“We will definitely come again”
5 of 5 bubbles Reviewed July 4, 2011

This place was amazing! We drove down from Florence and it took a little longer to find the place than I expected, so I recommend allowing extra time and planning your arrival around 3 pm, since they close the reception at 6 pm. Our GPS tried to take us down an impassable dirt path, so beware! The next morning, we hiked around the area for a couple of hours before breakfast. We were absolutely alone, and the 360 degree views of the Tuscan countryside were enchanting. The pool has a nice view, but has a lot of bugs in it. Our room was comfortable, clean, and very quiet. The place makes no pretensions to be a full-service hotel, but the quality of the room and the friendliness of the staff exceeded our expectations. The continental breakfast was delicious and nicely presented. Dinner was excellent. The location is a good base for visiting Montalcino, Pienza, Montepulciano and Cortona.

CUT A PINE TREE CLOSE TO THE POOL .
Dear Guest, thanking for your review we need to inform you that, during your stay, our pool robot at the end of the day checked and found only 5 pine tree leaves (maybe due to the water refraction the view was deceived), 2 Tuscan cypress berries, 1 poppy flower and one butterfly. In order to prevent such an unbecoming event we had to, regretfully, cut the guilty pine tree.

We are the other couple that was with the reviewer turtlefly below, and wanted to put our input in on the situation, and tell the truth. We can not speak on room cleanliness but the area we did see was average, which is what 3 stars is... Next, they lied about offering help to find another place.... stay in town! Please, We spent twenty minutes in the parking lot making phone calls in order to find another place. They only said we do not take babies and when we inquired why, they only said it was because of our insurance and then became noncommital... There was NOTHING about in certain rooms for babies on their website. We looked again later and still could not find anything about babies permitted in certain rooms.

The main reason I am writing this review is to say that your experience could be completely different than any negative review on here, and it may not. The place is cool looking and we were excited to stay here before our experience. However, they formally lied in their response... for this reason I say STAY away. Yes, it could have been mentioned on the phone about our group having a baby, but there was nothing on their website about baby issues, so we never thought of it as an issue. We have since learned different.... They may have had over 20000 satisfied customers in the past, but if they continue this way then they will have 20000 dissatisfied customers as well (This is common sense if they want to speak of it). Just look at how confrontational they are in their responses. Tuscany is a big place and all of it is beautiful! Find another castle with less baggage.

PLEASE DO NOT FORGET THE BABY …AGAIN !
At this stage we are anxiously awaiting for the review of the baby who certainly will tell the whole real truth!

Since 20 years now and after 20000 satisfied guests, in order to respect and to preserve the peaceful rest of the guests we don’t rent the b&b rooms to people with babies.
Both in our official site (under the page “ Hospitality & Rates” it is written that: Children welcome in apartments only, not in the B&B) and in our reply emails ( it is written that: children welcome in apartments only, not in the B&B’s rooms ) we always write in English (your language, we guess) that babies are welcome in the selfcatered apartments only. In our opinion when someone intends to book a room and he is asked over the phone how the party is composed by and if the party has some special or peculiar need (double or twin beds, extra bed, adjoining rooms etc.) the right and educated way to answer it should be to specify the number of people in the party, informing the receptionist about the presence of babies in the party. Following this simple rule of common sense it would avoid troubles or awkward situations at the arrival. As we told you in person if you informed us about it we would have confirmed (as stated in our website) that we welcome babies in the selfcatered apartments only. And that we couldn’t offer you other accommodations because the apartments with independent kitchenette (more suitable for families with babies) were already fully booked. In addition we offered you another place in the nearby, but you decided to move closer to the city.

