We stayed 2 nights and absolutely loved it!
Got a double room with private bathroom (hot shower) in the new building, which was very good value. Nice and clean. Cosy little patio to enjoy a couple of nice cold Beerlao.
The staff was incredible! Real lao hospitality. We did participate in the 1-day-tour to the Bolaven Plateau organised by this guesthouse which was very nice and well organised.
Breakfast is not included but is simple and quite good.

We stayed in a room that was in the new building in the back. 98'000 K which wasn't bad considering how nice the room was. It was also the last room available so we had to take it. They are very busy so unless you get there early you'll have to call them! Room was spacious, bathroom nice with hot shower. Staff was one of the best out of all of the Guesthouses we've stayed in. Very helpful and always friendly. We did their Bolaven plateau day tour and it was excellent 180'000 K (price might be higher if there's only a few people going). I would definitely recommend this place!

Double room was small, the window was woven with leaves and ours didn't close properly so we had to tie it shut with some string. Shared bathrooms were ok, have to pay extra for Internet and they have a book exchange. Good location but I would only stay for a stop over. Good for budget travellers.

Quiet and well managed location. The upgraded room # 19 at 98.000 kip + 10.000 wifi is really comfortable. High density of rrooms of different qualities can produce noise, as do people leaving very early. They thought about sprinklers on the iron roofs; id they forgot trees produce fresh, musical and healthy coolness by their shade, breeze, dustdetention, birds...for free?

I had intended to write a negative review but realised the main problem was that I chose the wrong room. I have upgraded and now have a clear head and time to really look at this place.
There are many choices for accommodation and prices to match and fairly basic. The place is meticulously cleaned every day so if sharing bathrooms and toilets, have no fear. My room is in the new building, spacious and own bathroom. No tv but top end may have and I don't think they offer air con either but check up on this. Rooms don't get serviced every day but just need to ask.
I've read complaints about paying 10,000 kip for internet BUT this is a donation to the school that owner Vong founded. Kok Phung Tai primary school is in an extremely poor area in the Bolaven Plateau. Vong is a truly amazing genuine man with the best of intentions. I wonder just how many travellers passing thru take the time to look at the photos and read the blurb on the school. At first I didn't. I work for an NGO in Cambodia so can appreciate Vong's generosity and compassion. Yes you pay for extras but ultimately the school benefits.
The gardens here are gorgeous with large fish ponds throughout, lots of spaces for guests to chill. The outdoors have been well thought out with travellers in mind.
Internet, like everywhere in Laos is slow. It's really expensive so most proprietors go for basic plans, so be patient on this one.
The staff are so friendly BUT I've found that if you make the first move, give them a smile and attempt to chat then you've won a friend. Language is the only barrier so spending a little time speaking English with the staff can only help to improve their English skills.
Sabaidy 2 is centrally located with lots of choice for eating and drinking. Its back off the main road so away from traffic. Nice quiet spot. Like all hotels in Laos there is a curfew. Here it's midnight and quiet thereafter.
The tours and bus prices are CHEAPER not more expensive as some have said. My trip to Bolaven Plateau with 4 others is only $23.The cheapest I cld get elsewhere was $125 as I'm a solo traveller. Bus/boat to Champasak much cheaper here than travel agents - cant go wrong really.
Happy travels :)

Overall I'd find somewhere else. The place runs purely
Off the back of lonely planet recommendations. The rooms are ok (dorm) but stayed in better and the showers/toilet below par. Lots of Mosquitos and spiders. The owner is nice enough if you book one of his trips otherwise forget it! Trip can be found cheaper elsewhere. The only decent member of staff is Johnny, who should run the place, he's awesome! Wifi not free, it costs 10,000kip

if you are a backpacker and low of budget this is the right place. Room are very very small. No A/C. Very loud the doors don't close properly. No need to be afraid since the whole night you hear people around! it's not so clean so make sure you have a silk sleeping back with you. Ask for a room upstairs (not so loud). People are very nice. For lonely travelers it's a good place to meet same people. It's very central and easy to find. We just spend one night there and it was o.k but for two nights it's just not comfortable since the room are very very small !!

Room Tip: Try to ask for a room upstairs.
