Silent Waters is one of the most glamorous luxury rental villas in Jamaica. This award-winning Jamaican holiday home is distinguished by world-class architecture, design and decor, breathtaking location, and exquisite accommodations and service.
The private tennis court on the pinnacle of the hilltop commands breathtaking views of the Caribbean, as well as the Great River which is the second largest river in Jamaica. Four PGA class golf courses are within a 30-minute drive. Several beaches are located within a 15-minute drive from the villa.
This luxury Jamaican villa rental includes the gracious staff - property manager, office assistant, head chef, assistant chef, butler / bartender, housekeepers / food servers, maintenance supervisor, gardeners and security guard… 14 in all.
The property is selected, perhaps more than any other private villa in Jamaica, by brides for a destination villa wedding. Additionally, other luxury villas are located within close proximity for hosting other guests within the wedding party.
Silent Waters Villa is located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea, the site consists of 18 acres. Twelve buildings, helicopter pad, private tennis court and two swimming pools occupy five acres. The property offers five villa suites (7 air conditioned bedrooms plus 2 lower levels with 1 full sofa bed each) which may accommodate as many as 18 guests. With the addition of the owners private villa (1 air conditioned bedroom) up to 20 guests may be accommodated. Note that rate shown is for the upper levels of 5 villa suites only (5 bedrooms). See below or contact owner for rates applying to additional bedrooms and owners villa.
Also, through Silent Waters' Tryall Club corporate membership, guests may enjoy use of the Tryall Club facilities including the Fitness Center, Kids Club, Tennis Center, Beach Grill and Great House Restaurants, Family and Adult Beaches, Rum Bar, Great House Internet Room and Commissary.* The use of Tryall Club's World Famous Golf Course will be at the published guest rates. The Tryall Club is located 15 minutes by car from Silent Waters.
*A nominal daily fee of USD 26 (plus 15% service fee) will be charged by the Tryall Club for each day of use for guests age 16 and over. Proper attire is required when using the Tryall Club facilities.

Silent Waters Villa Is The Crowned Jewel Of Jamaica
The moment you arrive at Silent Waters Villa (it’s a calm and undeniably scenic 20-minute-or-so drive from the Montego Bay airport), you’ll find yourself in the most magical place in the world.
Each villa is designed beautifully, with views overlooking the sparkling Caribbean sea; and others pointing towards the mountains. There is simply no bad view on property.
David, the industry-leading and warm-hearted bartender, was the first to greet us with an iced cold glass of rum punch. He is warm and friendly, and made each of us feel as though we had known him our entire lives.
Chef Marlon is a culinary master. His dishes are contemporary yet classic (think Pan-Seared Red Snapper with a savory Red Bell Pepper Sauce and Jerk Pork Tenderloin with savory herbs, spices, and vegetables). No detail was forgotten, as he and his staff lined fresh flowers and family-style platters of food beautifully down the table.
It’s easy to remember a place for the beautiful views and delicious food, but we will forever remember Silent Waters for the people. Between games of tennis, afternoon massages, and dips in the pool, the Silent Waters Staff acted swiftly in the shadows, turning down beds, closing shutters, turning on AC units, and lighting lanterns down the walkways that created a maze throughout the property. It’s the type of place where the staff and guests greet one another by name, saying good morning and good evening as they move through their day. It feels like home, only better.
Thank you Silent Waters Villa for making this the best trip of our lives. We’ll be back very soon.

Private resort-like property in the mountains of Montego Bay - Would one hundred % stay here again!
This was one of those vacations that was so top notch that you consider keeping a secret so that no one else finds out about it and you can return whenever you want...but our group of 10 had SUCH a fabulous time that I just had to share a review.
This is the nicest vacation rental I have ever stayed in. And that's saying a lot since we love nice things and love to travel. From the views, the staff, the food, the attention to detail, the sound system, the delicious drinks, the tennis court! I could go on for days. It felt like we had our own private resort. Each villa has at least one bedroom and bathroom, small kitchenette with coffee machine, turn down service and laundry service. The views were spectacular from every angle. You can choose the all-inclusive plan, which comes with a driver, and I highly recommend. The villa is close to the airport (30 min) and close to Tryall Club (30 min). We also felt incredibly safe, since the villa is on the top of a private road where you must pass through two gated drives.
Thank you, Nicola, David and all the staff for making our 40th birthday bash unforgettable. I hope we will be able to return one day.

