our best vacations. St. John's is truly paradise, and the views from Palm Vista are breathtaking. Michael and his staff made it so easy. They met us in town and led us to the property. He gives great suggestions for dining, beaches, car rentals, etc. The house provided beach chairs, coolers and towels for the beach, and the kitchen was well equipped. The three bedrooms were perfect for for our three couples and very comfortable. All in all a perfect spot for anyone wanting a beautiful get away.

Everything you need, AND the view!
The house is very comfortable, in great shape with good amenities. Above all, the view and outdoor space is amazing! Perfect layout for us and our two college age children. The property manager was easy to reach and responsive.

Beautiful View
We had a great week at Palm Vista. Michael was a verry attentive host, met us at the rental car place and help us haul all of our luggage to Palm Vista. The drive was fun and interesting. The view was as advertised just amazing. Three master bedrooms made it very convenient for us being 3 couples. The terrace is where we spent most of our time just watching things below us. It was conveniently located not far from town, north beaches, and the Windmill Bar. I highly recommend this house.

Even better in person
We had an absolutely wonderful stay. It is hard to believe it, but the views are even more amazing in person than they are on the listing. The pool was perfect for our kids, the entire place was beyond amazing. The views, the balcony, and the amenities were better than we could’ve hoped. We are already trying to schedule our next trip back.

Amazing Villa...inside and out..incredible views and very spacious
Everything about the Palm Vista villa was amazing. Firstly, the views are incredible. I left the curtains open in our upstairs master bedroom so I can get the sunrise on St. John every morning and then, in the late afternoon, we would have cocktails on the veranda watching the sunset. You feel that you are on top of the world looking out over St. John. The owner is meticulous about everything. The kitchen is fully equipped and we were able to do breakfast and dinner there easily. The rooms are very comfortable and spacious. The villa comes with everything you will need for the beach - towels, chairs, etc. And, best of all, everything is labeled - how to use the TV/Cable, AC, Laundry, etc. The pool deck is amazing...perfect for relaxing and reading a book. The top of the line Weber grill on the deck served us well as we grilled fresh fish and veggies for dinner many nights. And, the road up to the villa is all paved...not rocky dirt roads. Our teenage kids loved having their own bedrooms on the downstairs floor with each having their own bathrooms. Couldn't of found a better villa on the island. What made it extra special was the care that the owner took in providing us everything we needed - directions to the villa, recommendations for dining and other activities and he lives in the house next door, so if we had any questions, he was right there to help. Can't wait to go back to Palm Vista.

Palm Vista is perfect!
My husband and I chose Palm Vista to celebrate our 20th wedding anniversary. We had honeymooned at Caneel Bay and fell in love with St. John the first time we visited twenty years ago. This home is perfection! You cannot adequately capture or describe the 180 degree views…they must be experienced to appreciate! The outdoor living spaces were perfect to enjoy coffee in the morning and a glass of wine in the evening. We didn’t cook at the home (simply had snack and sandwich stuff), but the kitchen appeared to be set up well to do so. It was so nice to have beach chairs and choice of coolers for our beach days. The property owner and manager were both responsive and helpful with everything from ferry advice to restaurant recommendations. A few stand outs from our trip - Cruz Bay Landing for breakfast (Eggs Benedict and a mango mimosa! Also, you can call ahead and have a breakfast sandwich to go if you’re headed to the beach or out on an excursion.). Lime Inn - the four course dinner with wine pairing was phenomenal! We loved sitting at the pretty bar. Crandall Massage - my husband and I both had great massages from Meagan. She offered to come to the house, but her Mongoose Junction location was relaxing and convenient (Husband and I shopped, sat at the Sun Dog Cafe bar while the other one was having their massage). Private charter from Sweet Pea Charters - this is a splurge but fantastic way to see beaches you couldn’t access otherwise and get spoiled with delicious food and drinks! The best snorkeling you can find…we’ve tried to match St. John’s snorkeling in Mexico, Maui, Turks & Caicos and nothing compares! Can’t wait to plan our next trip!

Paradise in St John
This Villa is just amazing. The process was so easy and I have never dealt with a better homeowner anywhere.
The house is close enough to town to do anything you want after a 10-15 minute ride. Plus you get the bonus of being away from the noise of Cruz Bay if you want to relax.
The views are stunning and the pool is perfect for a swim any time of the day.
This is our second time renting from Michael and won’t be our last.

Breezy Beautiful Views
Our family of four just returned from this beautiful villa. The views take your breath away! The villa had everything we needed for cooking. We preordered groceries from Starfish and had them delivered the first morning of our arrival. There is also a great grocery store Dolphin Market closer that had pretty much everything we wanted. If you go to the back counter they have hot meals ready to go which we convenient and delicious! Our favorite meal on the island was from The Terrace. Make reservations one month early to get a spot! Worth every penny! The breezes on the patio made not having air conditioning during the day comfortable. It’s very quiet and you can hear the waves come in and watch all the sailboats go by. The pool was great to cool off in. The bedrooms and bathrooms were a great size and the laundry was great to have so we didn’t need to bring clothes for every day. Michael met us at the jeep rental so we could find the villa when we arrived. After a long travel day that was much appreciated! Overall we were thrilled with the villa and all of it’s amenities! We had the best time!
