I loved the atmoshpere of the place and the fantastic breakfast. It is a very comfortable guesthouse with great hosts. The host encourages all the guests to mingle and strike up conversation around the breakast table. An exellent idea which was very refeshing. I met some really nice people around that table.

The difference between a corporate hotel and a bed and breakfast is that the B&B has a personality: the owners' personality. We greatly enjoyed the quirks and charms of our stay at Eskbank, a little hamlet just outside of Edinburgh. The house surpassed the hopes of American travelers who are fans of Downton Abbey. With the spacious dining room and lovely grounds, the Countess Dowager might have stopped in at any moment. We loved playing with the rambunctious puppy Willow and her lovely elder Hoolie. That's another feature you won't find at a corporate hotel: dogs!

Host Ewan is gregarious and creates a lively esprit de corps among the guests at breakfast. Hostess Irene is more reserved, but sweet and helpful. Both went out of their way to meet our needs. Ewan gave us extremely detailed cycling directions from the train station, taking us on a gorgeous path right near the house that was among the most beautiful we saw in the British Isles. He drove my partner to the cleaners, negotiated a good price for us, and then picked up the laundry himself when it was ready! Irene spent so much time explaining the bus rates and routes, which run day and night, that afterward I felt like I could drive the bus.

The center of Edinburgh is a picturesque, 20-minute bus ride from the house. We went into town twice, taking a different route for a different view each time. The third day we stayed at the house all day, sleeping in our comfortable room with a garden view and venturing out only to eat lunch at a nearby pub and dinner at a lovely,local Indian restaurant.

The breakfasts at the house were fantastic. My food-loving companion says that the fish was spectacular, and the kippers were the best fish he's ever had. I don't love fish, but enjoyed the other options like French toast and scrambled eggs. When I wanted more food, I got it.

Staying here is like staying with family, if your family had a historic mansion in Scotland.

Gosh. Your observations are almost embarrassing. ( Shhh - tempted to frame your review because we cant be that good!) Nobody says such nice things nowadays.
They are uplifting and motivation theorists will tell you that when people are trying and doing their best - a bit of encouragement makes for focus on trying to please even more. Yes we are a bit different and we wont please everybody - but if we can help provide a comfortable quiet base for those who visit Edinburgh and help them get the best out of their trip - then it really pleases us. It also means that maybe you will get the taste for the real Scotland and want to come again. Irene is a great cook so its good to have a thumbs up on that. Thank you. .......... remember I am 25% Australian - and in Oz culture knocking on someones door and asking for a bed is part of the culture! ( Joke)

Very friendly hosts & full of helpful suggestions for sightsees & getting around Edinburgh.
Breakfast is great & at a relaxing pace. The bedroom is very spacious & comfortable for four of us. Highly recommended for family of four in a single bedroom.

Room Tip: Although there are regular public buses to the centre, driving is better & the parking is fairly...

My husband and I stayed for 3 nights in late June. We felt very well looked after and particularly enjoyed talking to other guests at breakfast. I personally feel it is totally unnecessary (and rude) to use a mobile phone at the meal table and wholeheartedly agree with Euan's policy on this point.

The room was quiet, pleasant and comfortable (comfy memory foam mattress!) with a nice view of the garden. Breakfast was delicious - but I am a fish person. However if you don't like fish there is an egg and bacon alternative. Also Euan and his wife were only too happy to provide toast, scrambled egg etc if you were really unhappy with the menu.

There was a regular bus service into the centre of Edinburgh - £2.80 return.

One small point - a couple of tubs of flowers at the front of the property could make it look very pretty - it's a bit grey! Back garden is gorgeous.

I arrived late at the B&B to await my husband arriving even later so that we could put his motorbike in for its first service next morning in Dalkeith.

I was made very welcome, Ewan could not have been more helpful, taking my bag and showing me to a wonderful family room with doors opening onto the fabulous back garden.

