I second the review that said this is a good location for trainspotting. It's a shame, because it's a nice, new motel, very clean, with good amenities. The staff were friendly and it was well priced. But it had two major drawbacks. I knew when I booked it that it was near the railroad tracks, but honestly, our room backed onto the tracks, which were about 30 feet away. There was good soundproofing on the windows and patio door, but it was, unfortunately, just no match for the trains. Just a bad location. Also, I don't know if it was just a lack of airflow or insulation, but the room was stiflingly hot. (Combined with the frequent trains, you can imagine that it wasn't my best sleep ever.) The weather was about 22C that day, so it wasn't really hot weather. And there were no screens on the windows (this is common in NZ, though I haven't figured out why!), and, after finding an "interesting" bug in the room earlier in the evening, I wasn't keen to sleep with the windows open. Probably in cooler weather, and in a room as far from the tracks as possible, it would be a pleasant stay, but you might not want to chance it.
