our stay was lovely and relaxing at sunnybank the managers were really friendly and welcoming the room we stayed in was modern clean and comfortable and it had such lovely touches as chocolates on the pillows and a fridge in the room breakfast was filling and of a good choice stay here you will not regret it

Room Tip: we stayed in the old converted stable block it was modern and peaceful

Really enjoyed our couple of days here, stayed in The Valleyside room nice clean and comfortable. Jason and Rachel were never too far away if we had a question or needed something but left us to our own devices if we didn't, ideal. What with great cooked breakfasts, beautiful weather a fantastic gig by Spiritualized at The Picturedrome and a lovely part of the country all in all a great time was had. Wishing Jason and Racel all the best in their new ventures.

Booked 2 nights by telephone and stayed in the Valleyside room. Upon arrival we started to unpack but found hairs in a drawer in one of the bedside cabinets, so left all but hanging clothes in suitcase. Walking barefoot on the laminate flooring (including bathroom) was unpleasant as felt very ‘tacky’. We also found it was extremely dusty under the bed (not moved for cleaning for months?) and bedside cabinets – there was even a medication type pill and separate wrapper between one cabinet and bed. There were cobwebs around the bed-head. A light bulb was not working in the bathroom and as another reviewer has stated the shower pressure could be better. The room ‘blurb’ says that if towels very wet (they were) then would be tumbled (they were not). There was a safe in the wardrobe but could not use as was locked shut. The milk (in cartons) was almost 2 months past their ‘use by’ date!
It was not all poor. The breakfasts were good with plenty of choice, of good quality and well cooked.
There was an unusual arrangement for breakfast. Upon arrival offered either 7 am or 9 am as the other time (8am) had been taken plus on our second morning when we arrived at our chosen time (8 am) the breakfast room was locked!
Both Rachel and Jason were pleasant but it was clear that they not the owners as didn’t even ask whether we had enjoyed our stay! Based on our experience this establishment does not deserve its 1 out of 9 rating on TA and we can only hope that there will be an improvement when the owners return later this year.

Room Tip: Seems to be that the rooms in the house are better rated (by others)

We’re so sorry you didn’t enjoy your stay 100% but a little sad that you felt you couldn't mention anything to us personally during your stay however we're very pleased you enjoyed your breakfasts and appreciated the choice and quality we offer.
It is always our wish that our guests are happy and leave positive feedback. We can always rectify things if we are told about them at the time and we also leave a maintenance sheet in every room for guests to draw our attention to anything we may have missed.
We, as managers, take a lot of pride in our work at Sunnybank and thank you for bringing to our attention the dust under the bed It is all too easy for cleaning staff to get into a routine and miss the occasional hair in a drawer or an item left by previous guests.
The drawers have been re-lined, safe opened (and items returned to previous guests. The instructions are inside the safe). Our current floor polish is a little tacky after a fresh application but we do provide complimentary slippers and is no way related to an unclean surface. The out of date milks have been thrown away and apologise for the oversight but would like to point out that fresh milk is always offered as an alternative on check-ins and available anytime upon request. Also the room you were in has a cooler in for wine and milk etc. We did check your towels but did think they were dry so replaced them on the heated towel rail - our apologies.
Regarding the breakfast ‘lockout’, we are not much different from any small restaurant - in that we cannot possibly get every diner seated at the same time! Fortunately not all our guests want breakfast at 9:00am so we can stagger the times to accommodate everyone. Your preference was for 8:00am which was 15 minutes after a large family had breakfasted. All the place settings had to be cleaned and prepared and is done more effectively & quickly with no guests present – nicer for you as well and the lounge opposite is always open and welcoming anyway. All was done and door unlocked by 7:55.
We also think that you may have been a bit harsh when you also proffered the view that, “in your experience”, we did not deserve our top rating on Trip Advisor. We can only hope that you have stayed in all the other eight Trip Advisor reviewed B&B’s to offer such an opinion.

This was our 2nd stay at Sunnybank and we have really enjoyed it on both occasions. The grand house sits in lovely grounds a short stroll from the town centre. Our room was fine, nothing special, but the highlight of the stay is the superb breakfast (with ingredients sourced locally)cooked to order by Jason, the manager. With a communal breakfast table (seating 6 at each sitting) this is a great way to share experiences with other guests.

Jason & his wife Rachel are extremely friendly as well as professional and have made both our stays extremely enjoyable.

This B&B was lovely, clean, nicely decorated and breakfast was really tasty.

Unfortunately I had the worst nights sleep I've ever had at a hotel. We stayed over for one night after a gig at the nearby picturedrome. We got back about midnight and went to bed. I was woken at five by the noise from the room above which I later found out belonged to the managers family. Small children were making lots of noise, their parents were also making a lot of noise and there was lots of clattering around right above our room. I would have thought that if you are running a business you would not want your own family spoiling the customer experience. If I had booked for more than one night I would have cancelled subsequent nights and booked in elsewhere.

We complained when we checked out and we were informed that this was a regular occurrence and other guests had also complained about it too. I understand it is hard having a young family, but this B&B isn't cheap and we paid a lot for a very poor sleep. We were also told that the place wasn't busy last night, so we had been put in this really noisy room when others were available.

The manager apologised to us for the noise, but we were not given any reduction in the price and as we were leaving he joked that we might want to go and have a nap when we got home!

It's a real shame that the noise spoiled what would otherwise have been a lovely stay.

Room Tip: Do not book the rooms under the managers accommodation.

I'm so sorry you had a bad nights sleep but our managers are well aware of the need to minimise noise and many people have stayed in this room for days on end (see “Solo Travel Reviews”, under trip type, for other longer stay reviews)
As for expensive we disagree totally. £75 per night for a two night stay with a single night supplement of £10 is extremely competitive for a room of this quality, in a house in such settings and with food and service appreciated by numerous TA reviewers.
It may be worth mentioning that Jason & Rachel, having done a wonderful job for us, are moving on in August, when we will be back to run Sunnybank ourselves – certainly no chance of any noise from the kids then!:-)

This place is lovely, I got a very warm welcome when I arrived; the managers are helpful and friendly. I stayed in the Valley Room suite which was lovely, with stunning views off the hills.

The location is central; only a 10 minute walk into Holmfirth. However be prepared to walk up some steep hills.

The breakfasts were hearty and well prepared using good local ingredients. There is nothing really to fault with this place; ignore any bad ratings because if you weren't happy the managers would have rectified this for you during your stay.

The place also has installed specific lighting to reduce their carbon footprint which I liked and their sourcing of local ingredients was key to both of us during our stay.

The only thing I didn't like was the communal dining table for breakfast, I would have prepared to have sat on a separate table with my husband than sat next to a stranger.

Will stay again

This B&B is ok but nothing special, the grounds & building look beautiful but its the lack of attention to detail that let it down, mouldy sealant around the shower tray, cups stuck to the shelf, slight smell of wee in the bathroom. On a positive note, the bead was clean & comfortable & the greeting on arrival was pleasant enough but I wouldn't return.

Oh dear. I’m sorry you didn’t enjoy your stay. The room you stayed in is our smallest room which had a complete new shower installed just nine months ago. The cups do have a tendency to ‘stick’ to the wooden hospitality shelf – but only if they are placed there, hot, straight from the dishwasher. I cannot comment on a "slight smell of wee" but I can ensure other guests that our usual hygiene standards are exceptional high.
