This hotel is located almost at the end of main road of Kokkari beach. Disadvantage is the long walks to center, but advantage again is more quiet beach and less traffic. Hotel has own small beach right accross the street with lunch restaurant. Beach chairs are free, if certain amount of money is spent at their beach restaurant, which was not a problem with their great chicken-avocado salads :P
Pool was ok, altough we used it only just before going to sleep, to cool down. breakfast is basic, but with suprisingly large selection for basic hotel. Rooms are very simple and TV and Aircon costs extra. Didn't miss either. Evenings goes nicely at restaurants at Kokkari center at the sea, and aircon is not needed when balcony door is open for the night, which allowes sea wind to blow through the room.

Room Tip: Ask room from beach side, or from pool side, to allow wind cool down your room.

We had very nice holiday in Kokkari, exept the hotel, which was not good at all. When we arrived into the hotel the staff said that our room is not redy yet, but after couple of minutes they changed theis mind and gave us two choises. The first one was beach house, which stank a little moldy and the other one was inside the hotel room number 220. We decided to stay inside the hotel.

Inside the room there was two single beds and the hotel stuff said that they don't have double beds in any room. We doubt that because the cleaner of the hotel changed double bed sheets into our beds which were pushed together. Mattresses were horrible, worn out and hard. You can feel everyone of the springd thru the mattress.

We bought air conditioning with our room, which we had to pay extra. That would have been okay if the aircon had worked properly. However we had some problems with that too. The outside unit of air conditioning was sitting on the balcony floor at the other end of the balcony there was hole in the wall where condensed water should flow. That caused our balcony floor to be wet the whole time. I tried to solve this problem by putting the hose where condensed water should flow into a bottle, so that I could empty the bottle every now and the and have a dry balcony floor. While I was putting the hose int the bottle I noticed that there was wasps everywhere and they were coming from the wasps nest which was behind the AC outside unit. At this stage I decided to tell about this to the hotel stuff. While we were in the village they took care of the nest and had also put the hose into the bottle. The way they put the hose into bottle had caused the blocking of the water low which caused the condensed water drip dow from the inside unit of AC and wet our luggage.

Breakfast of the hotel was was very simple. Only buns, eggs, yoghurt, cereals and coffee. It was not worth hundreds of euros extra that we had to pay compared to hotels which did not have breakfast.

Summary:
I would like to go into kokkari again, but definetly not into Kokkari beach hotel.

We arrived here when the weather was very hot. The hotel itself is very nice with tiled floors and very clean. No problems with bathrooms. Twin beds (singles pushed together). Good pool and sunloungers and tables and chairs on the terrace on each floor. Breakfasts totally adequate and staff friendly.

However this was the only hotel to have all the mod cons in the room, refridgerator, air con, tv, safe etc and expect an extra charge for each amentity. 8 euros per night to have the air conditioner. I felt it was extremely mean spirited. There was virtually no tourist information in English (plenty in German) and no maps.

I was given to understand that the owner had recently passed away and the new owner plans air conditioning throughout the hotel and is going to revise the room rates downwards. A good idea. The reception staff were very friendly and very aware of the shortcomings on payment of extras. I gather there will be changes and if they are implimented this will be a great place to stay, the potential is there.
Beach was stony but there was a great beach at the end of the road.(also stoney but with atmosphere)

The Mythos Restaurant down the road was a fantastic classy restaurant with very friendly staff, excellent prices and so good we went there twice, try the stuffed calamari!

The Hotel let us down quite badly in terms of comfort and as a result Samos was not one of our favourite islands (Patmos had that honour) We had no insect problems and the northerly blew constantly. I cannot imagine how hot this hotel would be without that wind!

After fleeing from Kampos Village rest in Kambos,Samos in Greece because of The terrible food, tours from reps and the dreadfull all-inclusive package we arrived here at the Lovely and pretty Kokkari Beach Hotel in Kokkari,Greece which is based on the Island Samos.

We are set right next to the mountains and across from the beach which is so clear you see fish in it every day you pass and to swim in it is so warm and calm.

Well in an nutshell what I can we say about this resort hotel:

It is family run by a Typical Greek Family, do visit there own website for pictures as we went through thomson who show no pictures and is only bookale through tem and a german site and TUI.b

We have half board and are the only guests to have this option.

Good news it is only greek food and not international or Soley German. The snack bar is only 12 feet from the waters edge!

We had for our frist lunch a sald and a baguette full of feta cheese it was so rich and moist and nice that you were to full for your evening meal and with a free ouzo each and a drink plus 2 glasses of water it was only around 15 euros per couple.

Although Kokkari is a very expensive area due to its beach location it is very versitile on all budgets.

