This is an ideal holiday retreat in the Norfolk Broads and an excellent location for sailing, fishing and bird watching. Sandy beaches can be found just twelve miles away and the City of Norwich with its beautiful cathedral, castle, museum, theatre and superb shopping is just eight miles. The village of Wroxham is home to Wroxham Barns, the Bure Valley Railway and Roys - the largest village store in the country. Here you will find riverside pubs, restaurants and shops that are just a short stroll from Waterside Retreat. Facilities •Living Room with comfortable seating, television with Smart Colour 55 inch TV with FreeView, DVD player, Radio/CD Player/iPod docking •Dinning area off lounge will comfortably seat 11 people •Leading from the lounge is the conservatory, with seating overlooking the water. A great place for a cup of tea or to relax with a book. Which in turn leads out onto the patio area, decked garden with picnic bench and the water's edge •Kitchen with seperate eating area with comfortably sit 8 people. American fridge/freezer, electric hob/cooker, dishwasher, microwave and toaster •Broadband Internet with WiFi •EV Charging at extra cost •Electricity and full gas Central heating included (reasonable use) •Washing machine and tumble-dryer •Den with seating for 2-3 with TV - ideal for children to have their own space •Cot, high chair, stair gate •Guests have the use of rowing dinghy •TV's to 5 rooms all with Freeview to satisfy all tastes •BBQ Accommodation Downstairs •Bedroom four with 2 single beds •Bedroom five with 2 single beds •Bathroom with bath, separate shower, washbasin and WC Upstairs •Master bedroom with Queen size bed, ensuite bathroom with shower. TV •Bedroom two with double bed and TV •Bedroom three with 3 single beds and TV •Luxury bathroom with corner bath, separate shower, washbasin and WC Outside: Approached by a brick driveway, Waterside Retreat has an enclosed garden with a selection of flower and shrub borders. The rear garden has a large quay headed mooring basin and there is a decked terrace, with a picnic table and further table and chairs, which is a sunny spot and perfect for a glass of wine. There is access to a dyke which then leads to the main river. Off street parking for 4 cars. Additional Information •Bed linen and duvets are provided •Please bring your own towels (towels are not provided)) •Electricity and gas central heating included (reasonable use) •Pet fee £25 per pet payable to owner (Maximum 2) •No smoking in the property •Care should be taken with small children due to the close proximity to the waters edge •Short breaks may be available - please use the contact form to contract the owner •Weekly bookings start Fridays and Mondays Please note: The owner’s boat is moored at the property and is not available for guess’s use. There is still plenty of room to moor a hire boat and for fishing.

Best in Wroxham
Lovely place. Super clean and well kitted out. Well maintained. Will be back in November. Only down side need an out side light at patio door. 10 out of 10 on all fronts. Robert

A wonderful place to relax.
Waterside retreat is a lovely house in a very nice location on Brimbelow Road Hoveton (Wroxham). The private moorings at the back have room for twelve foot beam river cruisers and room to spare. An that is one of the things you notice most about Waterside Retreat... Space. There is plenty of space for a large group. The house is comfortable and warm and feels like home as soon as you have unpacked. I love it. Just short walk into Wroxham village centre with the famous Roys Of Wroxham department store, supermarket and their may other stores Plus plenty of other things to see. My personal favourite is the cafe "Number 14" where they serve amazing breakfasts and the best coffee in a small but welcoming space. Lovely. It's just a 10 minute drive along to Coltishall which is a beautiful place for a picnic by the river or a visit to The Rising Sun or Kings head among other fine pubs. I love the Norfolk Broads and I love Wroxham. Can't wait to return again. Garry

A great rental
Wonderful location lovely house owner more than helpful can not fault it very good for fishing and boating

Great place ,great location and thoroughly enjoyed by all
9 of us stayed here all we were all delighted with the facilities and it’s location. Bags of space Paul ,the owner, sorted any minor problems immediately and we could find no fault with anything..........bedrooms excellent ,big comfortable lounge and great kitchen. A particular highlight was hiring a boat which we moored at the cottage. First class and we will return plus recommend to our friends.

