Stayed at Peggyslea Farm on our recent visit to Edinburgh. The warmth of the welcome, the friendliness of the owner (Annette) and the quality of the accommodation was outstanding. Our room was very well proportioned, the facilities were top class. Breakfast was particularly good with a wide choice of food. Nothing was too much trouble. The cost of our two night stay was extremely reasonable. I would thoroughly recommend this hotel to anyone. Annette also has two boxer dogs, Holly and Paddy. Paddy is a pup and both dogs are delightful - I could have taken either of the home with me!! Go and have a look for yourself - you will not be disappointed!

The room was very large and modern, with a big TV. Good shower. Fantastic views out of the window. Good breakfast. Very quiet. They even let us walk down and feed some bread to the chickens. 10-15 mins drive frm Edinburgh park and ride (Straiton).

"Where shall we go for a short break" was the question my husband and I asked ourselves being faced with a long school summer holiday and a busy business to run at the same time. "What about Edinburgh?" was the overall answer. As we are Loch Lomond based we know all about living in a busy tourist spot, however with us all having interests in Ghosts (my son 11 years old who wanted to visit the Edinburgh Dungeons), Rosslyn Chapel (my husband) and shopping (me) we figured Edinburgh wasn't that far away.

We looked through a few websites and found Peggyslea Farm House, a spacious purpose built B&B, just outside Edinburgh. On line we were able to enquire about a family room which was able to accommodate all three of us. The photos didn't do the room justice. Annette and her family (and 4 legged friends) were so welcoming. The breakfasts were beyond anything I could ever imagine, and the views were superb - fields of grass and rolling hills. It is simply beautiful.

We were told to drive into Penicuik to catch the bus direct into the City which allowed us to spend a whole day there without having to worry about parking. The buses ran every 20 - 30 minutes and dropped us off at Grassmarket. We spent the day having watched some street performers, ate our body weight in food and were scared out of our socks in the dungeons and Mary King Close. Today we visited Rosslyn Chapel which was amazing. This was only 10 minutes down the road from where we were staying which was.

I must admit I was a tad sad to leave such a beautiful place today. Annette and her family keep the place pristine, warm and homely and I would recommend Peggyslea Farm House to anyone who wants to get away from it all and enjoy some of the East Coasts hospitality.

Super accommodation. Purpose built so facilities are all that you'd want. Close enough to Edinburgh for easy access but in a quiet location, although close to the main road south to make it convenient for our journey back to England.
Dogs welcome which was a necessity for us.
Fantastic finish to our trip to Inverness, splitting our journey into manageable portions.
Very friendly family who cooked a large breakfast to keep us going all day!
We would highly recommend this B&B, you won't be disappointed.

We were traveling as family with 2 adults plus two boys, 10 and 5 years. This B&B was a very positive surprise, because we were not expecting so much comfort, luxury and friendlyness.

The farm has horses and chickens. Large gras field for kids to play and a trampoline. Very cute little dog named "Paddy" and an older, shy dog.

For dinner, we purchased sandwiches at Tesco, 4 miles from here, we took Dinner in the breakfast room and the host Annette allowed us to use the plates and forks of the B&B.

For sightseeing in Edinburgh we drove 10 miles to a Park & Ride and then took the bus to Edinburgh, which costs only GBP 3,50- for an adult and GBP 2,- for a child round trip ticket.

I had never been to a purpose built B & B, though have had 40 years of visiting B & B's in the UK. The result is that the entire space set aside for guests is separate from the home of the proprietor. This arrangement provides privacy and a hotel atmosphere for the 6 guest rooms, and should contribute to total comfort to those who might be hesitant to try a B & B (fearing too much interaction with other guests or owners). All rooms can accommodate more than 2 guests as each has at least 2 beds--mine had one double and 2 twins. The furniture is beautiful and unlike other B & B's in which each room is decorated completely differently, there is consistency between the rooms--all of equal quality in furnishings, but having slightly different configurations of furniture, # of beds, etc. All rooms have private bath, with heated floor (nice on a cold morning), as you would find in a quality hotel. Traditional B & B lovers will find opportunity to interact with the owner and her daughter during check in, or the next morning, during a breakfast cooked to your specifications, having been ordered the night before. There is something for everyone--fresh fruit, cereals, yogurt, breads, juices, coffee, tea and every kind of cooked food one might want--haggis, bacon, ham, blood pudding, any kind of egg, tomato, mushrooms, oatmeal (porridge in these parts) and more! Prices are reasonable--there is nothing to disappoint!!

Room Tip: Our party had 3 rooms--we were happy with each of them., even the one near the parking lot.

Peggyslea is great, very good location too. The host, Annette was very friendly and helpful, everything went well. Stayed 5 nights, had a great vacation. Rooms were clean.
