If you are at all considering booking the Waterhouse, do it!
My fiance and I came to Koh Yao Noi in mid November after a week in Phuket.From the second we arrived at Koh Yao Noi, Kasem, his sister Nok and friend Ticki made us feel extremely at home. Kasem left us a bottle of wine to celebrate our recent enagement. Ticki was there to set us up with a motorbike and give us advice about how to spend our 5 days on the island (go to her restaurant and have her pad thai omlette!). Nok cooked for us twice to eat on the beautiful back porch during the sunset. We loved it so much we ended taking a cooking lesson from her!
The house itself is very cool. It is in the fishermen's village and you feel very much a part of the local community. It is worlds away from being in phuket or koh phi phi. There is no air conditioning in the house, but the fans were enough for us. The back porch was the true highlight for us. The sunsets over the water with long tails bobbing in the background have left lifelong memories.
For a truly unique and warm time in Thailand, stay at the Waterhouse! We would love to come back soon!

The photos don't do it justice . A wonderful place to relax and enjoy the peaceful surroundings.
We found that a car or bike is needed to get around easily , although you can walk to some places it's a bit of a distance with kids.
We booked an island tour through one of the restaurants on the beach (Talaytong seafood ) It was total 2300baht for private long tail boat and included lunch for the 4 of us. We were able to do some snorkeling and swimming , also saw some monkeys . It was great value .
A good idea to take some food with you for when you first arrive as there is not as much variety in the little stores as there is in Phuket .
Kasem supplied ample water for drinking and cooking with and there was also tea and coffee .
Words cannot express what an amazing experience it was to stay at the Waterhouse. The house is very spacious and in a perfect spot to just relax with great views of Koh Yao Yai and the local fishers. Yes, they are noisy in the early morning, but staying so close to everyday life on the island was just an added bonus for us. The sound of the ocean is very soothing (you can literally see it through the cracks in the floor). Three bedrooms, three restrooms (two with a shower), living room, big kitchen and a huge terrace facing the water all tasteful decorated. Wifi worked like a charm. You are staying with the locals as the house is located in a village away from the hotels and resorts. Renting a scooter or bike is recommended (we rented a tuktuk!) if you want to explore the island.
But the real reason for why we had such a great stay was because of our host Karem. The hospitality and constant willingness to help and make sure that we had a great stay was overwhelming. He would help us arrange trips so we could find out more about Koh Yao Noi touring the island, trips to neighbouring islands, cooking, transfers and what not. Generally the locals on Koh Yao Noi just seemed a lot happier and friendlier than the other places we went, probably because the island is not very crowded with tourists. We were met with smiles everywhere we went.
We are a family of 5, two adults and three kids aged 8, 7 and 2 and everyone loved it. We spent 4 weeks in Thailand and the week we spent in the Waterhouse was definitely the highlight (among many) of our trip. If you're a looking for a relaxing holiday in a secluded spot go ahead and book this right away. You will not regret it.
My wife and I stayed in The Waterhouse on Koh Yao Noi for 5 days in July, and we fell completely in love with both the island and the house.
First of all, we were put in contact with the property manager and the owner's family who were so welcoming and helpful. They gave us a Thai cell phone that we could use if we had any problem or question. They helped us arrange tours, rent bicycles, find the best restaurants, etc. We felt so well cared for the whole time.
Next, the house itself is stunning. It's spacious, clean, and fully stocked with everything you could possibly need. We cooked a big breakfast every morning and ate it while watching the fishermen out on the sea. A constant breeze from the ocean always kept the house cool. The beds are very comfortable, and we slept great.
As for the location, it's in a quiet, peaceful area a little bit out of the way, but there's a restaurant at the Muy Thai gym only a three minute walk away, and some of the best restaurants on the island (Kaya and Rice Paddy) are only a 15-20 minute walk away. A decent-sized market with eggs, bread, fruit, etc. is also within easy walking distance. In general, having a car, motorbike, or bicycle would make your life easier on Koh Yao Noi, but taxis are easily available also, and the drivers are very friendly and speak English fairly well.
One minor point worth mentioning is that The Waterhouse has some open-air features to maintain airflow, and because of this, you might be visited by butterflies, moths, and the occasional beetle or mosquito. There are also many geckos on the ceiling and walls at night, hoping for a meal. The beds all have mosquito nets, so it's not a big concern, but if you're particularly squeamish about insects/lizards, it's something to keep in mind. This is a tropical island, though, so good luck finding any place that's completely insect/lizard free.
Overall, we were wonderfully happy with this house. Koh Yao Noi is an absolute treasure, and I can't imagine a better place to stay there than The Waterhouse.
This place has the most amazing sea views- the porch is literally over the ocean and sunsets are magical. Tick, the property manager, speaks great English and goes outing her way to arrange everything you may need- including a traditional Thai home cooked meal served right on that magical porch. This place is beautiful, amenities are very modern and comfortable, and the price is very low for what you get. I will be back!
The house is litterally on the sea - you can hear the sound of the wave underneath the floor. The view is gorgeous, you can see the sunset from the terrace. It is simply and beautifully furnished. Two of the bedrooms have their own bathroom which is very practical. There are small supermarkets and restaurants within walking distance, and you can walk to the beach within 15 minutes. The house is a 15-minute drive away from the harbour where you take the boat to Phuket or Koh yao Yai.
Tickky, who handles the house for the owners (from what I understood) was very helpful, nice and welcoming.
Do not hesitate one second before booking this place, this is the house you are looking for :)
The Waterhouse is a beautiful place to spend some time relaxing with great views and friendly locals. The owner and his property manager are very friendly and helpful.
I travelled with five of my friends and we had a great time. The property manager arranged anything we needed efficiently and without fuss (motorbikes, laundry, house keeping etc).
I would highly recommend staying here and may well revisit myself some day.
