The house sits near the top of a hill in secluded private grounds of approximately one acre. Surrounding the pool there is a wide terrace for sunbathing, with a stone pergola at one end giving shade above a table and chairs for poolside lunches.
The house is surrounded by wide lawns, interspersed with vines and olive trees, with a larger group of trees to the south of the house providing shade on hot summer days and where we have put a hammock between two of the trees.
At the very top of the garden ,above the swimming pool, is an area with a swing seat which is perfect for a drink whilst watching the sun set across the valley and enjoying the spectacular views across the surrounding countryside.
There is a barn, close to the house, which has a wide covered area with comfortable chairs for reading one of the many books in the house or playing board games. The barn itself contains a games room with table tennis, table football and assorted games.

Interaction with guests:Â The house is completely private, but is looked after for us by an English couple who live in a nearby valley. They visit twice a week to maintain the pool and check on the laundry, and on these visits will be able to answer any questions about the area or suggest things to do. They will also be available to deal with any emergencies, and will leave the keys out for your arrival.
In the house there are also details about the local area and a selection of guide books.
We stayed at La Palazzina for a week in June with our 2 grown up children and their partners . We chose this location to enjoy an extended stay in Umbria whilst attending wedding festivities at nearby Chiesa del Carmine. We could not have chosen better.
La Palazzina is at the top of a winding hill 15 minutes drive from Umbertide. We found it a pleasant, scenic drive, once we had managed to complete our first approach- do not deviate from owner’s precise directions!
The villa itself is spacious, rustic and tastefully restored. It has the feel of a family home rather than rental accommodation.
We took advantage of the facilities on offer, specifically the beautiful recently renovated swimming pool area, the bbq facility, and the table tennis table.
We enjoyed visiting Umbertide, and the beautiful hillside village of Montone nearby. Perugia old town was amazing , and hosted a medieval parade during our visit.
The owner, Victoria, was extremely helpful prior to our stay, answering our numerous questions promptly, and was especially patient as we had to rebook twice due to Covid .
Can highly recommend!

Wonderful house with amazing pool and spectacular sunsets
We spent the most beautiful holiday we could imagine in this house, and found everything to be perfect. The pool is really big and very nice with a deeper area to plunge and swim. The house remains fresh during the day and the fact that it is located on a hill provides for fresh evenings and nights which is very welcome after visiting the many places to see in Umbria. Tuscany is not far either with one hour and 15 minutes drive for Sienna. The house is located on private grounds at 10-15 minutes drive from Umbertide, but the landscapes, the little breeze on the hill and the absolute quietness surrounding the house are really worth the drive. The kitchen is very well equipped and we enjoyed eating on three terraces of the house, and particularly on the one next to the pool which is always in the shadow thanks to the beautiful wisteria which climbs on the pergola. We also enjoyed very much the fact that the house is decorated with a lot of love and taste, with high quality furniture. You feel really at home and not in an anonymous vacation rental. The communication with the land lady and the local assistance was always easy as they both speak English. We will certainly recommend the house to our friends. A beautiful house with stunning views. The house has a very cosy feel, and plenty of space for relaxing and dining both inside and outside. You are located up in the mountains, so have near silence throughout the whole of your stay, but are also only a 10 minute drive down the mountain to Umbertide (the local town). Highly recommended for families or for anyone who wants the perfect place to relax and unwind.

A wonderful traditional Italian hillside villa in a superb location
La Palazzina is in a fabulous location near the top of a hill just outside Umbertide - the views are stunning. There is a windy drive up the hill and the last bit to the house is not tarmaced but our 2 wheel drive car coped absolutely fine and it is well worth it when you get there. The house is very traditional with exposed beams and stone floors and there is a beautiful garden with a good-sized swimming pool located just above the house. There is a swing seat above the pool which is perfect for watching the magical sunsets while sipping Prosecco! The house is excellently equipped and we wanted for nothing. Umbertide is an interesting town with a great market on a Wedneday (look out for the local speciality - Porchetta (roast pork stuffed with herbs) paninis from vans selling nothing else!). There are many other places of interest nearby such as Gubbio, Todi and Perugia and there are some excellent wineries at Montefalco where you can enjoy a tasting of the local speciality, Sagrantino.

