This hotel is well situated for exploring Assisi yet located in a quiet area. Actually it is situated in a park. The management made sure that since my wife has mobility problems we were given a room on the main floor. The staff were just wonderful, directing us to nearby restaurants and where to catch the bus to the old city. The room was quite large for a European hotel and extremely well appointed. the included breakfast was great, served in a bright and cheery breakfast room. We highly recommend this hotel as the place to stay in Assisi.

We could not have expected more-the greeting was very friendly, the rooms were very nice, super clean. Very nice breakfast. Located close to main bus area in central part of town. Highly recommend staying here, especially considering the cost!

+ Location is perfect: 200m from Santa Maria degli Angeli (Porziuncola) church.
+ They have a big private parking area and a nice park as well...beside of that, the building is nice looking
+ Staff is kind and attentive
+ Breakfast was ok

Stayed here one night as I wanted to visit Assisi but also be close to train station to take early train to Rome the next day.
Really enjoyed this little hotel - is very simple and does not have pretensions to be a boutique 'small hotel of the world' but I really enjoyed the family-run vibe. Room was impeccably clean, a little old-fashioned and very large. The thing that struck me was that this hotel feels like it is run by people who love it and care for it and I liked that.
As others have noted, breakfast is limited, but I think that this may be an Italian thing - I get the sense that breakfast is not as important as dinner or lunch and I don't think going out for breakfast is the ritual in Italy that it is in Australia.
Hotel is close to the basilica which is important in the story of St Francis of Assisi and well worth seeing, and it's very quick, easy and convenient to get to Assisi which is just such a beautiful town. Hotel staff are very good at explaining exactly how you get around and where to go.
I found it easier to catch a taxi from the train station as it was not easy to see street names etc and while quite close, it is a bit of a walk to the station with luggage. Did not cost much.

The Hotel is excellently placed for a trip to Assisi or exploring slightly further afield by either Car, train or bus. From Perugia Airport it is 8 minutes by taxi. The hotel offers a large car park and is only 5 minutes from local buses or 15 minutes from the train station.
The Hotel is family run and the desk staff and service staff have been there for years, their English is excellent.
The rooms have typical Italian furniture, are all a good size and very comfortable.
Breakfast offers fresh rolls, fruit, fresh pastries, cheese, cold meats and excellent coffee, enough to set you up for the day.
We have stayed here for years and never been disappointed with either the welcome or service.
When you book ask for either rom 21 or 24 these rooms are on the 1st floor and have large balconies that catch the sun all afternoon, they are also furnished with tables and comfortable chairs. A great way to recover from a day out.
As ever we will return next year or maybe later this year.

Room Tip: Rooms 21 and 24 have superb and large balconies.
