Pro:
- clean and modern rooms
- 25 USD/night
- good breakfast

Con:
- a little bit out of Kashan historical sights (traditional houses and bazaar), a taxi being necessary (60 000 - 70 000 rials one way), though is only 10 minutes by foot from the Unesco Listed Fin Gardens.

I will start off by saying that the Kashan Negarestan Hotel is nice, and easy access to the sites of Kashan. The staff receptionists were very kind and pleasant. The lobby is large with a gift shop immediately to the left of the entrance (the price on the souvenirs are a little high -- at the time I was there a small magnet was 100,000 IRR (approx. $3 - $8 USD depending on the drastic exchange rate changes for the day), and you could find items at the Kashan Bazaar for a little cheaper -- but if you do not have time to check the bazaar out, then it is a good deal). The seats in the lobby are also very comfortable.

The rooms are small and a outdated. I could not get the television to tune into any English speaking stations (which are pretty common throughout Iran). The bathrooms are also very small. Everything was very clean, though. I think if the room was spruced up a little, it would make a world of difference.

My main complaint with the Negarestan Hotel was on the breakfast -- not the taste (which was good), but when it actually started. Breakfast hours are from 7:00AM - 9:30AM. I was at the breakfast area at 7:00AM, and most of the items were not out yet. It was not until around 7:40AM that most of the items and drinks were out, and by then I had to race to eat because I had a busy, early day planned.

Overall the hotel is good, though, and I want to stress again that the staff are very nice, and the rooms are comfortable enough to get a good night's sleep.

Only stayed here in Kashan one night after visiting Abyaneh the day before and heading to IKIA ( 2 hour drive) the day after. The rooms are smallish but reasonably modern with comfy bed, continental quilt and nice soft pillows, a window that opens to compensate for usual Iranian overheating in winter. No satellite tv but there was wifi in the room at no charge. Bathroom was small but adequate. There is road noise even on the ninth floor if you have the window open. Lobby is huge and glam like most modern hotels in Iran. Restaurant is also large. I only had a pizza for dinner but it was good, like most Iranian pizzas ( the occasional pizza during 2 weeks of chelo kebabs is a nice change).

Pros:
Nice modern rooms
Very helpful staff
Good free wifi
Relatively quiet area (though main street can be loud)
Modern lobby
20min walk to the gardens

50/50:
Has a bathtub, but is pretty narrow. Only good for the thin hipped.

Cons:

I just had three nights stay in this hotel, i was looking for a peaceful rest after a lot of travelling and they gave me the very top corner of the hotel, unfortunately, although still red hot outside during the evenings and night the wind whistled all around the outer walls and kept me awake and i had to move rooms. My room two floors down was a lot quieter apart for some noisy guest shouting around at six in the morning, not unusual in Iran but a nice hotel and the equivelent of ten gbp per night. Only a ten minute walk to the Fin garden and all the "smoking" tea rooms, the hotel is also right on the edge of the city so guests must be aware of either taxi fares or bus routes, all very cheap though so not a bank breaker. A top hotel, nice full size snooker table in the coffee shop up on the second floor, good food in the restaurant and contrary to other reviewers there is always coffee at the breakfast tables, you just need to look.

Room Tip: Keep away from the top floor, see my review of the whistling wind.

I get there at midnight, they told me that i should park my car infront of the hotel, except the car park case, staff were very nice .room was clean and silent. A very good breakfast at the first floor restaurant with street view ,it is not so beautiful beacuse you are in an aried land near desert.
lunch was very good, delicious and enough.
The hotel located near the Fin Garden one of the most important kashan attractions and it is easy to access from Tehran - Kashan main road
