“Fabulous holiday, great villa!”

We booked this villa through Simila. We were a party if two slightly older adults, two young adults and an older teen. We arrived at the villa and were met by Joe, the owner. He was friendly and welcoming and explained how everything in the house worked, (wifi a godsend for the teen) ,where the best supermarket was (in Polis next to the garage) , tips on where to find good tavernas, the best beaches etc.. He then left us to enjoy our Holiday and we had a great time! The villa itself has everything you need, fab gas bbq, lovely pool, hot tub (we used it briefly once), games room - used daily, and the air con was a godsend - 38C outside on the last two days. The villa looks just like it does on the website and is pristine. There is a family of cats and kittens on the complex who the young people fell in love with - not everyone's cup of tea, but they were clean and very sweet and stayed away if you shooed them. We swam in the sea at the little private beach a couple of times, warm and slightly choppy water - but we didn't mind. (Joe told us about the beach in Polis that is sandy with a life guard and sun loungers, free parking.) The private beach at the complex itself is Sand/pebbles and is mostly deserted. We had the privilege of watching baby turtles tumbling out of their nest and making their way down to the sea one night when we took a stroll - will never forget this!!!

We read in a review about road noise, but we live on a fairly busy road and it didn't bother us - it wasn't that bad anyway! We loved ' Moustakallis' tavern in Polis and had a great Mezze meal there. The owner gave us complimentary after dinner drinks ... Also the beach bar about 2 miles down the road from the villa served great food and cheap but good house wine, Irish bar not so good..(not sure why we went) We ate at some of the harbour restaurants in Latchi, and they were all good, Psaropoulos beach tavern served HUGE fish Mezze and sharing platters, couldn't finish it all!

We hired a medium sized speedboat from Latchi water sports( around 160E) for 4 hours and visited the small bays, mooring in the Blue Lagoon where we snorkelled and whiled away a few hours. We all would recommend this - incredible blue water and a small white sand beach. We would also recommend going as early as possible - we all got burnt even though we had lots of cream on. We saw Dolphins and a sea turtle that morning as well - the best day!! We also visited the Tomb of the Kings in Paphos - made the mistake of going midday - don't!! intensely hot! At the end of the week Joe came check all was OK in the villa and was very nice about the fact that we had broken a few glasses and a plate, and returned our 250 damage deposit.

All in all we had a fabulous time, in a great villa set in a lovely little complex. Very sad to go and would love to return!!! Would we change anything? No! Thanks Joe, even the teenager had a good time!

“5 * LUXURY VILLA”

Stayed at at no. 1 sandy beach villas for 2 weeks from 8/6/16 for 2 weeks.
we were met at the villa by joseph, the owner. He showed us how to use the bbq, hot tub, air con and satellite tv.we then paid the €250 breakages disposite. Joseph then left us to get on with our holiday, after leaving his telephone number, if we needed him. As we have visited cyprus many times, this was not nessesary.
this is the best villa we have ever stayed in. A perfect home from home, plus extras. The villa is on a complex of 20 , yes 20 villas with a private beach, perfe t for watching the sunset. We used the games room downstairs a few times. The gas bbq was great. As for the tv _ well, brilliant. I watched over 20 euro 16 matches.
we cooked nearly all meals in the villa. The Fly Again pub, 5 minutes drive awy was great to watch England beat Wales as it was my wifes birthday, we went there for breakfast on our last day. The restaurant next door to pub is recommended, although we only had take_away on fistand last night. A little rrestaurant called the halfway house, between villa and pub is also good, but not open after 4pm most days.
Polis has a very good large supermarket, petrol station and town square, 8nly a 5 m7 ute drive away. A car is nessesary for this villa if you want to explore further.
on departure day joseph returned to check villa and repay deposit. As agreed weeks before, we were put into another of the owners villas, 50 yards away, free of charge till we were ready to leave for the drive to the airport at 6pm.
we would like to thank joseph for our great stay at his highly recommended villa.

“A Great All-Rounder”

After staying in Paphos for our many previous trips to Cyprus, we wanted to try something a little different and more scenic. The town of Polis, which this villa is just outside of, and Latchi close-by were both lovely, with great local restaurants and atmosphere.

The villa itself is just as it appears in the photos and certainly offers a touch of luxury. It is on an estate of about 10/12 similar villas. Villa 1 is actually on the first 'row'. We knew it was near a road (with the estate road in between) as this can be seen on the map, but I must admit the road was a bit busier/faster than we imagined which meant there was a bit of noticeable traffic noise. It didn't massively detract our stay, but it's worth noting if you are expecting a serene and extremely quiet environment. It wouldn't stop us going back though.

