Rooms are clean which is cool to, and looks pretty nice with sealing designed in African stile .. and if you have front beach has just a stunning view.. hot water and clean bathroom. breakfast not big news ufff !! green watermelon smells like onion .. after few days trying to eat that boring breakfast we moved to the restoran beside as which is best in town ..

the rooms were spacious , more spacious than Langi Langi, but nothing special...the breafast is basic or below that!
the service is minimal, afterall it is in africa!!

there are far better choices for this money

We stayed here for three nights at the end of an overland trip. The room was fairly basic, but was clean (especially compared to some of the other accommodation we experienced in the region) and well-maintained. The bathroom was clean, the shower hot, and the toilet flushed. The bed could have been more comfortable, but wasn't the worst we experienced. Mosquito net provided (although we had to plug a couple of holes in it).

There are some lovely views out to sea at the front of the resort, although as has been mentioned elsewhere, when the tide is in, the beach disappears (a small beach remains a short walk away). We found the food in the bar attached to the resort to be quite nice, with the notable exception of breakfast - the choice was pancakes or eggs, and they really were not nice - barely cooked, soggy and cold. The toast was ok though.

There a choice of restaurants and bars along the seafront, and the quality varies quite a bit - all are priced for the Western tourist market, but some do not really provide the quality to match the price.

Overall, this is a decent budget option for a stay of a few days, although I think we'd get bored if we stayed for longer than that, as the activities around about are limited.

The majority of our group were upgraded as there had been double bookings so we were happy with our room as it was prepaid however we wanted to stay on after the end of tour for another 2 nights. Amaan couldn't give us 2 nites in the standard rooms (US$60) and wouldn't negotiate a better price in the deluxe room at US$90 with no air con or tv it just wasn't worth it.
I agree with other reviewers that neither of the restaurants were particularly good (for a great curry try the restaurant 5 minutes walk east which juts out into the beach and has a stone wall round it) breakfast included was served but very small - I just asked for more toast everyday which helped full the gap.
No hassle having to walk 3 minutes to swim as water was fantastic.

We stayed at the Amaan Beach Bungalows for a couple of days this summer at the end of an overland trip. Our room was back of the seashore but only a five minute walk to the beach near the “Z Hotel”. The beach in front of the Amaan Bungalows is completely drowned at high tide so you’ll have to go to the beach near the “Z Hotel”.

The breakfast at the restaurant was included and it was good with eggs, toast and coffee served at the tables overlooking the ocean.

We took a 3 hour snorkelling trip from the hotel but the snorkelling was marginal as there was not that many colourful fish to see despite the abundance of coral.

In summary, the Amaan is a good place to stay if all you want is a room to sleep in.

I live in North America in Toronto Canada and if you ask me, I have been allover. Seeing the Sun set at Amaani Bungalows took me to a new level of living. The hospitality and the sense of calm and freedom were such that I can only compare to watching Niagara Falls. If you love someone, try taking them to the Sun set at Amaani Bungalows just before dinner.

The bungalows are basic, clean and neat. My husband and I stayed there for the period of 8-15.08.2009. The staff at Reception did not know about our booking, obviously trying to double book and make a quick buck. It took me more than an hour to convince them that I'd actually booked and paid for the trip in South Africa. The breakfast consisted of just eggs and toast and old fruit. The margarine and jam are scraped onto you plate as if you are a pauper. The service was terrible and it took them all the best of an hour to get the bill ready, only to discover that you have been charged for someone else's food also. Stay far away from this place.