Fabulous trip to Silent Waters
I just returned from a 5 day stay at Silent Waters. The property is perfect for a group of couples who want to vacation together. We had 5 couples, so each couple had their own villa (and we had an extra villa to spare). It was perfect to each have our own space and privacy but also to easily hang out together, eat meals together, etc. The property is so special the way it is on top of a mountain with incredible mountain and ocean views. The villa I stayed in had an incredible outdoor shower with a view of the mountains. All of the villas are wonderful. The tennis court is at the top of the property, and it is incredible. We all spent so much time up there playing tennis and pickleball (bring your paddles and ball and tape to mark the pickle court and there is a pickleball net there). There’s a little covered area overlooking the court with comfortable chairs which made the set up for hanging out with friends and playing pickleball and tennis perfect. The tennis and pickleball were a perfect balance to time spent relaxing at the pool and enjoying delicious cocktails made by David, the bartender. Speaking of David, all the people who work at Silent Waters were wonderful and made the stay extra special. One day we had massages at the villa. One day the guys in the group went golfing. It was all a good mix of relaxing and fun activities. We spent one afternoon at the beach at Tryall which was fun to swim in the ocean, relax on the beach, and kayak and enjoy the water trampoline there. But if also made us all appreciate how special it was having our very own villa for just our group. Final thing is that the food was fabulous. All of the meals were delicious.
It was a great vacation at a very special place, and I very much hope to return to Silent Waters Villa in the future!

Loved it, beautiful, great staff
Just returned from a 6 day stay at Silent Waters Villa, first impressions, beautiful.
Situated in the hills among lush greenery with an ocean view. The rooms are located around the grounds surrounding the infinity pool, dining room, bar and pavilion. The view is absolutely stunning. There is also a tennis court and helicopter pad. The staff was great and the food was absolutely delicious. If given the opportunity I will definitely go back!!

Most amazing villa
I loved the villa it was clean, well maintenced,the Chief cooked wonderful meals each time,the bartener msde excellent drinks, the driver was very knowledgeable of the area had a great attitude the staff was Awesone I really enjoyed my stay.

Family Vacation
Absolutely beautiful setting with delicious food and wonderful staff. David the bartender knew all of our names and mixed fabulous drinks. All staff members were friendly and very accommodating. The property manager surprised us with a live music trio on our last night! We were pampered being waited on and having our laundry done, what a treat.

Fantastic vacation at Silent Waters Villa!
Sixteen of us, ages 1 - 61 and everything in between, spent a week at Silent Waters Villa. We all had an amazing time. The staff made the trip, from David the Bartender (amazing cocktails and service) to Liz, one of the Housekeepers, John, the Security Guard, etc. They were attentive, customer service oriented, and pleasant, friendly people. The food was terrific and satisfied a wide range of taste. The property is out of this world and well-maintained. Highly recommend!

Silent water lovely all inclusive private little Resort right off the beach in unity Hall Montego Bay near the Great River the staff are wonderful and professional it was a joyous time for me and my wife it rained and we had a little rough weather but it was still relaxing and comforting and my wife is already talking about going back next year

Thank you for your review. We are happy to hear that you and your wife had a wonderful time at the villa. Just to clarify, Silent Waters Villa is not an all-inclusive resort (food and beverages are at an additional cost) and the property is located on top of one of the highest hilltops overlooking the Caribbean Sea and Montego Bay. It is not situated on the beach, however, our guests may use the Tryall Club Beach (for a nominal fee) which is about 15 minutes by car from the villa.

Perfect Retreat Venue!
I rented this villa to host a retreat. The layout of the property is ideal as it creates private areas for alone time and areas to come together as a group. The service was 5 star all the way. The staff were amazing and the food delicious!

Silent Waters Villa is 6 miles west of Montego Bay on the North Coast Road (about 20 minutes drive from Sangster Airport). Located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea.
Getting around
Hiring a car and driver is highly recommended. The current estimated costs for a full-time private driver for one week (includes airport transfers and 1 complimentary tank of petrol) are: 12-seater* van - $975 ($140/day, min 4 consecutive days, 1/2 tank petrol); 16-seater* van - $1,300 ($185/day, min 4 consecutive days, 1/2 tank petrol); 25-seater* van - $1,650 ($240/day, min 4 consecutive days, 1/2 tank petrol). Round trip airport transfers (Sangster International Airport in Montego Bay) only, cost is $80 for 1-4 guests & $20 each additional guest. For excursions to Negril, Ocho Rios, Black River and YS Falls a 25-seater* bus is available for $400/day. Rates do not include gratuity. *Including driver

A reservation deposit of 25% of rental rate is required within 3 business days upon confirmation of a booking, with the balance due 60 days prior to arrival date. If arrival date is less than 60 days from initial booking date, payment in full is required at time of booking confirmation. Christmas/New Year Holiday Season requires a reservation deposit of 50% of the rental rate with balance due 90 days prior to arrival date. If arrival date is less than 90 days from initial booking date, payment in full is required at time of booking confirmation.
Minimum 2 night rental required in low season; 3 nights required in high season; 5 nights required for Thanksgiving holiday and 7 nights required for Easter, Christmas and New Year's holidays.