I had brought a supper in a bag for when my husband arrived and Ewan offered us the use of the dining room table and crockery!

We had a most comfortable night, I don't normally sleep well first night away from home.

Contrary to the previous review breakfast for us was organised early. We did meet up with the other guests briefly which was delightful. The breakfast was just perfect in amount and variety.

Thank you to both Ewan and Irene for a lovely stay.

The old saying 'first impressions count' may explain my view of Eskbank Guesthouse.
Upon arrival one of the first things we were told was that mobile phoned are banned at breakfast and were to be placed on the mantelpiece. Surely a polite sign in the breakfast room requesting that people are considerate with their mobile phone usage would have sufficed? Followed by a smack of the knuckles with a board rubber if you do not obey?
Breakfast was served between 8:15 and 8:45 therefore all guests arrive during this half hour slot. Although I appreciate one lady and a little kitchen can't perform miracles unfortunately there was a long wait for the cooked food. Maybe extending the breakfast slot would be beneficial?
The cooked breakfast was sparse. Although there were lots of options (Fruit, cereal, porridge, etc - like most other b&b's I'd hasten to add) the cooked breakfast was very small. Those who like a large cooked breakfast to set them up for the day would not be impressed.
A friend staying in Eskbank at the same time, stayed in the single room, paying £40.00 per night. She was greeting in the morning by the owner asking how it was, she said 'its lovely', ewan didnt seem to agree and replied 'no its not'. A rather strange comment coming from the person who is happily charging people for the use of the room!!!
Please remember to wear shoes to breakfast otherwise you will be requested to return to your room for them.
A lot of people will read my review and disagree with my comments, however people have different expectations, I didn’t feel the breakfast or level of customer service provided justified a good review.
Good points for the Eskbank Guesthouse are that its clean, good bus journey into Edinburgh and Ewan knows about the area.

Mea Culpa ! Clearly we have to be more sensitive to those not having 3 courses and serve a larger helping for some - and ensure those who want more can have seconds.
This was a refreshingly very pleasant and well behaved sober group of young adults in our family rooms attending a wedding.
When 3-5 adults take a room designed for Mum Dad and kids - then the room obviously becomes more like a school dorm than a 4 star family room. Generally we actually discourage this approach by charging by the adult with lower children's prices. We did spot this beforehand and tried to discourage too many people in our family rooms .. However in Royal Highland Show week we believed we were being helpful as the local budget hotels double their prices and finding any rooms can be very difficult . Those attending weddings , especially on a budget, were inevitably stuck between a rock and a hard place.

I am also guilty on the mobile phone issue. We proactively encourage our international clientelle to enter into the spirit of an Edwardian Highland country house party breakfast experience.
Mobile phones at the dining table can be distracting & do nothing to bring about the atmosphere we are trying to create . So we ask guests not to bring mobile phones to breakfast. Almost all our guests go out of their way to be supportive about our policy. So we think we have this one right . (because we have often seen how the pleasant intercourse between strangers is developing - only to be cut short by a mobile phone conversation).- It is interesting to hear a different viewpoint & perception of good manners........and we do have a duty to be sensitive. Perhaps however we can not please everyone but we thank you and will give it much thought as to how we present this to our guests.

We like to think your impression would have been a whole lot better if everyone in the group had not crushed into our Family rooms. More space gives everyone a better experience.

Recently we have had such nice comments on Tripadvisor - and it is almost refreshing when we are reminded that everything was not as the guest would have wished.
We shall put our thinking caps on and try harder.
On the question of festooning our home with notices ......well it is our home and we are never keen on lots of notices.

Great hosts with wonderful stories to tell, great beds just like home, and great breakfasts! This was my first stop in Scotland and what a wonderful start. Rathan House is very comfortable and relaxing with the cozy guest lounge and beautiful yard and garden. Nice to relax after a long day of sightseeing. Bus service almost at the front door, good food nearby and plenty of helpful suggestions from the owners. I was traveling solo and felt safe and secure.
