“Well-placed b&b”

I stayed here with my partner and 2 friends. we didn't have rooms on the front so didn't really get any noise problems that other reviewers have mentioned other than hearing a few late night revellers on the Fri night. We stayed 3 nights and really liked it. good size and clean rooms, excellent freshly cooked breakfast of your choice, and handy location. It's not far over the England/Scotland border and close to so many national parks, coast roads, Lake district, etc. We used it as a base for a motorcycle touring holiday. there are many scenic but quiet roads around there. Beautiful part of the world. Well worth exploring.
Parking might be a bit tight if every guest room had a car, but it was alright with us there on bikes.To get to the parking from the town you drive past the church and vicarage, and at the end of the row of houses turn left and left again and down to the end of the close. there's a bit of a garden so you could sit out if you wanted. the owners are excellent for recommending restaurants depending on what you're after and how much you want to pay. Annan might be small but it has a great variety of restaurants: Indian, Italian, steak house, chinese plus your normal takeaways and more. And they are all within a few minutes walk of the B&B.
the owners are really friendly and helpful, and the guests we saw all seemed nice.

Room Tip: the room at the back was further away from the other rooms and further away from the road, so it'...

This is a lovely family-run B&B in the middle of Annan.
I stayed four nights in a clean, comfortable and spacious en suite room. It looked out to the front so yes it was a bit noisy at night/ early in the morning as other reviewers have mentioned - but closing the window muffled the noise enough to ignore it.

There are lots of options on the menu for breakfast and I'm sure Dave would do his best to fulfil any special requests.

All in all a great stay, a lovely welcome and friendly service.

Lovely to unwind when arrived with a back massage - excellent, one of the best I have had.

Room lovely and light. We took the advice on the website and ate and retaurant recommended - had booked a few weeks in advance as realised it was popular. Breakfast good but my partner a little disappointed with the full cooked - he felt that the meat products could have been a higher standard. Some awkward converations with the host - who semed a little defensive.

However, overall a very good experience and I would recommend.

Good sized bed and bedroom. Very good breakfast. Friendly, pleasant people. What more could I ask? A very enjoyable stay of two nights.

We booked two rooms on Late Rooms at The Old Rectory as we could get a good deal for a single and double room. It was good value. It is a nice period property but the decor and furniture would not be to everyone's taste.
Dave was friendly and helpful when we arrived, carrying our bags and giving us local information on where to eat.
Mum's room at the front was a bit noisy as the road seems to be a bit of a rat run for the local chavs. Our room at the back was peaceful until the owner's children got up.
The breakfast room is lovely and the breakfast selection good (but no brown toast). I enjoyed mushrooms on ciabatta as a nice alternative to full Scottish - the breakfasts were very well cooked but the coffee a bit weak.

All we required of a decent B&B, and more.
Our host (Dave) was friendly and helpful, the room was clean and comfortable, and breakfasts were excellent, setting us up for the day.
Local restaurant Del Amitri was closed on the day of our arrival and fully booked the following day, so we ate at the Queensberry Hotel just around the corner - nothing fancy but good value for money and a reasonable choice, even for us veggies
Nearby the Blue Bell Inn had an excellent choice of real ales, and the Station Hotel has lots of character based upon a railway theme. A couple of short circular walks along the river were very pleasant in the early evenings.
Overall, good value for money, an enjoyable stay and no hesitation in recommending - thank you Dave.

We had a weekend break voucher we were given as a wedding present and we choose this b&b and we were very happy with our choice.
Room was lovely, bed was so comfy, breakfast was fantastic, proprietor was very friendly and location was brilliant.
Its a stones throw from the train station - we got the train to Dumfries for the day, so that was great.
Had a nice meal in Annan then spent the rest of the evening in The Blue Bell pub (which I would also recommend) The Old Rectory was a fantastic base for our weekend!