Entspannung pur, mit atemberaubender Aussicht!
Nach langem Suchen nach einer geeigneten Unterkunft für diesen Sommer, sind wir auf das wunderschöne Farmhaus „La Palazzina“ in Umbrien gestoßen.
La Palazzina ist in Hügel eingebettet und bietet neben einer wunderschönen Aussicht, geräumige Zimmer und ist komplett ausgestattet für alle Bedürfnisse. Die zwei Esstische außerhalb ermöglichen ein gemütliches Frühstück mit Blick auf den Sonnenaufgang, sowie ein Abendessen mit Blick auf den Sonnenuntergang. Einkaufsmöglichkeiten gibt es in der naheliegenden Stadt Umbertide, welche in circa 15 Minuten mit dem Auto zu erreichen ist. Besonders hilfreich waren die Eigentümer, welche uns mit Tipps zur Umgebung jederzeit zu Tagesreisen verholfen haben. Städte wie Perugia oder Assisi sind in circa 30-40 Minuten zu erreichen. Auch ein Tagestrip nach Rom ist ohne Probleme möglich.
Insgesamt ist La Palazzina ein prima Ort um zu entspannen, die Natur zu genießen und einfach die Seele baumeln zu lassen. Gleichzeitig ist es jedoch immer möglich tolle Städte zu besichtigen oder an tollen Weinproben der nahegelegenen Weingüter teilzunehmen.
Wir haben hier fast den kompletten August verbracht und wären am liebsten noch länger geblieben.
Wir werden definitiv wieder kommen!

Absolutely stunning place. If you want to relax and get away from it all look no further.
Stunning views from the house. The house itself has that warm cosy farmhouse feel. Plenty of rooms downstairs to relax in and lots of airy bedrooms upstairs. The kitchen is a delight. It's higgledy piggledy charm is the perfect anecdote to today's soulless modern kitchens.
Outside there is an beautiful arbour of grapevines where we sat on several evenings for dinner Al fresco. The pool area is immaculate, accessed by a pretty lavender bordered path near to the house. Plenty of sun loungers and chairs.
The charming Town of Umbertide is a short drive away, plenty of local produce,and great fun on market days. There are also top notch art galleries, clothes shops........and my favourite pastime, sitting in the delightful town square with a great cup of coffee, watching the world go by. Will be booking again!

La Palazzina - top of the hill
So if you like new and purpose built accomodation with a throbbing night life and twenty four hour facilities La Palazzina is not for you.
But what it does offer is a charming, quite and well provisioned villa on the top of a hill looking over some of the best scenery in Italy.
The villa itself has been sympatheticaly restored and has all the rustic character you would ever want. It is spacious, with stone floors shuttered windows to keep out the heat and has many different places to sit and watch the world go by. The grounds are ample with a games room and private pool and again plenty of spaces to relax.
If there is a minus it is the final approach up a steep gravel path, possibly two hundred meters long with an S bend in the middle. You quickly get used to it though and we managed in BMW 1 series. Overall this place is a gem and would recomend it if you want to relax and recharge your batteries in comfortable and beautiful surroundings.

Tranquility and splendid views
Stayed with a group of friends - 4 couples.
If you are looking for a peaceful and relaxing stay atop a mountain with terrific views and wonderful pool then this might be just the place for you.
Plenty to do and places to eat in the countryside around and a visit to Lake Trasimeno is well worth it.
A car is essential but we were fine with two between us.
There's ample room for the eight people that the owners suggest as maximum occupancy - indeed you could easily squeeze more in though you wouldn't all be able to sit round the dining table. Speaking of which there are three areas to eat and an elevated terrace to watch the sun go down.

Excellent stay with Umbrian mountain views!
This beautiful property with its number of single beds (=flexible bedroom arrangements), well equipped kitchen and spacious accommodation & grounds, ticked all the boxes for a group of 5 adults and 3 kids aged 12-14. The beautifully located,large pool provided endless fun and relaxation as did the great games facilities and La Palazzina is a great base for outings to other places in Umbria & Tuscany. The views are glorious and food shopping is nearby, but driving back on the hilly roads after dark may prove too much of a challenge for some drivers (and vehicles!). However, the villa provides excellent value and sense of both sanctuary and fun for everyone. Highly recommended.

Umbertide is a thriving centre with two weekly markets with local farmers selling seasonal fruit and vegetables as well as truffles, fish, cheeses and salamis. There are many small cafes for coffees and people watching.
Concerts are frequently held in the evenings in the main piazza or the cloisters of a local church,and each autumn there is a festival celebrating Umbertides history.
In the valley below the house there is an excellent vineyard which from which you can buy wine , and with an excellent restaurant next door which also organises wine and olive oil tastings.
Within a 20 minute drive there is horse riding and the 18 hole Antognolla golf course, or slightly further,is Lake Trasimeno where ferries visit the two islands.

The closest airport is Perugia, using Ryan Air. It is a 30 minute drive away from the house.
Ancona and Florence are both 1 hour away and served by several airlines.Rome and Bologna are also usable, with a very easy two hour drive.
Umbertide is linked to Perugia by a small private railway line, with trains approximately 1 every hour. If you arrive this way , there is an English speaking taxi service which can drive you up to the house.
