After a two night stay at the hotel, we have to say that the hotel is in a very tired condition. It needs a total rehab. First there are two sets of doors to enter the hotel and they are not automatic. It was very difficult to get our luggage into the lobby and into our room. The hallway leading to the rooms was tiled and so noisy when people were going to their rooms with the luggage carrier. It was annoying when people checked in late or checked out early. The rooms were large and were clean. The bathrooms could absolutely use an update. The tiles in the bathroom were so badly in need of regrouting as they looked dirty because of the condition of the grout. We found the area we were in to be very quiet, except for the noise coming from the hallway. We did have breakfast at the restaurant one morning and found the staff to be very attentive and very nice. Additionally the checkin staff was tremendous and very courteous. Feel badly giving the hotel only an average rating, but for the price that we paid, and it was very high, I feel the hotel should certainly have a sprucing up done.

This hotel will meet your expectations. Very clean, courteous and competent staff and good restaurant. Nice pool and very centrally located in Newport. You wont be disappointed. We left items in the room at checkout and the Housekeeping staff shipped the items to us the next day.

My husband and I stayed at the Mainstay Inn last week to attend a wedding in Newport in spite of some of the other recent tripadvisor reviews. The hotel is very easy to get to and has plenty of free parking. It has that motor lodge feel inside and out, complete with a pool area in the parking lot. We requested an upper floor room upon check in and the staff was very accommodating. We had a king room on the second floor which overlooked the street which runs behind the hotel. As noted in another review, the hallway was noticeably warm and sticky. Our room air conditioner had to be turned on to the max to cool it completely. The beds were clean and comfortable. The bathroom sink and mirror were just outside the door to the shower/tub/toilet area. My relief that the bathroom area as a whole was very clean was shattered when while taking a shower, I glanced up at the moldy wall tiles along the top.
If you have ever been to Newport in the Summer months you know that it is extremely crowded and difficult to park. The hotel offered an inexpensive ($8pp/day) and convenient shuttle service which made three stops in the heart of Newport.
Breakfast was included in our stay but was limited to coffee, two eggs, bacon and toast. The servers were all very nice but somewhat slow. We did not eat any other meals in the hotel, but the restaurant did have lunch and dinner service. There is also a small convenience area in the lobby where one can purchase a sandwich or wrap.
I was really excited that the hotel was located next to a huge slot machine hall. We went late on a Thursday night. It closes at 1 AM during the week. It is filled with mainly penny and nickel slots which was disappointing. We did find a $10 machine and the video blackjack table and walked out less than an hour later almost $450 richer.
In sum, this hotel is located just a bit outside of bustling Newport, is a bit gritty and a bit lacking in amenities. It is in a word, tolerable.

Stayed 2 nights at the Newport, RI Best Western and really enjoyed our stay. We had a King suite for 2 adults, 2 teens and it was a nice room and overall good experience. We were on the 4th floor and the walk to the pool was a bit of a walk, but other than that we liked the hotel. The bed linens were missing for the sofa bed upon arrival, we called the front desk and within 5 minutes they were delivered. We also had a problem with one of the televisions, and it was replaced immediately. Hotel was only a short distance to the Newport mansions, without the price of staying directly in Newport.

We basically avoid the lower-end chains, but had no choice as the hotels of Newport were either full or over the top in price.
Our stay here was better than we really expected. The standard of interior design leaves a bit to be desired, the bathrooms tired and depressing but the room was big and the bed comfortable.
Good parking and a quiet room at the back with a grassy and foresty view left us perfectly happy.

Room Tip: back ground level room looking at the parkland.