We visited one of the best beach cafes last night called Cafe del Mar and saw a few bats flying around and it was so plush and luxurious you felt like you were on a caribbean beach front location - 6Stars!!!!

Lots of buses go to Samos town so your are not stuck for shops,ect.

The room in the hotel was basic but very spacius and pretty and very nicely decorated and kept immacutely clean, apart from comments made on trip advisor about the staff being unfriendly they are not, they are willing to go out of their way to help and always have a Kalimera and a smile!

The Pool is small but has great views,clean and warm and also has three tiers of sun bathing!

The rep here called Julie is fantastic and has a great character and makes you laugh.

The room view of the sea is idillic and the mountain view you would imagine if you were in Austria or Switzerland!

The Lounge and retaurant is great and serves nice food.

They have 2 dogs called Gina dn one something like Pammukale just like the salt baths in Turkey. They are lovely and do not bite or get aggresive.

We have now found our place for a great Holiday.

Further good news radiators are everywhere for central heating. For availability go to there own site where as Thomsons Do not show availability at all unless requested personally by telephone or letter.

I rate this Hotel 6 Stars!!!!!!!!!

Room had 3 beds but plenty of room to move a round, 2 wardrooms and enough drawer space for 2 people. Very surprised at the Italian marbled bathroom, good size bath tub with overhead powerful shower. Breakfast usual Greek style, terrible coffee, no fresh fruit but very good selection of very fresh bread. Staff extremely smiley and friendly but woman at reception desk who I think is the owner was totally different, did not acknowledge any 'kali mera's but I tried every morning until she looked around and responded but not to me just to the air around me. She did not smile once, shame as she is either very unhappy and totally taken over by her business or just a complete misery.
The beach is a 5 second walk across the road and consisits of very large pebbles, the sea is the cleanist and clearest I have seen, buy beach shoes as the pebbles are difficult to walk on. Tavernas al along the beach and beach bars - fabulous. Lovely easy walk to harbour with tavernas and bars all aorund here. Our favorite bar was Odyssey owned by Fotis and Martin is the fabulously funny Dutch barman who totally made our evenings there. Evening meals did not cost more than 28 - 30 euros with wine. Kokkari is an extremely friendly village with no high rise hotels. It suits couples or groups of friends. This is not a place for families with young children or teenagers as there is nothing for them to do, the beaches are pebbles with no sand or water sports. Ideal for a peaceful relaxing holiday.
We travelled with Thomsons and cannot fault them at all even though on landing at Samos airport we hit the runway and then had to take off immediately as a massive gust of wind made it too dangerous to land, the runway is very short and we had to come in again, if felt like we were gliding in compared to the first attempt!! I would highly recommend Kokkari and would probably stay at the Kokkari Beach again as it was just on the edge of town with lovely views of the sea or mountains, convenient for the beach and a nice walk from the harbour. There are 2 other beaches within walking distance, we tried the first and again the water is very clean and clear, plenty of sunbeds and a really nice taverna. There is a sloping path down, it is quite steep but is paved and doable.

We stayed at this hotel for a week's holiday last week,and it was ok,but could have been much better. The hotel is quite noisy,and its even noisy when you are trying to be quiet. The rooms are basic and typically Greek which is good,but ours had a very strong,musty,old smell to it. We had large black cockroaches for the first 3 days and endless mosquitos. Everything in your room is charged extra,which is bad,and the bed's and pillows are like concrete,you get 2 singles pushed together.Breakfast is ok but very limited(see how many coffee cream sachets it takes to have some cerial as there is no fresh milk). The staff were helpful and friendly,especially the one's on reception. The hotel snack bar over the road is fine,and the food excellent. The beach is good,but pebbly,and your 2 sunbeds and brolly will cost you 6 euro's a day(yes,even they are extra). There are many excellent bars,cafe's and taverna's to choose from,and for location the best one's are round the corner,overlooking the little picture postcard harbour,its gorgeous there. The weather was superb and you get a nice breaze off the sea. If you travel with Thomson the Discover Samos excursion is expensive and you have to pay an extra entrance fee at 2 of the tour stop's,plus you have to pay for lunch too,normally you get an all in package but not on this one. All things said the hotel was fine for a week,but not the best,but with very little effort it could be a very good hotel. The Kokkari Beach Hotel was quite nice, but we were really annoyed by the extra charges. Our booking was part of a package holiday, so we are not sure what we actually paid, but we were suprised that we would have to pay 2 Euros per day for the TV, 5 Euros per day for the fridge, and even 3 Euros per day for the Safe!!!

The rooms were painted rather weird colours ( ours was orange and red), but at least the room was reasonably big and the shower was powerful. A good location, just on the edge of town, and probably a better location than any of the other medium-grade hotels.
