We have just returned from a 2 week holiday at this hotel. The first time on Zante and we will definately be back to the island and this hotel. Fantastic that it is only a 10 minute transfer from the aiport. We arrived at approximately 13:45 and were met by Marina in reception who promptly booked us in and took us to our room. The room was spotless, comfortable and had a nice pool view. All areas of the hotel were immaculate and the food and service were fantastic. Be careful if you tip the barman as your cocktails get stronger and stronger!!!!!
Breakfast was amazing, such a varied choice and the best we have experience in Greece.
If we had one gripe it would be that virtually all the matresses for the sunbeds were removed during the 2nd week of our stay which then made us go to the beach more but this was not a bad thing as the beach is brilliant.
The resort of Kalamaki was very laid back and we had some excellent meals there, we really enjoyed Paulos, Yamas & the Olive Tree.
Can't wait to go back!!!!

Room Tip: Pool view rooms are the best but in peak season could be a little noisy due to the hotel next door a...

Not a lot to say that has not been said before. This was our 3rd stay here and obviously we come back because its a good hotel.
Kalamaki itself is a laid back resort with plenty of bars and restaurants, We spent many a night in Drunk Corner, nice staff and good snacks if you don't want a big meal.
Do expect some aircraft noise in this town it is next to the airport. don't worry you get used to it, it is not continuous.
Another good holiday, we will be back.

Sept 2012.This being my first trip to the island of Zakynthos and choosing the Roseland hotel I was not disappointed. I chose Kalamaki for the revues given as a place to relax without the hoards of 20/30's holiday people, who favour Laganas. Anyway the Hotel was a great choice as usual I chose the hotel for being a small(ish) family run hotel as you can always guarantee a better service from family run as apposed to a chain, and I was not wrong. Nothing was to much for them.I say in the title fault less nearly, I can say the rooms I had were superb except for the shower cubicle in the first one I am not a small chap and found it difficult to use the shower, I requested another room, quick check of the booking's offered room with bath and shower.
Pool side facilities all you need is there at hand snacks,bar,sunbeds 1 large pool, 1 dip pool and a jacuzzi. Quick mention for the maids who keep this hotel immaclulate.
Location of the hotel is ideal, short walk to the main strip for eats and drinks with plenty of choice although not keen on being accosted by restaurant staff as soon as you stop to look at menu, given that, they are polite and friendly with it, EXCEPT the little toad at Fanari who seems to think if he gives you his card a deal has been done for you to eat there... NOT.Also ideal location for beach (2 ways to get there 1 through the reception follow signs and 1 through the gate at the back of the gardens,my choice) Once on the beach and you fancy a walk left takes you to crystal beach and a nice walk through old Kalamaki. Right takes you to Laganas (which you can see in the distance approx4K) Only 1 beach bar at beach due to turtles nesting.
Back to the hotel,most of the guest's that were there all seemed to have stayed there before, some as many as 6 times.... that to me say's it all for reason to choose this hotel, I know I will. Forgot to mention airplanes flying overhead are not as bad as it sounds, like all noise it fades into the backround and you find yourself looking at them and waving.

just returned from 2 lovely lazy relaxing weeks at the roseland hotel in kalamaki zante... the hotel was well run ,clean and friendly. the rooms are basic and tv a bit small but it was just a place to shower change and sleep. hardly had the tv on anyway, the rooms were cleaned daily and towels changed every 3 days.air con was an exra charge of 25 euros for 1 week and 35 for 2 weeks, safety deposit box 25 euros for 2 weeks and fridge 35 euros for 2 weeks. breakfast... what can i say,fantastic, apart from the dodgey sausages there was plenty of it and always a good choice. pool area was very clean and snack bar was good.pool was bloody freezing to get in to but a good size , plenty of sunbeds.we stayed from the 18th sep to 02nd oct and weather was fantastic.the beach is a few hundred metres down the road if you go through the gate at the back of the hotel. we ate out every night and our fav restaurants were yammas... olive tree.. merlis .. michaelos.. the lamb dishes in olive tree were lovely and the steaks at yammas were good. hired a quad bike for 4 days and went to st nicks beach and to tsivili. well worth touring the island .. our only dissapointment was the tour organised or should i say disorganised by the thomson rep.. book localy , much cheaper ..the airport is very close by and planes fly over most days but busy on tuesdays and thursday.. didnt realy bother us too much. occasionaly there was a few very early morning take offs and landings.all in all a lovely hotel lovely staff and good food would recommend it to any one.. and dennis the barman is a magician with the cocktails . try the ice teas if you dare.zante airport very small and a bit pricey ,get your goods in resort.. drunk corner is a good place for a beer or seven and karioke if your up for that. laganas is a short taxi ride away for clubs and partying.

Room Tip: ask for a room on the 2nd or top floor .. better views and slightly quieter.

I stayed at the roseland for a week with my friend, we are both in our mid 20s, and I must say for the price we paid with Thompson this hotel was a find! Although a lot of the hotels in Kalamaki score well on trip advisor I really would recommend this one. It's a perfect walking distance between the beach and the Center of Kalamaki both less than 10min stroll. The pool area is clean well maintained and lots of beach chairs. Snack bar offers a reasonable choice of food for a reasonable price less than €5. Soft drinks are about 1.50 but there is a shop over the road selling them for half this. Saying that the 2.80 cocktails served by the lovely Denis in a evening are a bargain! Rooms are very clean but very basic however they have all u need and for €60 you can get the air con, fridge, safe and tv. I know it seems quite a bit extra but I think this is cos Thompson pay the hotel next to nothing for the room I heard if u book direct there is no charge. Kalamaki itself is a nice resort beach is beautiful much nicer than down at laganas but if u wanted to venture that way it's about a 30min walk down the beach. Loads of restaurants and bars we loved aias and olive tree. This is definately a great resort/hotel for a nice chilled out holiday with the option of a quick taxi ride to laganas should you be desperate for a spot of clubbing!

The hotel was fine but average in many aspects. As many of the reviews say, the hotel is kept very clean - the maids do a fab job everyday - but we found it niggling that the pool area was thoroughly washed down (including the sunbeds) at breakfast time. This made for a slippery walk to the sun loungers. Of course the pool area needs to be cleaned - but at that time? Our room was fine but the shower over the bath had no hook on the wall so you had to shower with the nozzle in one hand. The pool are feels quite enclosed by the buildings and this restricts the amount of sun shining on to the water. You can walk through the hotel gardens to reach the beach road - a great idea but the walk is littered with rubbish (bottles, broken pool inflatables, etc.) - a shame.
We found the breakfast only adequate. A good choice but the cooked food was usually not hot and the drinks were provided by automatic machines - very average coffee and watery orange or apple drinks. The bar food was OK but we didn't try an evening meal although we spoke to a lot of people who recommended it.
This is my third trip to Kalamaki and if I returned for a fourth time I'd go back to the Venus. Very similar prices but much better value.

Room Tip: We chose a second floor room which was quiet.

Spent a week at the Roseland. Very relaxing. Plenty of sunbeds at pool - did not have to get up early to get a sunbed, plenty for everyone.
Could not fault anything. Breakfast first class. Food at snack bar very reasonable and good choice.
Evening meals excellent value and good the twice we ate in.
Happy hour for cocktails and beers between 6pm and 9pm.
Hotel extremely clean. All staff friendly and welcoming.
Will definitely go back.
