Just visited this complex on the north side of the island.
About the accommodation, nothing to really complain about. The furniture was a bit outdated, but nothing to worry about.
The staff was quite a surprise, as everybody had a good experience we expected the same.
I have to say, the little woman Arminda doing everything there was very very nice. Here boss, the manager was very short, en strict. We got a 2 minute introduction because she was very busy with people leaving and coming (strange on a appartmentcomplex of 12). Plus the fact that se had to come from another place ......
Her husband or what he was, did not even bother to say hello while passing, nice man!
About the location, nice view on the sea and the cliff, nothing wrong there !
Then there is the weather, the north of the island is cloudy en colder then the southern side. Looking for sun ? Stay in the south!
The town itself has nothing, one bar, one bakery and a tiny little mini mercado. It's dirty and a lot of houses are empty. So you have to rent a car to go out.
I would not recommend this hotel, but i have to say it seems that a town with absolutely nothing to do is not my cup of tea, while other people love it!

I stayed in the old building which feels like a traditional Madeiran house (dark wood, high ceilings, shuttered windows, own double-leaved front door etc) - rather homely and quite well-equipped. Newer apartments have bigger windows and are equally well-equipped but less characterful. The 'complex' (two buildings plus the restaurant / reception, with swimming pool in the middle) is very much part of the village and my door opened on to the (quiet one-way) road. Service is good (the owners seem really nice people) and the cafe/restaurant (open from late afternoon) does good and quite homely food. There is a car park but it's fairly small so don't expect to squeeze a big car in. Other eating options, village shop, post office etc are all within a 10-minute walk. The only disadvantage of Ponta Delgada from a walker's viewpoint is that everywhere else is up! There's a great walk on a zigzag path up to Boaventura, around a levada, back into Boaventura, then up another precipitous old trail to Arco de Sao Jorge - with bus back.

The ancient house now, completely remodelled, invites you for a compulsory stop and for a rest among the vineyards around. It is one of the most ancient Manor Houses from Ponta Delgada. In 1996 it was transformed into four apartments. The main house with 3 T-1 and T-0 (studio). On the ground floor we can find a T-0 and a T-1 with connecting doors being possible this way to accommodate a family.
