Our room floor felt sticky, a/c wasn't working properly in the afternoon (and then got too cold at night! - blanket provided was more like an extra layer of bedsheet), toilet wasn't very clean and the water pressure was terrible. Perhaps we were unlucky as our friends staying in the room next to ours didn't have the same problem with the floor and a/c.

There seemed to be a problem with the electricity supply during the night, as the lights would occassionally become dim, and then brighten up again. The reception was across the road and it was a little difficult to get staff's attention or help. There are many other B&Bs and hotels on this stretch of road on Unawatuna Beach, would recommend checking out the rest instead.

Ok location, no hot water and only had cold water dribbling out of the shower for under 5 mins. Rooms were tired looking and needed updating , toilet didnt flush and bed linen didnt look clean

For the price , you can get a lot more for your money. on the plus the balcony was big and the staff were friendly and it felt safe.

We made a reservation for the upstairs apartment of the bungalow at Sea View guest house five months in advance and asked three times for a confirmation, which we finally received. When we arrived, we were unpleasently surprised that the apartment we had booked was occupied and no one at the guest house seemed to find our reservation. After some time we were placed in one of the ground-floor rooms with a large veranda for a slight discount and we were not at all content. THe bed was crooked so we couldn't sleep, there was no glass in the windows and also no mosquito nets in the windows, so we heard all the noise from the parties at the beach. The floor was sticky, the bathroom hideously dirty with a large hole in the shower for the drainage and there was no closet to put our clothes in. The kitchen we were offered to use, where the breakfasts are made, was also extremely dirty and dark and for breakfast we were served melted butter and overripe fruit. So, after a worthless night sleep and a very mediocre breakfast, we moved to another guesthouse which was wonderful compared to the awful Sea View.

The Sea View has some nice features, though: the location close to the beach in a beautiful garden was very good and the air-conditioning worked well. Still, for the price Sea View asks (40-45 dollar) you can get much better value for money in Unawatuna!

Seaview is situated 20 metres from the beach and in a quiet part of unawatuna. The rooms are ok, but could have been cleaner and the beds more comfortable. You can find better rooms for the price in unawatuna.

The pros of the Sea View are the large outdoor areas adjacent to the rooms, breakfast is included, the staff are kind, and the location is perfect. We had problems with hot water for the two nights we stayed there and the bathrooms could be cleaner. They were sympathetic to our problem and did give us a small discount for the lack of hot water. All and all it was a decent place to stay. The restaurant menu was standard for the area however the food preparation was better than most of the places we tried in the area.
