location - hotel is walking distance to the main church. its a small town, anyway. likely, you want to stay inside the old town up the hill, which is something different entirely. supposedly it is easily accessible by bus. (we drove).

the exterior of hotel is very nice, with a large parking lot so no worries there. seems to have a nice yard with playground for kids.

breakfast terminates quite quickly at 930. the selection and quality is the same as most places in italy (i.e. not spectacular).

room, space, bedding, bath, air-con are all okay. nothing outstanding to comment on.

the hotel is very pleasant and nice with rooms affresco painted and we had at the balcony, very we'll air-conditioned and ample parking for the car. the hotel has a lovely park and the overall stay worth it. the town is nice and lively in the evening and the church is a must visit site due to its importance linked to Assisi, St Francis.

My wife and I stayed there for one night last week on route to coast And Sirolo! Huge room with high stud and wonderful balcony! So quiet and peaceful. A real boutique hotel with history and and we would highly recommend it! V reasonably priced for what you get!Also we took the bus into Assisi just round the corner and walked back to the hotel! Worth doing as it basically one straight path down from the town and the views at night over the valley were amazing! Should have stayed longer for sure!

We have been travelling to the Assisi area for a few years now and having tried hotels around Perugia, always stay at this small but very friendly hotel.
The Hotel is in a great location for touring Umbria, be it by car, (the hotel has a large and free car park) bus or train. the station and bus stop are now more than 10 minutes walk away.
The rooms are all of a good size, with mini bar (very reasonable charges), air conditioning, more than enough storage, free Wi Fi and with an adequate bathroom. Ask for either of the 2 back rooms on the 1st floor and you will get a huge balcony, (25ft square) with ample and comfortable seating, the sun hits this area virtually all day so easy to top up your tan.
Breakfast offers great coffee, cheese, ham, fruit, Italian pastries / cakes and of course local rolls, very typical of the area.
The owners cannot do enough for you, just ask them for information and a brochure appears or they are straight onto the internet to get all the information they can.
Given the location, amenities, the breakfast and the room rate we will be staying here for the foreseeable future when in Umbria.

Room Tip: Ask for either of the 2 rooms to the back on the 1st floor, (24 and ?) for a huge balcony. These are the only rooms with this facility.

This was our third stay at Villa Raffaello. It is the perfect place from which to visit Assisi and the surrounding area. The hosts Luca and Tamara take very good care of all of their guests - giving recommendations, making reservations and just generally taking the time to make sure you get to do all the things you want to do. The hotel is like an oasis in an otherwise very busy area, surrounded by a park and having outdoor areas where guests can sit and relax, have a picnic lunch, or a glass of wine. We love rooms 21 and 24 as they have adjoining balconies perfect for an end of day glass of wine in peace and tranquility.