perfect accomadation
Waterside retreat is a lovely property with ample space for our group of 9 adults, the gardeners in our group felt the dock area could have done with the weeds being removed and although there seemed to be a watering system it did not seem to be working and the plants in containers were dead or dying,ideal position for a short walk into wroxham

Great family space
The Waterside Retreat was a great place for our family to get together, we was celebrating 4, 60th birthdays. The large kitchen was great for us all to make breakfast & the open plan lounge was lovely opening out on to the conservatory & then the decking. We had a fabulous weekend with us all sitting around on the sofas & eating at the dining table there was plenty of room for 10 of us. All the bedrooms are of good size, we had the superkings bed well worth getting there before everyone else did to bag this, with the lovely balcony. The house is within a 5 to 10 minute walk of Wroxham, were there is everything you need fish & chip shops, Roys of Wroxham (the biggest cornershop in the world) where you can top up on supplies. A great location & house.

Great Spacious large holiday home
We have just returned from this holiday home in Hoveton, Wrexham, having spent five wonderful days exploring the Broads from the mooring at this holiday cottage. The cottage is spacious and had everything we wanted. Large communal rooms , one small snug and five bedrooms gave space for everyone to be able to escape the family bustle if they wished. Decorated to a high modern standard, very clean with a nice patio area over looking the water. Shops and pubs an easy short walk away. We highly recommend this holiday let and our thanks to the owner whose communication was excellent.

Weekend away for a group of friends
We came to the Waterside Retreat for a weekend away in February to celebrate our friend's Hen Do and were very impressed with this property. Firstly, the location was just perfect for us; it is situated in a nice quiet street just around the corner from all the shops and cafes etc in Wroxham yet was only an approx. 15 min car journey into Norwich City Centre which was very convenient for when we needed to pay for taxis for a night out. The house itself was wonderful…it was well-presented, clean and tidy with a very open and spacious kitchen, lounge and dining spaces. The layout of the lounge/dining space at the back is brilliant for a big group and the views are really lovely as it backs out onto the water. There were also 3 bathrooms and an additional downstairs toilet which was very handy for a group of 10 ladies getting ready for a night out! I felt that we got very good value for money with this property and any questions we had were answered very quickly and thoroughly. Tip: We were aware that towels were not provided so each brought one but just be aware that no small hand ones are even provided for the downstairs toilet etc so we would recommend taking a few of those, hand soap and tea towels. We were kindly provided with two dishwasher tablets which was fine for us for a weekend but you may need to bring more if you think you'll be using it more than twice. We would highly recommend this property and a few of us are even interested in coming back at a warmer time of year to make the most of the location on the broads.

Spacious waterside accomodation
A home from home for our family group of parents and hard-to-impress older teens. A great house with lovely outdoor area with barbecue and rowing boat which was the focal point for our activities. However, the house would be perfect any time of year, due to the spacious living areas providing great space for relaxing or family games. Also - fantastic chippy round the corner and super fast broadband!

Family holiday
We booked riverside retreat in Wroxham to celebrate our Golden wedding anniversary the setting was wonderful , we found the house so spacious clean and plenty room for eleven people , we were close to food shops and not far to go to find a beach, would throughly recommend a stay there.

About the neighborhood
The left bank of the river is actually Hoveton St John, Hoveton being on the right, but they have both come to be known as Wroxham. There is a good range of shops, but the most famous is Roys of Wroxham, probably the largest village store in the country.<BR><BR>Riverside features:<BR><BR>Downstream of the bridge the river opens up, with the Hotel Wroxham and many boatyards on the left and an attractive development of holiday homes and apartments on the right.<BR><BR>A little further on thatched cottages and lodges line the banks, long gardens sweep down to the waters edge, large houses can just be glimpsed through the trees. Soon the trees close in and Wroxham is left behind as the River Bure meanders along to to the next village of Horning.