This is a special place, and it's not for everyone (see negative reviews). Don't come here if you are looking for a luxury hotel, or even the accommodations of an ordinary hotel. As the owners clearly explain on their web site, you won't find such services here. Instead, come here if you want exceptional natural beauty, peace, and quiet in an unusual and charming setting, and are willing to accept basic accommodations in exchange. True, the beds are hard, but we found them that way across Italy and Spain. We enjoyed simple, if not gourmet, meals with the excellent wine from the estate. The rooms are a bit austere, but the view from the ramparts of the valley of the Orcia with a full moon rising trumps that for me.The staff member with whom we interacted, while not effusive, was kindly and went out of his way to accommodate our needs (e.g., my husband's gluten-free diet). We would be eager to go back and stay longer. Other guests with whom we interacted during our stay also loved the place.

WHITE COUNTRY ROADS AND DEVELOPMENT.

In order to get a further development of Castello di Ripa d’Orcia so to satisfy - with more and more qualified and competitive services - a smarter and more demanding tourist, both as on the museum attraction side and regarding the Hospitality side, we, as owners of this unique place, are waiting - since 20 years now! – that, after many empty vows and promises never accomplished, the local politics may understand the importance of the road that leads from San Quirico d’Orcia down to the Castle. Maybe it’s just an illusion if we regretfully think that this is the same kind of politics that took away in the 60s’ – arrogantly and without any compensation – more than half of the land and about 20 farmhouses always belonged to the castle.

If you have children stop right now and move on to some place else. Made reservations here and drove all the way from Rome to find they do not accept children. Granted I made the assumption that having a 6 month old was no issue because we have our own bed for him. However, they only turned us away with no help to find another place or anything. They even have a space on the reservation page for children!!!! NOTHING states that they do not accept children... Nothing! If there is a place I can recommend least in Italy just based on communication and customer service it is this place. How can you have a space on the reservation page for children then turn them away upon arrival? The grounds looked neat, and the area is beautiful but it is Tuscany... You can get that someplace better. Beware of the customer service and have a back-up plan in effect if you book here.

Always correct and reliable Infos.

Dear “Gentleman”,
since 20 years now and after 20000 satisfied guests, in order to respect and to preserve the peaceful rest of the guests we don’t rent the b&b rooms to people with babies.
Both in our official site and in our reply emails we always write in English (your language, we guess) that babies are welcome in the selfcatered apartments only. And that we couldn’t offer you other accommodations because the apartments with independent kitchenette (more suitable for families with babies) were already fully booked.
In addition we offered you another place in the nearby, but you decided to move closer to the city.
In the end, we don’t understand why you score with 3 dots the cleanness of the rooms and one dot to the services?! Once arrived to the reception (located 100 metres before the rooms’ area) you remained in the reception 5 minutes and then moved away without even getting close to the B&B Guest House so you didn’t even have the time to see and judge if the lodgings were clean or not or if the services are good or not … What is your aim, then? Talking badly about us for which purpose? Just to try to ruin our image?
The services, as usual and as 20000 satisfied guests in 20 years state, are those indicated in our official website and those we offer at its best : in particular an entire Medieval hamlet reserved to resident guests, reception, parking lot, direct sale of the farm produce, well preserved gardens also with rare species and more that 100 goldfishes!!!, breakfast service, pool and terrace with unique and breathtaking, common reading room with fireplace, spacious rooms with views over the orcia valley, and, despite the distance from town, a tiny and accurate dinner service.

We have made 3 trips to the Ripa, as we affectionately call it, over the past few years and we absolutely love it. Our most recent trip was in April 2010 and the Ripa was as wonderful as ever. The owners are superb hosts in all respects. The location is spectacular, the buildings surrounding the castello are magical, the rooms are charming and comfortable, the food is home-made Tuscan and is delicious. It is a very special place. We have traveled all over the world, and this still ranks as our favorite place to stay. For atmosphere, charm, architecture and the overall experience, it just can't be beat.

