Just returned from 3 nights at the Cliffrose. It is beautifully situated a short walking distance from the entrance to Zion and the rooms have views of surrounding peaks and rock formations. The walking distance location means that you do not have to wait for the shuttle bus. The Cliffrose is basically a motel, you drive right up to your door, but this is the case in nearly all of the accomodations in Springlade. Though it is an older property, the Cliffrose has clearly spent money to keep the place modern and comfortable. My room had a 37" flat panel television, comfortable pillowtop mattresses and other recent updates. The air conditioning worked well. There is free coffee and computer access in the lobby. They also sell some basic sundries and souvenirs in the lobby. Satellite television keeps you connected to major TV stations. Also there is free WiFi. The cafe next door serves delicious breakfasts and lunches. Beware that "do not disturb" signs tend to blow away in the strong winds, the type of sign that is inserted into the card reader may be a strategy they should consider in the future. The grounds are beautiful and there is even a sandy beach area along the river. The Spotted Dog Cafe was our best meal in Springdale. Avoid the overpriced Bit and Spur.

We were here for 2 nights in the king suite. Kids had a pulldown bed in living room. The room was very clean & comfortable with great amenities. We did our own breakfast & sat out on the balcony with the most stunning view. The grounds are immaculate & absolutely gorgeous. Kids loved the pool & jacuzzi. The park is within walking distance.
If you want to hire dry suits for the narrows get there early, we had to take odd sizes as everything was out. Really glad we had the suits though!I It was really cold.

Being a mom and usually short on time like most, I'm going to make this review short and sweet for you. I highly recommend this hotel especially for families with young children. Ours are ages 5 and 8.

- request a riverside room with 2 queen beds, on the main floor
- your room will have an outdoor patio that leads out onto a gorgeous grassy area, with the most amazing view (you can sip wine on your patio while watching your kids play on the grass). Remember to bring bocce balls, frisbee, soccer ball etc. I would definitely bring along a mini propane BBQ next time to enjoy dinner right outside on my private garden patio.
- room has refrigerator, LCD flat panel HD TV with Direct TV
- enjoy your evening by the campfire roasting marshmallows
- there's access to a sandy beach by the river
- enjoy the basketball court, swimming pool, hot tub, playground
- right next door is a wi-fi coffee shop serving sandwiches, salads, breakfast items
- walking distance to park entrance, market, movie theater
- breakfast buffet nearby at the Spotted Dog $7.50, (but coffee is $3.00). Take advantage of the complimentary coffee, tea, and hot chocolate at the front desk before you go.
- laundry facility on site
- shuttle stop right outside the door if you want to travel to the other hotels and restaurants.
- call the hotel directly and inquire about AAA rate

I hope this helps. This was our first visit to Zion and we were thrilled to have chosen the Cliffrose on our first try. We won't even consider going to another hotel next time. The Cliffrose will be our family's choice for years to come!

Fantastic new pillow-top matresses, flat screen TV, and free wireless internet. Nice bathroom, shower had lots of hot water, strong water pressure, and new shower curtain that curved outwards for more elbow room. Stayed in winter during snow and cold, and heat was great. Balcony overlooking sheer red rocks of Zion, just breathtaking. Excellent location. Perfect in every way.

Dropped into the manager's office late one night. They had rooms, of course because it's off-season, and we were given a room in front, adjacent to the street. The good was that the room was really reasonable.

The bad was that the walls are paper thin. When the guests next door came in, we could hear all their conversations. Every word. It was very uncomfortable. We were afraid to turn on the TV for fear of bothering our other neighbors. Seems like if you're motel is mostly empty, they could spread the guests around for privacy. I can't image what this motel is like when it's packed.

Another good. The coffeeshop next door has excellent coffee, breakfast burritos/sandwiches and, we felt, the best food in town.

The comment about walls being paper thin and sound as an issue is incorrect. The walls instead of having the usual fiberglass batting have blown in cellulose. If you hear noise from an adjacent room call the staff since those folks are perhaps being a bit louder than normal and the staff will contact them and as them to be respectful of the rooms next to them. In 21 years we have had sound complaints very few times unless there were partying loud folks which the friendly staff takes care of immediately.

What an incredible little hotel!!! Super nice staff, the location is perfect and the rooms comfortable and clean. I recommend the Hot Tubs after hiking in the park. Beautiful gardens and deers walked by the balcony while we were sitting outside sipping wine. Perfect stay!

Thanks to the reviews on Trip Advisor, my husband and I spent two wonderful nights at the Cliff Rose in mid-October. The room was very clean, comfortable, quiet and felt more like a home than a hotel. We stayed in room #31. It was the perfect room - the top floor of a 2-story building back from the main road so it was extremely quiet. It looked like each room had a patio or balcony - we used our balcony to enjoy a glass of wine while watching the sun set on the mountains. I am sure there are other nice places to stay in Springdale, but I will book the Cliff Rose again the next time we go!
