Location is 30 mins walk into San Teodoro, but quiet and very convenient for access on the right side of the town to the coastal road to visit beautiful beaches, with crystal clear waters great for snorkelling. La Cinta beach is 20 walk but on main road without pavement, and too dangerous with the way people drove, so we avoided this and had to drive to get to beaches - a bit hairy as roads narrow and often dirt tracks to beaches and many drivers seemed to want to drive in the middle of the road and not pull over, but worth it to get to the beaches.
It was very hot when we arrived, and remained around 35'. Unfortunately there was no air conditioning which meant night times were a struggle to get to and stay asleep. A stand up fan was provided but this was not really adequate and we had to toss a coin to decide who would have use of it for the night! The boys bedroom was like an oven one night, we were rather concerned. If we left the windows open, we got bitten something rotten! As a result, we were pretty tired on our return back to UK and while in Sardinia had to take things gently, as we could not run on all cylinders! The pool was a godsend, just 12 steps away and nearly always just us in it. It was a shame that the time schedule didn't permit us to swim after 9pm at night, but we couldn't resist just standing in it sometimes to cool down before bed!! Lovely bathroom, with bidet and washing machine; especially tiles and walk in shower.
There was confusion over the provision of bedlinen - we asked via email using correct translation, if towels were provided as part of the rental, and the reply was that they weren't but we could have them for a fee of 80 Euros - we thought this extortionate so replied saying no, don't worry we'll bring our own, planning to bring just towels for use in bathroom and sarongs to use on the beach to save weight in our one hold luggage suitcase. When we arrived, there were no sheets or pillowcase on the beds, but a bag of 1970's mismatched towels and bedding, which Gian wanted to charge us for. He spoke not a word of English despite the website stating that he did, and so we only managed conversation via translation on the phone from his kind American friend. We kept explaining that we would expect as basic provision of bedlinen on holiday, especially having flown in from abroad as it would be a lot of bulk and weight to carry by air!! Eventually we had to settle for his 'best offer' of 40 Euros, and had the motley collection of towels included as well. Irritating when you are tired from a long days travel, hot and hungry and have already spent time sorting this out via emails with good translation before we travelled back home. So we had to put this odd collection of sheets which looked like they came form the back of his Grandmas' cupboards onto the beds ourselves which didn't even have matching pillowcases for our double bed! Clean though. He also charged 50 Euros for cleaning after the holiday, which I think should be included in the rental cost.
Sardinia spectacular, busy in July/Aug but wouldn't use this rental again - I think it was aimed really for Italian holiday makers driving and ferrying over from the mainland.