The sea views from some of the rooms are stunning (see pics) and indeed the private sandy beach is only a minutes walk from the villa. The beach is part sandy part stones and our 7 year old and 1 year hold had lots of fun.

Joseph the Manager and Owner was most helpful and thorough, and was always quick to respond to the couple of requests we had throughout the stay.

The villa pool is a large 10 x 5m - very cold when we went in late March as we expected, but it didn't stop the kids going in. The jacuzzi was most welcome for the occasional cloudy time too. There are two villas directly next to this one. The one which overlooks it the most is empty, so there is no concern there, but it's worth checking it's still unsold if you are considering booking as if it were occupied it would invade your privacy. The other villa was occupied for the last couple of days and didn't overlook Villa 1 too much, unless there was someone on the roof balcony or coming down the stairs and looking out the window.

Entertainment-wise, the games room downstairs was good to pass the time, but we didn't use it much. (Air hockey, table football, pool table, table tennis.) The TV system was fab with lots of recent movies to watch (which we often did once the kids were in bed). Importantly for us the internet connection was fast and reliable (and dedicated to the villa which was vital for work that we had to do).

The BBQ was well used by us and was positioned nicely next to a lovely rattan dining set and sofa set. Inside cooking was ok - we cook alot on holiday as it's something we love to do; The kitchen was fairly well equipped and if you were only cooking occasionally it would more than suffice....Joseph kindly brought us some more crockery so that we weren't putting the dishwasher on after every meal: again an example of his helpfulness.

The villa is certainly kid-friendly with the big pool, games room etc. I wouldn't say it was particularly toddler friendly with the steps down to the pool area but we knew this before so were prepared.

Happy to answer any questions. We'd recommend this villa and would go back.

Thank you for the 5 Star review.

The coast road is approx 50 metres away from the villa, but on busy holiday weeks it can be unusually busy. In this case it was Easter week/Weekend which is the biggest celebrations of the year in Cyprus, Easter is much more important to the Cypriots than Christmas so this is why the coast road was much busier than normal.

I of course fitted 2 safety gates inside the house, if i had known the steps from the ground floor veranda to the pool area were of concern to you, i do have a large safety gate for the external stairs that go down to the pool. If you do decide to come back again, which i am sure you will :-), dont hesitate to ask and i will also fit the gate on the external stairs for your peace of mind.

“Luxurious beautiful and comfortable villa without luxurious or gracious service”

Difficult to find fault with this villa that we rented for the week for a family vacation with our young adult children and their partners. The villa looks exactly as the photographs show, however it is in a complex with many other villas so may not be as private as some might expect. For us it wasn't a problem as we were not there at height of season so neighbouring villas were empty and we weren't overlooked, however the villa next door is quite close and does overlook the pool from the side not shown in the photos. Although named Sandy Beach Villas - the "sandy" beach was not sandy at all, it was a pebble beach - not conducive to romantic strolls, running or for young children to play.

The kitchen was superbly equipped and this was important for us as we dined in most of the time. The oven, microwave, dishwasher and fridge all functioned perfectly and there was enough tableware, and cooking utensils for all our needs. The "welcome" pack was perfect - providing enough for a late night snack for all for us all after our arrival before having time to get to the shops the following day.

The property "manager" of the villa is actually the owner of the villa, Joseph Smith. He was honest: providing everything he had agreed to and always available when needed. However, he was not gracious, welcoming or friendly. He actually made us feel rather uncomfortable as we had to keep "bothering" him with questions and requests throughout our stay. He did not explain to us how to turn on the hot-water boiler when solar energy was insufficient (we felt that this was on purpose so we didn't use more electricity) he did not explain how to use the jacuzzi bath on the upper floor (because he obviously preferred us not to use it as one previous guest had misused it once and broken it). We had to keep bothering him with calls for more towels, sheets etc. While there was a wonderful big gas BBQ on the veranda - it turned out that there wasn't sufficient gas to cook a few hamburgers. I use the word "bother" because this is how we were made to feel. For example, in spite of knowing our ETA would be in the early hours of the morning, when he called to ask how far we were on our journey from the airport he said "Oh gawd, you've only just left the airport? I'd like to get some sleep tonight!" And he ran through the explanations when we arrived saying "I'm going to do this really fast as I want to go home to bed". When he came to "check us out" of the villa before returning our deposit, he pedantically moved vases and furniture about while we stood waiting with our suitcases packed, even picked up a stray peanut from the floor, handing it to my daughter with a sarcastic "I think you forgot this" remark. We were told a cleaner would be coming after our stay so although we did try to tidy the place and wash up - we had not mopped floors etc. From the start, Mr Smith made sure to mention to us how much everything in the villa cost - perhaps in order to scare us not to break anything? -and made us feel generallly uncomfortable which is disrespectful and quite unacceptable as we are responsible people and came in good faith; paying in full for the villa several months in advance.