This is my first Trip Advisor review. I am 67 and my wife is 65. Over the years we've made a number of trips to Europe. We cannot recommend Castello di Ripa. It is a unique setting with tremendous potential but it is the first place where we have ever ended a reservation early.
The place appears to be run by two males who reflect either subtle resentment or eccentricity----difficult to tell. The positives of the place include a large bedroom and adequate breakfast. Some of the negatives included: 1. the room furnishings were eclectic/tired with bottomed out chair seats and disgustingly dirty throw rugs next to the bed; 2. Room notices advising that you were not to eat in your room, not to wash clothing in the bathroom and not to roll your luggage on the tile floor; 3. The bathroom amenities of one partially used roll of toilet paper, a sliding toilet seat for thrills and two vanity lights that immediately shorted out when switched on.
A walk around the property immediately revealed that about 85-90% of the property is behind locks and off limits, including the towers, parapets, and old shop area. Even the wine cellar was locked up.
As the website says the pool is closed at 6:30PM but that means that the pool and only sitting terrace areas are behind another locked gate.
Keep in mind that the reception cubicle closes at 6PM. You have no way to contact these people should you need something, like a roll of toilet paper or light bulbs.
These people are simply unfriendly and should not be in the hospitality business. One feels like an intruder, not a paying guest.
We chose to leave after the first night despite their 2 night minimum. When we approached the locked front gate our path was blocked by the younger man. When I tried to move around him to the gate, I was physically SHOVED BACKWARDS and told not to touch him. This was accompanied by a string of vehement anti-American epithets from both men. Mind you I am 67 years old and post open heart surgery---hardly a physical threat to this young man. I can't stress enough how ugly this was. We stood our ground and they eventually let us pass amid a flurry of threats.
My advice is to avoid this place.

Hospitality … since 20 years HERE!
Here, after 20 years and 20000 guests, we are used to be polite, friendly and cooperative with polite and kind visitors!
We do thank this gentleman and his wife of their nice words here written (see also review “ warning think twice especially americans” of 08th May 2011.
Let’s see their sentences that are far away from real :
1) This one is not the first review as declared in T.A. : in fact they are part of the same couple aged 67 and 65 who stayed here on May 7 2011 and who wrote the review “warning think twice especially americans” of 8th May 2011.
2) These 2 negative reviews are the result of the fact that we politely informed this gentleman that it’s not possible to enter the tower and get to battlements : in fact they are part of the private home where the owners live and they are never promised or offered to the public.
The other fact this gentleman didn’t accept was some info notice placed in each room : “please don’t smoke” and “please don’t eat in the rooms” – the first one is for hygienic and safety reasons – the second one is given that we are in the country it’s quite obvious that food can attract small animals in the room that can bother the guests. In the same notice we advise our guests that for their picnic/lunch they can use the tables and chairs of the gardens/terrace below.
3) It’s absolutely not true that the room was dirty : in fact if it was dirty a gentleman like him, who strongly asked three times in 10 minutes for more pillows for the night, should have come straight to the office to complain about it. But he never did it! We are used to people that come to us and together we talk about whatsoever problem : if there’s a serious problem we generally move the guest to another room. We are not used to people who write, anonymously, once left.
4) We are honest people so that we are used to communicate what it is included and what not in the rooms offered and we let the tourist know it in advance : before he decides to confirm his request so to avoid unsatisfied guests (Evidence that our kind of hospitality is working quite well is that this gentleman and other 10 are the only among 20000 guests showing their complaints in twenty years now.). And the services are : parking lot, private medieval hamlet reserved to guests only, managers on site 24hrs. a day for any need, main gate closed during the day in order to preserve the peace and privacy of the guests (each guest has his own key to come and go at any time), direct sale of farm produce (our tasting room, as written in the website, is open by appointment for groups’ tastings), 800 square meters of enlightened gardens, terrace and open spaces, a common room – 100 sq. m. – completely furnished open every day. Our breakfast service is served in a separate room by the same people they are complaining about (??), since 2007 there’s a panoramic pool with long chairs, tables, umbrellas, toilette, dressing room, etc. open every day (it is closed from 6.30-7-00 p.m., like many other pools, for obvious reasons : daily maintenance and safety); in the end we offer the dinner service every night but Mondays, where a set menu at 25 euro per person is served – the room is open from 7 p.m. until 10.p.m.
5) Now a word about the reception time : as clearly said everywhere we are not a 4-5 star hotel (here you pay , again, 135 euro per room per night) we are just a medieval hamlet with 6 double bedrooms on b&b basis. We remind this gentleman that even though for the Italian law in a bed&breakfast the reception has to open 4 hours/day, our hospitality and attention to the guest means that some of the staff is on site 24 hrs. per day for any need ; it’s simple : some of us is at the office and/or at the restaurant or you can call him at the gate bell or by phone. It’s well-known, in fact, that here it’s a family business and that the family owner of the place is residing onsite during the whole touristic season.
6) In addition it’s not true that some of the staff threatened this gentleman and his wife : the truth is that they were kindly asked to vacate the place within the scheduled time.
7) And, in the end, the most interesting sentence : “a Unique place with a enormous potential, but …” :
This gentleman should know that the development of such a place, like ours, is not depending exclusively on the owners’ will : In Italy the political power counts and rules! The fact is that the local politics is unfit to manage an adequate touristic policy : in our case the badly maintained unsurfaced road that the gentleman drove down to us is a public road and how certainly the gentleman knows the roads are very important to develop and implement the potential of one economical activity.
Whenever the local politics let us express the potential and let us work we could open new services like guided tours, castle tours, guided view to the famous orcia gorges, bar/café, museums, gift shops, artisan’s shops, restaurant open during the day, pool open until midnight, offering service and time typical of deluxe country resorts, etc….

