Located on the very coast. The ocean is sometimes 25 meters away from the house (at high tide). A tasetfully decorated and traditionally designed very conveniant home. Unlike the organized tour: you call the cards. You have the ocean and the beach at your feet. You can buy and cook food, or take advantage of local restaurants. One thing missing is the Internet - although some may find it an added value. I hope you will enjoy it!

A beautiful house, inviting and cozy. Nice interior, full of air. Every bedroom has its own bathroom, a spacious living offers the opportunity to be with others. So close to the ocean, that you can sit on the veranda and ‘devour’ it with your eyes. But if you want a bath, you have only to cross the small garden and the beach. We had a really good rest, feeling like in paradise.

“Private garden on the beach”

We stayed for a week (family 2+2) in July 2017, our plan was to visit the Island and rest. The Villa has a very good ventilation system "connected" with the brise from the ocean. The beach is in front of the garden and rather empty ideal for those who wants to escape from crowdy places. Its a very secure place due to Masai Security , and Pili the housekeeper is very discret. There are many nice places to eat and drink nearby just few minutes walk by the beach . Thank You Jacek And Bela for this perfect vacations.

“Perfect holiday location away from the tourists”

Two families stayed at Villa Tulia for 2 weeks of bliss. The house is well equipped with all one would need. The location is perfect - just meters from the sandy beach. 2 hammocks under the coconut palms offer hours of relaxation. The Masai guards ensured that we felt secure at all times, and were never bothered by vendors, yet were helpful when we needed a coconut to be opened.
The housekeeper is unobtrusive, kept the house clean and neat for lazy holidaymakers, and for a small fee did our laundry every day.
The host was attentive to our needs, and helped us with any request we had. Mohammed's restaurant, 500m down the beach delivered fish and chips and fish coconut (delicious) to us on request.
Basic provisions were purchased in Stonetown before departure, and the local market provided fruit and vegetables. A small supermarket and bakery are situated about 10km away.
Although we did not rent a car, we were given the phone numbers of a few taxi drivers, and they were prompt and safe, transporting us wherever we wanted to go on the island.
Overall a wonderful experience, and definitely worth repeating.

What a fantastic place, with a truly homely feel. Stepping out onto the patio is like stepping into a postcard!! A much better alternative to an impersonal hotel. Beautiful decor with locally collected art, clean rooms and bathrooms, comfy mattresses, mosquito nets over every bed. Well equipped kitchen with everything you might need, Pili was so helpful!! Private beachfront with such gorgeous views - the hammocks were my favourite place to chill out with a book every day! Also very close via beach to local bars and restaurants. It's like your own little slice of paradise. The Masaai guards were super friendly, even taught us some
Swahili. We bought some handmade souvenirs from them st the end.

Overall - loved it loved it loved it!!!

“Great place”

Great place to spend your holidays. Beautiful view of the beach, with nearly private access to the sea. Meals and wine on the terrace with the sound of the ocean. Spectacular. Peace and quiet, no tourists and beset locals.
I recommend !!!!

“Simple, lovely house right on the beach - has everything you need and then some!”

We stayed at Villa Tulia for 12 nights end of July through early August 2016. The house is right on the beach, first big plus. My husband and I have three kids - ages 7, 5, and almost 2, so we could let the 5 and 7 year old play on the beach in front of the house and we could watch from the veranda.

The house is simple in that it does not have TV or Wi-Fi, which was just fine for us. There are 3 bedrooms (one bedroom has a king size bed; one bedroom has a "full" size bed; the other bedroom has two twin-sized beds). Each bedroom has its own bathroom. The kitchen is fully functional. The owners provide drinking water which is a big bonus.

We strongly suggest hiring Sule (pronounced Sue-lay) the cook who will make delicious meals right in your kitchen; we used him almost every day we were there. For a reasonable price, he brings all the food for breakfast and dinner and he'll make whatever you want. The house comes with a housekeeper (Pilli) who works every morning. She tidies the house, washes dishes, takes out the trash, ensures there is soap and plenty of drinking water. She started eating our food (awkward) but once we addressed it, she stopped.

There is a neighbor next door (same kind of house), from Belgium originally. We loved having him there as he knows what the "usual" is for the neighborhood, which is very quiet. He has a very friendly dog which our kids loved seeing. He didn't make a peep and had his grandchild over when we were there. Felt very home-y.

You can't beat this location for a house in Zanzibar. When the tide goes out, you can walk almost a kilometer, but wear sea-shoes (or old sneakers) so you won't get hurt in case you step on a sea urchin. During high tide, the water comes right up to your foot path. This is a quiet village town with not a lot going on in terms of people trolling the beach trying to sell you things. There are a few places to walk to for food (Villa Kivu has excellent pizza starting at $7 per pizza), but we didn't go out much as our personal chef (!), Sule, was so awesome.

The house is "guarded" by Masai who have their own small house on the property. We asked them once to help chase off some boys who wouldn't go away and they took their duty quite seriously. There were quite a few Masai on the property and we reported that to the owners as we didn't expect so many hanging around.

We wish we would have picked up some wine and beer in Stone town as you can't get any at a store outside of Stone town (wine, beer, and fruity drinks are sold at bars, but we had hoped to have some wine with dinner at the house).

I will attach photos and Sule's contact information soon. I will be going back with some friends in a couple of months.

The owners answered all of our questions and even followed up asking for our honest feedback after our trip. They are helpful and attentive. I just knew we could contact them at any moment and they would help us do whatever we needed to do, though we never needed that. There are two property managers (Munisi and Alei) who will help you get a rental car, address any property issues, etc. Alei barely speaks English, which was a problem when he took us to Stone town and tried to explain where he had parked (in Swahili). Someone helped us translate, but still.

Will definitely be back!

Liked least: The housekeeper had bad body odor :( I've let the owners know so they can address it with her. We have lived in Africa for 15 years; it was unusually bad/bad.