Mr Smith did not apologize for there not being any gas for the barbecue or for the elecricity problem when some kind of pool pump burned out and caused the locked service cupboard in the basement to start bellowing plastic-burning smoke. Rather than apologize and thank us for notifying him promptly for possibly averting a disaster (which we were not at all responsible for) he only made sure to mention how much he had had to pay for the electrician!

In summary Joseph Smith's villa is delightful and has everything you need for a great vacation, however Mr Smith himself is not a gracious host or the type of person one would expect or want to find working in a tourist/vacation service industry.

Thank you for the review, but I feel some of your points are totally unfair.

The villa is not overlooked as the villa next is unsold and will not sell for many years due to the high price tag of over a million euros. When it does sell we already have plans to fence this side of the villa, so the villa will never be overlooked.

The beach is Sandy, but it is a natural beach and fully protected and is national park because the endangered giant sea turtles lay their eggs on this beach. Because it is a natural beach the coast line will change from Sandy to stones depending on the weather and the time year. This being said we have our OWN sandy beach right in front of the villas where we keep the sunbeds and umbrellas this is never affected by the weather and ALWAYS sandy. Your comments are very misleading. We have our own section of sandy beach which is private to our villas only, that does not mean you have kilometres of sandy beach.

With regards to the BBQ, you said to me that the gas has run out but not to bother changing the gas as you were not going to use it again. I am sure you can appreciate a gas bottle can run out at anytime and there is no way of knowing when this will be and as I said I offered to bring another one and you declined.

With regards to your arrival, you did say you would be arriving at midnight, but you arrive at 2:30am, so I of course anyone would be tired and I spent over 30 minutes running through everything with you. Most property managers would leave the keys and tell you to let yourself in and work out everything yourself, but I still waited an extra 2 1/2 hours to check you in personally and go through everything how to work the facilities at the villa.

With regards to the Jacuzzi bath, this is turned on from a switch outside the bathroom. If you had asked me how to turn it on, I would have shown where the switch is. With regards to the hot water switch, I did explain this would be required on a cloudy day as I do to all clients, but it was 2:30am in the morning, so maybe you missed this when I was running through everything.

You asked for extra linen and towels simply because after you booked the villa you added a 7th person with you. The villa sleeps 6, and I even gave you a portable bed for the 7th person with extra towels and linen.

I was disappointed how you left the villa, so yes I was not impressed when I checked you out ALL the furniture in all the rooms had been re-arranged and the villa was left in a really poor state. I was in fact not happy at all and I could not believe you returned it to me looking like this, the villa was absolutely filthy. I handed 5 bags of rubbish to your husband, is this how you would expect someone to leave your property? I was very lucky I did not have another client arriving that day as it took 3 cleaners 7 hours (21 hours in total) to bring the villa back to standard.

You also called me round to say the kitchen sink was blocked and all I did was pull the plug out, so it is not I am not helpful, I felt that you were not appreciative and some common sense would have gone a long way.

I am sure that people will see that I have over 30 properties listed on Tripadvisor with all of them having lots of reviews. I meet every client and they will see from the reviews that all of them comment on how I have always been polite and on hand no matter what the problem is. I felt that you took us for granted and abused the property.

“Great place to stay in cyprus”

We were met at the villa by Mr Smith late in the evening after out Easyjet flight from Manchester. He showed us around and explained how things worked and gave us an overview of the local area. The villa is in a small complex of about ten villas approx. one mile outside of Polis. A car is really essential to get around. The villa itself is really well equipped and well laid out. We were a party of 6 adults and we certainly were not tripping over each other. Polis has all the amenities you would require; supermarkets, other shops, cafes, restaurants. Latchi is a few more miles along the coast and we hired a speedboat for the day from the harbour and had a fabulous time exploring the coastline. Paphos is less than an hour's drive away for more shops and interesting sights. We can heartily recommend the Sandy Beach Villas and Cyprus; the weather was glorious and the people very friendly.

“Fantastic, relaxing place to hide away...”

We just returned from a wonderful week in Cyprus! Our stay at 1Sandy Beach Villa was great. The kids enjoyed the pool, pool table and outdoors, while my hubby and I enjoyed the hot tub. The house was very comfortable and well stocked. We especially liked our welcome gift, consisting of food staples like bread, cheese, milk, coffee, etc...allowing us to find our way around and not have to rush out to the grocery right away. We were a quick walk to the beach and right next to a lovely orange grove that smelled divine. The owner dropped fresh oranges on our porch one evening which was greatly appreciated! The surrounding area is amazingly beautiful and we will definitely return one day.
