A collection of ageing chalets set in a dusty garden. The chalets are very basic made of delaminating plywood with very firm beds with graying bed linen. Every surface is dirty. You will see the marks on the wall above the beds of all the heads of the people who have been here before and the walls themselves are dirty. Low level lightbulbs, in fittings with dead insects inside and thick dust outside. Dingy curtains cover dirty windows. The bathroom is also very basic, not clean, the walls are covered with splashes of something and the toilet hardly flushes. The toilet hand spray was disgustingly filthy, and full of bacteria. There is hot water for the shower which just runs all over the bathroom floor. After a while, the whole thing just becomes too revolting.

Although the guests are mainly European there is very little concession to that at breakfast which is very poor. We also had dinner which was reasonably good.

This hotel is used by several tour groups but I must say that if I had paid the quite high price for a tour of Myanmar and they put me in this hotel I would be quite annoyed.

Other reviews say tired...it was the worst hotel I have stayed in my forthright in Burma. Really awful room, dingy, old, disgustingly dirty flip flops for using in the shower...couldn't get out of there fast enough. Sadly not much choice in town. They were building new bungalows and perhaps those will be better. Ask if you room has a view of building work rubble...I had to change rooms.

All rooms are in bungalows although some two story rooms were being built while we were there. Room and common parts scrupulously clean. Breakfast uninspired. Rooms done out in weird colours. Bed OK to sleep in and sheets very clean. Nice terrace to sit on although the view was other bungalows. Town centre within easy walking distance. Some excellent restaurants - just walk and look - plus market food about 5ish. Intermittent Wi-Fi. Good value for money in Myanmar.

Adequate if rather old-fashioned individual cabins set in gardens - but a lot of new building going on. Used by tour groups - a group of 32 when we were there. Large restaurant which was very good - no need to go out for food. Very helpful staff. We thought $35 a lot for the room compared with elsewhere. A pleasant small town, but the monopoly cartel running the boats and taxis to the caves is very irritating - we really felt we were being 'taken for a ride' - very unusual in Burma.

For $35 a standard room, you can't expect much but we found it to be pretty good. We liked the garden setting and having your own little verandah to sit on. The room itself is old but clean and the aircon is good. The walls however are pretty thin as we heard the guy next door come home in the middle of the night and then cough up half a lung in the morning.

The reception staff are not very friendly, the younger one has pretty good English and will help you with bookings however but don't expect a smile. The manager is really nice. We had a lot of laundry done here and it was back within the day, individually wrapped for 3000!

You could do the 2 main attractions in one day, we did it in 2 so we could walk around the town. Down by the river is quite interesting to watch and take photos of local life.

We had a hard time booking this place: email didn't seem to work and when we called from home, we couldn't get anyone speaking english. So we had our first guesthouse in Mandalay call them when we arrived in Burma and got a superior room for two nights.

Excellent location, close to the center of town on a main road, but the rooms are located in the back so very quiet. Rooms are very clean, with good aircon if you need that and the superior rooms have nice porches with comfortable chairs.

The main receptionist is a very grumpy young lady, the first and only we saw on our trip, but she was also very efficient in making bookings for busses etc.
Breakfast is ok with the usual fruit-egg-toast. We didn't have diner here but heard from a fellow traveller (who had been to Burma no less than 8 times!) that the food was delicious.
