I have read the other reviews, & whether or not you like Parkbrae as much as we did depends on what you are looking for. If it's a 1 nighter on the way to Queenstown maybe it's just a motel style place you want. But after spending 3 weeks driving around the Sth Island staying in a variety of carefully selected accommodation, Garden Cottage is the place that won hands down. From outside it looks a bit old, but its thoughtfully renovated & decorated to capture a lovely chintzy country cottage feel. Nice modern ensuite to main bedroom. Rugs, paintings, photos, ornaments, old English china, & bookcase crammed with odd books add a nice touch. Good beds & linen, heaters in every room & electric blankets ensure no-one is cold. But loved the fireplace which added a real air of conviviality to the living room. One night & a morning spent basking in the sun that floods the front rooms all day (late Autumn) saw us abandoning plans to eat out & we cooked our own meals for the rest of our stay. True, the 2nd double bedroom can only be accessed from outside, & patio only from master bedroom. Also cooking utensils could no with a few extra things like wooden spoon, tongs, big serving spoon but in all kitchen was roomy & well equipped. A charming cottage, tastefully decorated with lovely garden and views, that really lends itself to city slickers like us spending a few days with family & friends. If you like something with a bit of character & charm, try it and I'm sure you'll love it as much as we did. Owners just next door & v helpful.

Room Tip: WM & dryer in shed outside near kitchen.

We go to Lake Tekapo every year and stay and Parkbrae is always our choice of Accommodation we have stayed in the Church House and Garden Cottage, they both have the best views in the town and its not to expensive, you get a whole house.
I disagree with what some of the other reviews people have said about the cottages being old, they have been renovated and done up perfectly to make them comfortable and cute. We love ParkBrae thank you so much thanks Carolyn and Graeme. Recommend it to anyone

We have just stayed 3 nights in this lovely clean, 'well equipped' house with its breath-taking view of the little Church of the Good Shepherd, the dog statue and the snow covered hills in the back-ground. We were very comfortable and warm & for any enquiries, Patricia, was only two minutes walk (through a nice garden) and we found her very obliging. Because the weather was so nice the house did expand and contract as Lockwoods do, but that didn't worry us. We were in L.T. for a family wedding and all our family & extended family agreed that we had the" best spot" in town! We were only 5 minutes walk to the restaurants & shops in the township & two minutes walk from the Church of the Good Shepherd. Thank you Parkbrae Estate - we'll be back again in the hope that Church House is available.

We stayed in the Church Tower and this has to be the best location in Lake Tekapo situated right in front of the lake, the church and the dog statue. The owner of the property was very pleasant and relaxed and made us very welcome. The Church Tower room was a good size with two double bedrooms plus a single bed in the lounge room. However, the décor in the accommodation was very dated. We felt that it had all the second hand “leftovers” in the way of furniture, soft furnishings, kitchen equipment, bed linen etc. We stayed there on the 22nd February, the day of the Christchurch earthquake (we had to do a u-turn the next day back to Queenstown) and the cottage banged and creaked all night. We weren’t sure if it was aftershocks or just the place contracting as the evening got cooler. It wasn’t a very relaxing night. Also we were keen to watch the TV with updates on the earthquake but the TV unit wasn’t actually a TV at all. It was a computer screen perched on a high shelf which was so small that you had to stand up to watch it from about 2 feet away. This definitely needs replacing. I’m not sure I would stay here again if going through Tekapo. It was all a bit spooky.

We have just spent two nights in the Church House with it's stunning views of the lake, Church of the Good Shepherd and the dog statue. A well equipped property with a great deck to appreciate the scenery. As it is a Lockwood wooden house it does creak but perfectly normal for a house of this type as it expands and contracts with the change in temperature, this didn't spoil our enjoyment of the property. Friendly owners who left us to it once we were settled in.

Just a short walk over to the church and lake front, and a 5 minute walk to the restaurants and shops in the township.

Would love to go back and recommend to others.

We stayed in the garden studio apartment (bottom of the Tower).The owner was very pleasant. Our chief complaint was the level of cleanliness. The place had obviously had a "quick whip around" before our arrival but there was a thick layer of dust along every skirting and some of the furniture.
The bathroom needed a serious "deepclean" particularly around the base of the toilet, and even the hand basin was not particularly clean. All the walls in the bathroom and kitchen needed a good wipe.

Our second complaint was the shower (water pressure totally inadequate and temp
hard to adjust between hot and cold.) There appears to be a serious problem with the shower-mixer as the hot water cylinder is right next to it and the pressure was ok in the hot taps in the handbasin and kitchen sink. I can honestly say this was one of the most abysmal shower "experiences" I have ever endured.

Thirdly, the overhead noise level was terrible. We expected some mild disturbance in a ground floor unit but we could hear every footstep when people were staying upstairs, also every flush of their toilet, the shower running and the t.v.


Fourthly, the mattress was lumpy and uncomfortable.

This is a stunning location - one could not fault it at all - however, the cottage was dated and you are definitely paying for the view and not the cottage.
The main bedroom doesnt have a curtain on the small side window - so take eye masks unless you want to be up with the sun!
The cottage is a lockwood home so creaks and groans all day - and night! (earplugs are a must!) It expands and contracts as it heats up and cools down - not the place to head to to get away from the Canterbury earthquakes where our house was creaking due to aftershocks!
The info for the house implied there was a laundry with the property, - there wasnt one there and if it is somewehre on the estate it would have been nice to be told where it was. The info on the website needs to be changed to state if its not in the cottage that its shared use of a laundry(should there be one at all!)
The info book in the cottage had no info for the estate - all it had was some takeaway menus and some sightseeing brochures. It wouldnt take much to type a welcome to the property letter to let you know where things were(ie - the laundry!!)
There was 3 visitors books - but they were all full and over a year old.

Small things would have made this a fantastic break,a good clean, info book, visitors book, dishwashing liquid!

This property could do with a really good spring clean and to be bought a bit more up to date and then the price would then be more reasonable.
