New Lodge was originally the gate house for Leeming House, dating back to the early 1900s and situated in a stunning location with outstanding views over Lake Ullswater. This luxurious lakeside lodge benefits from a stunning architecturally designed extension incorporating large areas of glass allowing you to enjoy the panoramic views of the lake, Barton Fell and Haling Fell from numerous levels within the house. To take full advantage of lakeside living, the house has its own private shore line and a small jetty at the end of the lawn, this is a wonderfully unique property.

We were the first family to stay in the house since the lifting of lockdown last week and since it has been modified so there were teething issues with rural retreats before we arrived. These were handled well by Mark who looked after us during our visit.
Overall this is a nice residence with an incredible view. We were greeted by a generous welcome basket and the place had lots of small touches which made the stay more enjoyable such as the wood burner, BBQ, seating outside next to the lake. The house had all of the amenities you would expect for a residence of this calibre and more. There were was plenty to do with for the kids such as table tennis table, magnetic darts, board games etc.. There were even good quality face masks provided which was a pleasant surprise. Having two wifi ports were a bonus too as you never lost signal.
There were however some small drawbacks. There was and still remains a fly problem next to the windows which was an issue and something we would not expect given the money spent on the place. Also there was a leak in the kitchen from the upstairs bathtub although this was handled by the team very well. Furthermore my wife and mother were locked in the downstairs bathroom due to a faulty door handle. Also the new sofa arrangements did make sitting as a family more difficult.
Despite these issues, given that we were the first family in the residence we felt it didn't detract from our experience and still throughly enjoyed our stay.

Excellent Stay
We had booked new lodge at the beginning of the year. We didn’t appreciate the location and quietness until we all arrived. New Lodge is a wow factor as soon as you arrive. The house and scenery are spectacular. Great pub close Horse and Farrier at Dacre, superb staff and food.
You won’t be disappointed if you book New Lodge.

Fantastic In Every Way
We stayed 3 nights in this wonderful house to celebrate a family occasion. Everything in the property was first class, clean and functional. We could not havecadked for more.
The view of the lake and fells is unreal and access to the lake and jetty is an added bonus.

Breathtaking location ,stunning property
We went here to celebrate a special occasion and were not disappointed.the property looks over Ullswater and has its own little jetty .the house is beautifully designed with high quality furnishings ,a superb kitchen and was spotlessly clean. The welcome pack was a very generous and full of good quality produce.thanks to Anna who sorted out the salt and rinse aid in the dishwasher.
The table tennis in the garage was a huge hit with us also.
Absolutely no complaints

Fabulous holiday in a lovely scenic location
We were 9 of us who booked this holiday to share the moments with my parents who were visiting us from India. The accommodation was absolutely wonderful and very comfortable. The views of the lake and hills were stunning such that one could just sit and admire the beauty of nature all day from the comfort of home. A lovely holiday in all respects.