We just left this place. UGH! Found to be very unfriendly and the owners actually tried to phyiscally stop us from leaving. He actually stood in front of the locked gate and tried to prevent us from leaving after one night. Our reservation was for 2 nights. We have never left a place early before this.
The two males expressed very strong anti American sentiments, very hostile to Americans. The female never spoke one word to us even before we tried to leave. We will post details when we return to the States in 2 days.
Basically you are not a guest. You are an intruder in their home.
We were the only "guests" at this place.

Anti-Americanism?

We do thank this gentleman and his wife of their nice words here written, the same people who wrote the review : “ hospitality – not here” of 9th May 2011.
The T.A. readers who are interested can find the reply of the property to both the reviews in the here above review dated may 9 2011.
As replied back to 10 other “Gentlemen" who wrote here badly about us, (11 people out of 20,000 guests arrived in 20 years, including 10,000 visitors from the USA and Canada. ... Anti-Americanism?, but what are we talking about?), we are used to be polite, friendly and cooperative with polite and kind visitors!
Regarding the scores given by the gentleman in the "Reviewer ratings for this hotel" we want to say that:
1) Value .... just 1 dot? ... it is the evidence that this was not a place for them.
2) Rooms ... just 1 dot? .... for a room of 50 sq.m., panoramic view, private bathroom, tiled floors of 1500, wooden beams, antique furniture for a price of 135 € per night per room including two breakfasts served with fresh fruit salad, cornflakes, pancakes, croissants, toast, orange juice, an omelet with cheese, 4 cappuccinos, natural jams, honey, butter and even the possibility to have a small à la carte choice with a little extra. No comment…
3) Location ... 1 dot for the position? .... since 1200 the castle is in the same location in the famous Tuscan countryside, UNESCO site, upon the breathtaking gorge over the valley, certainly far from the center of a city. ...
4) Cleanliness .... why 3 dots for cleanness? at the time of their entry, as for 20 years, cleaning rate is always 5 dots; maybe it is only 3 or less dots after ….
5) Service. ... Why one dot? All the services promised, that the guest knew in advance, were offered as usual :
Reception, parking, a village exclusively for resident customers, direct sales of farm products, immaculate gardens with 300 varieties of plants, flowers, lawns and even 100 goldfish!, breakfast service, swimming pool, terrace, common room, double room with panoramic view of the famous Orcia Valley and even restaurant open for dinner.
6) Sleep Quality .... why only three dots? What could have bothered him so to rate only 3 dots? ... maybe the lack of noise of cars, trams, televisions in the rooms next door, the sirens of the city .... we will never know ... maybe the dinner taken in a restaurant in the nearby town was indigestible!
