We stayed here for 2 nights with 4 friends.
The rooms and bathroom was reasonable clean and the beds hard but pretty comfortable.
There was no hot water at all on our first night and we had to ask the staff on the second night to make sure the hot water had been turned on.
The owner or lady in charge of reception was rude to us right from the beginning. To top it off she yelled at my friend on our last morning at breakfast after simply asking (she even asked in Spanish!) if there was anything that could be done about the eggs we ordered for breakfast which we didn't realise would be really spice. She was so unbelievably rude to her.
The breakfast wasn't even included and despite the fact that there was free wifi it only worked in specific areas of the hotel and kept dropping out.
Overall hotel was ok, but the main staff were rude and it wasn't worth the price we paid.

Our group of young professionals backpacking through Mexico, stayed a couple of nights here. It cost a bit more, but looked nice, & seemed a bit quieter.
From the moment of checking in the staff, particularly the woman, were incredibly rude, & unhelpful.
The place has a tense, unwelcoming atmosphere. No staff member makes the slightest effort to help you, or make your stay more enjoyable.
The Internet barely works, except in a few corners of the hotel, & even then is slow & prone to drop out. It's turned off in the evening, at a random time, without warning.
The hot water is turned off overnight, including evenings & mornings (ie. the times you wish to shower).
Although we had 3 people staying in our room, only two towels were provided each day. No further towels were offered or made available, even upon request.
In summary, save yourself some money, & a lot of hassle, & stay in one of the other hotels in this town!

DO NOT STAY HERE. Pay slightly more and stay in Edward James house in town. Or pay less in town for the equivalents.

Our group of 5 Aussies stayed here for 2 nights. We chose here despite it being more expensive than other places in Xilitla as it looked lovely from the outside, lots of greenery and quieter than in town.
The female owner gave us lots of attitude for wanting to see the rooms. That should have been our warning.
The rooms were basic and had the essentials but the balcony was lovely.

Our first night they turned off the hot water & Internet despite guests being in the hotel.
The next night the owner was very unhappy we asked for her to check that the water was in fact on.

For breakfast one of our party ordered eggs while being under the impression they had no chilli in them. When they came out they were so spicy she couldn't eat them. We politely asked if there was any way to change them, instead of a polite no our friend instead got yelled at.

As apaying guest I at least expect the hot water to be on and some courtesy

I don't know what this lady's problem is, but don't stay here and get the brunt of her unprofessional attitude. We have stayed many places in Mexico and most people are friendly and polite, stay at one of those places instead.
