Many thanks to hosts Ed & Nel for creating such a delightful oasis. I stayed for only one night, but definitely would stay longer the next chance I have. The house was lovely, full of charm and character, and even my modest room (I was in the "Double" overlooking the farmland toward the old church) felt spacious and luxurious because of it. When I arrived I was quite chilled from being out in the weather, and Ed graciously made a fire early in the lounge room stove just for me. Breakfast the following morning was delicious, and their lovely conservatory is a wonderful way to start a beautiful day, even when it is still pouring rain. I had booked a quick overnight to link to the north, but immediately regretted not having an additional stay booked for my return south. The Kiltearn feels like you are far out in the deep countryside, but it is so conveniently close to the A9. I will definitely be staying again the next time I am in the area!

We had wanted a base from which to explore the area in and around Inverness. Kiltearn house was an exceptional find. The house was close to the A9, taking only a 10 minute drive, but it felt like we were tucked in far more the bustle of the city. It is only 20 minutes or so to Inverness, and had easy access to the North or South.
The home has been wonderfully maintained and has all of the modern conveniences. The house faces the Cromarty Firth and there are nice walks right out the front door.
The food was fantastic and breakfast was all we hoped it would be.
They also have an extensive wine and whisky selection.
Our hosts were warm and welcoming. We had 2 days, but could have easily spent a week exploring the area and soaking in the peace and tranquility.

Stayed as a solo traveller. Owners were wonderful. Location is superb. Facilities and amenities excellent. Even got a hug from Lady of the Manse on my departure. Cannot fault this in any way. Breakfast was great. Dining room superb outlook. Enjoyed watching the birds, rabbits and hybrid wild cat! Plenty of plug sockets in room, a must for tablets, phones etc. Nice wide shallow stairs for those of us who ate less able bodied. Great view from bedroom window, electric blanket on bed, great for me as I had forgotten my heat pad. Would stay here anytime and recommend to others.

There is nothing to add to PERFECT is there ? Beautiful house. Spotlessly clean. Great location, great food. Perfect local produce used for meals, perfectly cooked. Great proprietors. Wonderful hospitality. If all this sounds too good to be true I will criticise one thing. The power shower in my bathroom could have had a bit more zooomph to it !

I am going to say it again. The perfect guesthouse.

We used Kiltearn House as a stopover for a short business trip to this Highlands area. We really loved the house and would like to live there ourselves! The location is beautiful and peaceful with views across the water and surrounding countryside, ensuring a very peaceful night's sleep. The bed and pillows are good quality and very comfortable, rooms are tastefully decorated and all areas are immaculate. The hosts will provide evening meals on request and we enjoyed our well cooked and presented meal. There is a very nice guest lounge with quality magazines where we relaxed with coffee and fine whisky from the local distillery. Ed and Nel are attentive and friendly but not obtrusive. Breakfast is taken in the conservatory where the lovely views can be admired. The house is surrounded by neat lawns with some seating available. The location is good for interesting walks. I think this place would be especially lovely in summer, but delightful in all seasons. We would most certainly return.

Room Tip: The very large room at the front of the house has wonderful views across the water.

Extremely comfortable beds
Spacious yet homely rooms
Food is excellent
Owners are very helpful and attentive
No doubts in recommending this hotel
Ideal place to relax after a days work, especially with the fire on!

Lovely home, beautifully and tastefully furnished, great location on the firth, and wonderful hosts. Simply the most comfortable and relaxing place to enjoy the views of the Black Isle across the firth. The meals are superb, rooms spotless, and the hosts are helpful and informative to all their visitors. After two days I can say without question that I shall indeed return. Outstanding!
