“Great Views, But........”

This hotel is difficult to give an overall rating. It is in a beautiful location, the Tuscan hillsides are all around you with its olive trees and fields of grape vines. The villa is beautiful as well and away from the noise of a city. The room we had for four nights was very spacious and clean, with a kitchenette. Others at the hotel were not quite as lucky. Some had small rooms and some rooms were right off the reception area with constant noise. Every day we had to ask the receptionist to turn on the air conditioning from their computer, the controls in our room were missing buttons. We never got refills of the small bars of soap, shampoo, or toilet paper (which we ran out of). The glasses in our room were never washed, nor were the coffee cups from breakfast removed. Dirty towels were left on the floor, and some other guests said they never got clean ones (we did). There are no safes in the room. WiFi is present only in the reception area and there is a charge for its use. We asked for a bottle of wine from the bar and they acted like it was an imposition to provide it to us, nor did they ask if we wanted it opened. Luckily, we had our own corkscrew. The breakfasts had the usual stuff, but the coffee was terrible which came out of a multi product machine. I'm giving the villa an average rating based solely on its location and views.

Great hotel in a perfect location in the heart of Tuscany. Massive olympic pool (3 pools, actually) overlooking the beautiful area, perfect for watching the sunset while enjoying a bath :) All the staff were really kind and welcoming and the food in the restaurant was delicious (especially the typical Ragú!). Couldn't have expected more than that, I totally recommend it!

The Villa is a great retreat from the hordes in Florence, Siena, etc. You can spend a few days here regrouping. Originally a 11th century mansion/fortress it is now a large inn with a fantastic view of the rolling Tuscan Hills. A wonderful chef, who came and danced with some in our group.
A large swimming pool was refreshing just to look at. The rooms are comfortable, some with kitchenettes. Only problem was wi-fi reception which can only be had in the lobby, you pay E10 for 5 hours within 1 week. One of the best features of the Villa is the discovery of the small towns and wonderful inns/restaurants in the area like Certaldo, the birthplace of Bocaccio. Also close to San Gimignano. You are also in the middle of Chianti country. Beautiful vineyards and olive trees.

Room Tip: Check out the Classic room with French doors that open on to the back terrace.

We stayed at Villa San Filippo for a few days at the end of March to the beginning of April.
I am a very demanding person and the fact that I choose to quote as "excellent" my staying here is due to the fact that I found the place really excellent.
The place is superb, in the middle of the nature, very quiet and still only a minute or two from the road leading to all the beautiful places in Tuscany. Siena is less than 30 minutes away, so is San Gimignano. Voltera, Monteregioni and even Pisa (one hour and 20 minutes) are easy to reach.
We were two families (4 persons) and choose an apartment with two bedrooms everyone with en suite bath and a very large living room. And a large balcony (also the name of the apartment) with a superb view. The beds were king size with orthopedic mattress (one of them even with electronic commanded vibro-massage!). The baths were very well equipped and functioning and a small kichinette.
All of the rooms individually air-conditioned and working perfectly!
Plenty of accessories, extra pillows, covers, etc…
The people at the reception were extremely friendly and I want to thank again to Marcella for all the help she gave to us. From suggesting the trips, recommending delicious restaurants, to give us all the answers we need during our stay.

One single regret – our stay was not long enough to fully enjoy the facilities of the place. We hope to be back soon!

This is a beautiful location high on a hill in Tuscany. The service of the staff is exceptional. Because of the historic significance of the building, the rooms are all very different in size and configuration. The breakfast room serves a delicious meal daily that's included in the price. The on site restaurant is superb and the Chef is a master with homemade pasta. The bar is virtually non-existent, but has a good selection of wine to sip on the terrace while taking in the spectacular views of the Tuscan countryside. The B&B is off the beaten path and removed from the noise and crowds. A perfect spot for a romantic hideaway and a great base for visiting the rest of Tuscany.

Our Odyssey tour took us here for three days as a base for visiting Tuscany. The views were awesome, and the food was superb. They took care to provide great alternatives for my traveling companion, who cannot eat gluten. I fell and bruised my ribs while visiting Volterra and thehead waiter, factotum went to the pharmacy to get my pain prescription filled. This is a small place,23 rooms but we loved it!

The rooms are nice and well equipped, the view is great.
The service level could be better, including attention to details, such as willingness to support special guest needs, such as using their public tables for dinner or having a place for BBQ.
They should improve the air conditioning.
