Nearest restaurants are 2 kms away (4 minutes drive): Ristorante Rosa dei Venti is one of the best restaurants of the area. Restaurant la Cruccola, same distance in the village of Acqualoreto, is a family restaurant very appreciated by our guests. Nearest bar 4 minutes drive, supermarket 10/15 minutes. In Todi there is a connection to free motorway E45 leading to the South (Rome) and North (Perugia, Tuscany).
DESCRIPTION OF THE PROPERTY
The house consists of 2 parts: the main villa (sleeps up 11+1) and the annexed dependance (sleeps up 2+2).
The entire property can comfortably accommodate up to 13 people inside and outside, extra beds can be provided if necessary.
The dependance is on ground floor and is ideal for people with restricted mobility or for guests looking for more privacy, having an independent entrance. It can be reserved at an extra cost.
It is possible to rent just the main villa; in that case guests staying in the villa would have exclusive use of the park and pool, none would stay in the dependance.
Ground floor:
The large living room on ground floor is the heart of the villa, with stone arches, a big fireplace and purple red sofas; the room has a double access, from both sides of the villa. From the living room, without any interruption, a reading area leads to one of the most enchanting rooms of the property, the dining room with a stone barrel vaulted ceiling. Naturally cold even in the hottest weeks, this area, at the basement of the medieval watchover tower, was the former military horse stable. In the same side of the villa there is the fully fitted kitchen, recently renovated, with large refrigerator and freezer and all modern appliances.
A toilet completes the ground floor.
First Floor:
A stair leads to the first floor, composed of an elegant and spacious study room in the medieval tower. Featured by a wall with a large painting of medieval scenes, the room has a desk, sofa, satellite TV, private bathroom with shower and direct access to the external loggia in the back of the villa, with laundry area.
In the same floor can be found a sleeping area with 4 bedrooms: a twin bedroom (beds aren't joinable) with en suite bathroom (Jacuzzi shower), a single bedroom with en suite bathroom (shower), a spacious double bedroom - the master bedroom - with 2 windows offering lovely views, private bathroom (Jacuzzi shower) and a bedroom with 2 single beds (joinable) and an extra bed, the kid room has a private bathroom with shower. Bedrooms have ceiling fans.
Second Floor (tower)
a wooden stair of 15 steps leads to the second floor of the tower, where there is a beautiful bedroom with en suite bathroom (Jacuzzi bathtub), the view from the bedroom and bathroom windows is amazing. There are 2 single beds very close, like a double bed. This bedroom is good for a couple but preferably used as a twin. Ceiling fan.
Third Floor (tower)
the wooden stair - 13 steps - reaches the upper and most beautiful bedroom of the villa, the gorgeous double bedroom with painted wall, representing religious elements, en suite bathroom (Jacuzzi bathtub), Ceiling fan
Dependance
Independent apartment on groud floor with private access, consisting of an open room with double bed and sofa bed, dining table; bathroom with shower.
GARDEN AND POOL, TENNIS COURT
The garden is encircled by a great variety of mature trees, flowers, fruit trees, olives, bushes and lawn. The private land includes olive grove and vineyard, producing excellent wine and extra virgin olive oil, that can be purchased during the stay.
Large al fresco dining area under the portico in front of the pool, with table that, extended, can seat up to 15 people, deckchairs and barbecue.
The generously sized pool is just in front of the property. Roman staircase, , 15x7 meters, 1.4 to 1.9 meters deep. A few steps from the pool there is the private tennis court (no lights in the evening), some tennis rackets can be provided locally.

The villa is not ideal for people with wheelchair, bedrooms of the villa are on first, second and third floor. The bedroom of the dependance, on ground floor, can be used by people with restricted mobility, please enquiry.
Abbiamo prenotato Villa del Falco le prime 2 settimane di Agosto.
Il nostro gruppo si componeva di 11 persone (3 coppie + 5 bambini dai 4 ai 12 anni).
Le foto rispecchiano perfettamente quella che è una splendida dimora, arredata con gusto (rispettando la storicità della costruzione) e completa di quelle amenities che rendono felici i bambini ma anche gli adulti. Mi riferisco alla piscina ed al campo polivalente in erba sintetica da calcetto e tennis.
Al nostro arrivo abbiamo trovato un cesto di benvenuto con prodotti tipici locali che abbiamo molto apprezzato visto che ancora non avevamo avuto modo di fare la spesa.
La vista dal patio e dal giardino della piscina è veramente notevole. Si apre su una grande vallata ed ha come sfondo la bellissima città di Todi.
Credo sia la ragione per cui, soprattutto dopo pranzo si alza un bel venticello che nelle giornate calde risulta molto piacevole. A onor del vero a volte è un po più di un semplice venticello ma non è responsabilità di nessuno direi.
Ottima pulizia al nostro arrivo. Armadi profumati, 2 set di posate di cui uno direi nuovo, cosi come diversi set di bicchieri , da quelli in plastica (ottimi per i bambini) ai calici da vino rosso e bianco. Stoviglie e pentolame nuovo e di tutte le dimensioni. Asciugamani in dotazione sia da bagno che da piscina.
Tutte le camere da letto si trovano al primo piano fatta eccezione per 2 camere situate al secondo e terzo piano della bellissima torre. Accesso un po più difficoltoso a queste due se non altro per la scala, per ovvie ragioni, più stretta. Per chi non avesse voglia di fare su e giù, può sempre organizzarsi come ho fatto io, con uno zainetto con necessaire e cambio costume da lasciare al piano terra dove c'è un comodissimo bagno di servizio, probabilmente quello che viene più usato.
La piscina è per metà con profondità 1,40 mt e per metà 1,90 mt. L'acqua direi che si puo definire fresca ma pretendere una piscina di questa grandezza ,con acqua riscaldata mi pare un po eccessivo.
Nel complesso la struttura è molto curata anche grazie ai 2 property manager Adriano e Guido sempre molto disponibili e pronti a darci mille indicazioni interessanti sulla zona.
Il patio con vista piscina è coperto e ti permette di rilassarti sempre con un occhio alla piscina se si soggiorna con figli. Rispetto alla spiaggia, è un esperienza nettamente meno stressante se si hanno figli sotto i 10 anni.
La mattina il sole sorge alle spalle della Villa quindi si ha il patio in ombra almeno fino alle 18.00 quando il sole lo invade. Abbiamo messo un ombrellone aggiuntivo per evitare aperitivi troppo assolati. Comunque dalle 19.30 il sole scompare dietro un grande albero.
Se proprio dovessi muovere un appunto direi che per 11/12 pax che la Villa può ospitare (esclusa la dependance) un solo frigorifero rende un po complicato lo stoccaggio dei cibi freschi. In realtà ne basterebbe anche uno ma di dimensioni maggiori. Detto ciò questo aspetto non ha condizionato il nostro soggiorno, ci siamo semplicemente organizzati meglio.
Infine vorremmo ringraziare Luana di Italy to rent sempre molto gentile e disponibile prima e dopo il soggiorno.

Qualcosa più di una semplice recensione, una vera e propria descrizione completa e dettagliata della villa. Sarà utilissima per chi è alla ricerca di una villa con piscina, grazie mille! Siamo felici che abbiate trascorso una vacanza rilassante e piacevole e facciamo tesoro dei consigli, questo è il primo anno in cui la villa viene affittata, i consigli degli ospiti sono preziosi.
Avete avvistato i falchi? se ne vedono ogni tanto, che disegnano cerchi nel cielo sopra la villa. Da qui il nome.
