Stayed at this hotel as a couple having previously stayed at a pub with rooms when in this area. The hotel was a little more expensive but was worth the £20 per night difference.

Our room was pleasant, clean and a reasonable size with original wooden beams throughout. The property has been tastefully restored in recent years and has history going back some 450 years. Bed was comfortable and the room had tea and coffee making facilities. The bathroom again was modern but had the odd quirk of the shower having a notice that it should not be used syanding up! Need to use the bath then.

From a practical perspective, the hotel has planty of parking and is within a couple of minutes walk of the town centre without 'town centre noise' and is next to the river. When we stayed a wedding was using the function room and we did notice noise from the corridor when people were leaving the hotel in the morning. We had room 4.

The restaurant was good to eat in and reasonably priced but don't expect 'haute cuisine'. From their notices, they seem to have several 'special' nights through the week with meals priced and themed accordingly, but this may just be a winter thing. Breakfast was superb with choices through full english to haddock or smoked salmon with scrambled eggs. Being daylight then, we were able to enjoy the hotel's riverside location.

Already mentioned one quirk but there are others. The manager likes talking to his guests through signs in the room and on doors through the hotel. Even as a non smoker I found the tone of the 'no smoking in rooms' notices a little heavy handed in their wording. Also, check the bill, we didn't until we got home and found small anomolies such as having had 2 bottles of the same wine over the evening and finding thst they were charged at different prices and whilst most things were put on the bill, we had paid cash for a couple of items which still ended on the bill. Not serious enough to try and take up as we had left the hotel or to sour the experience but worth noting.

In summary, we need to visit Beccles from time to time and this hotel will be used by us again.

Stayed over in hotel sat night,exspensive room,nice bed.toilet seat will not stay up as a guy its a pain,showering not good as you stand in bath and its low if your over 5 10you have to duck down,bar food ok but limited breakfast menu staff did not seem to care when i asked for a vegaterian breakfast

Room Tip: if they have a function on your room may be above so maybe noisy

Clean and tidy but expensive for food. Bar service slow and staff seem unable to register order of waiting customers arrived first at bar. Food quality okay. Not particularly scenic but nice to look out at river. A bit over-rated and over-priced perhaps trying to portray itself as something that it is not, i.e., a high-class hotel.

Visited the restaurant on the Sunday evening between Christmas and New Year decided on the roast of the day , wrong choice - the potatoes were roast new potatoes which had probably been re heated from lunchtime as they were soft and grey in colour , the meat was rather dry and tough,the absence of a yorkshire pudding just added the this unpleasant experience, surely standard with a traditional roast!

When I complained the staff just commented ,"sorry about that we will inform the chef", that was it , not wishing to cause a scene as I had overseas visitors with me , I said nothing more. Had I not paid for the meal upfront , I would have certainly refused to pay.

Having been a regular customer mainly in the summer months for a late afternoon beer on the terrace , I was most annoyed at the way my complaint was handled.

Will never eat there again, it's Swan House or Upstairs at Baileys from now on.

We ate in the restaurant yesterday for the first time and were very impressed. The food was lovely and the customer service from the staff was great, we will definetly be returning again!
Its in close walking distance to the town centre so we could go and have a look around the shops afterwards. The hotel is a lovely looking building and we shall look foward to coming down in the summer time and sitting outside next to the river.
