Of course we all have places we feel we Must visit at least once in our lifetime and this is one we're certainly glad we didn't miss. The quality of service and standard of accommodation were outatanding and these were delivered in a simply idyllic location. The warm welcome and delightful food supplied by both the local Inn and Farm Shop also helped to enhance the experience. Congratulations Alison & Steve you served a blinder and you'll certainly be seeing us again!

We would thoroughly recommend The Agent's House and Josie's Annexe - the accommodation has a contemporary feel, but still retains its original charm. Every need is catered for and hosts, Alison and Steve, thoughtfully provide some welcome extras, such as a bottle of wine in the room. The peaceful location makes you feel a world away from the hustle of real life. An added bonus is the Farm Shop nearby and we would recommend the Bacon Ciabatta rolls and coffee to round off a country walk. We will certainly be back!

Room Tip: Both rooms are great and of very high quality.

Stayed here on the 14th February in Josie's Annex for one night. The room was perfectly equipped with everything we needed and very clean! We chose to have a ham and cheese selection for breakfast which was great. Two, home made, heart shaped cakes in the room (as it was valentines day) made it all perfect!!! Highly recommend if you are wanting to explore the Wye area and we hope to come back again in the summer!!

Steve & Alison are great hosts and provided such a welcoming stay.
I concur with all the reviews submitted and would add there is something for everyone here as it is so well situated to make the most of Hay Bluff, Hay and the surrounding areas. This is a top quality B&B and if that was not enough you can make your own breakfast each morning whenever you please in the confines of your room and in your 'pjs'. Cannot wait to see Montogomery's Lodge which will be self contained flats well suited for holiday lets, week and longer stays. Such a peaceful stay and the dog loved it!

Just as an aside The Boat Inn was a 'proper' style pub with honest great quality food, beware the portions are for giants who clearly were previous residents. So treat yourself and try the 32oz Rump Steak - it is only a 3 min walk afterall....

We stayed in Josie's Annexe for two nights and it was a lovely experience. On arrival, we found the annexe decorated to a very high standard and spotlessly clean. There were some nice touches to make it more homely such as providing extra blankets, a hot water bottle and DVDs. There was also lots of information about the local area.
The hamper of food provided all the basics you could need and the kitchenette was equipped with everything you need for a short stay. As you specify your breakfasts before arrival, Alison and Steve provide the food each day but you cook the breakfast yourself. It means you can eat when you want and are not disturbed. Plus you have your own outside space and driveway, really making it feel like a home from home.
Alison and Steve were very welcoming and took the time to explain a walk we could take upon check out.
The house is in a lovely rural location with local walks. It only took us about 10 minutes to drive to Hay on Wye and 20 to the Beacons.
The Boat Inn is a friendly pub which is a very short stroll away. It looks out over the river Wye providing a lovely back drop for your dinner.
I highly recommend this bed and breakfast.

I am adding The Agent's House to my personal Top 10 of B&B's in the UK! Steven and Allison have thought of everything from the umbrella in the coat stand to the torch in the cupboard. Warm and cosy with local free range produce for the self-catered breakfast. Having our own front door was a bonus too. I'll be back! Thank you Steve and Allison from Alexandra

I can only reiterate the previous reviews. Well thought out accommodation clean, warm, friendly, perfect explanation of what was what and where, extremely helpful. The Boat Inn a great place to eat and not even 5 mins walk away. Alison and Steve are currently converting another outbuilding but we would never have known as the builders were extremly quiet and considerate. Definitely will return and make use of the beautiful outdoor seating are in better weather

We are extremely pleased you enjoyed your stay and that you were not disturbed in the least by the conversion of our Coach House into what we hope will be a very comfortable 2 bedroom holiday let in time for next season. We are indeed lucky to have fantastic local builders who are both professional and considerate!

It would be great to see you both again, only next time with the sun shining so that you can breakfast al fresco!
