Stayed at the Attwater at the end of May. This Inn is a gem. We had a little trouble the first night but that was quickly fixed. We stayed in the King Suite and it was a very nice room, spacious and well appointed. Loved the Apple TV. The décor reminded me of the Mandarin Oriental hotels, simple yet well done. Bed was very comfortable. Main areas are inviting and I spent mornings in the lounge drinking excellent coffee (always a fresh pot available) provided by the Attwater. Breakfast was a nice assortment of muffins, scones, baked frittata or quiche, all excellent. Brad and Megan go to the extreme to make sure that you are well taken care of while staying at the Attwater. One note of caution, there is no elevator in the hotel and the rooms are on the second and third floors. Brad will carry all your luggage and when I tried to tip him he would not accept the tip, saying, “ this is my job”.

We loved being called "a gem" (and being compared to the Mandarin Oriental doesn't stink, either!). We are so glad you enjoyed The Attwater and the service of Brad and Megan. Your kind and thoughtful words mean a lot. Please stay with us again when your travels being you north.

But I learned about it on tripadvisor and figure you should give if you get. Stayed twice so far and it's a great stay and a great value ($200 give or take depending on room size, May 2013). Near the corner of Memorial and Bellevue, you can walk almost anywhere. Decent sized rooms, bright, modern decor & functional, very clean and quiet location. New, but Brad and Meg know what they are doing. Use it while it's still a deal because I expect the deal won't last.

Very nice vibe, 5-10 minute walk from Thames St & the docks, excellent touches like the tea n coffee always out and the ipad & apple TV in each room. Lovely hosts and a big communual louge to chill out in.

A good breakfast for carb lovers with home made scones, pastries & granola.

Have tried both a King and Queen room. The King is spacious and felt like a good hotel room. The Queen was more cramped and much more like a BnB choice by comparison.

We stayed here for 3 nights in May. It's a beautiful building, ideally situated, with car parking on site. Brad and Megan are very welcoming and helpful, and make you feel at home. Our room was very good, modern decor with a lovely comfortable bed and decent lighting. The showerroom was also very modern with great, if very small, monsoon shower.
Breakfast was all home-made savoury and sweet treats, baked by Megan, and coffee and tea are available all day.
You can easily walk down to the wharfs and restaurants from the Attwater, but it's far enough away from the main roads to make it quieter at night.

Room Tip: As it's an old building, with original floors, it's probably best to choose a room on the 3r...

Highly recommend anyone to stay here.

Situated on top of the hill from the main strip of Newport. Probably my a 10 minute walk down hill to the main restaurants shops and the wharf. Very convenient indeed.

We had 2 rooms, 1 king suite and 1 big queen room. The king suite room 31 was beautiful. Very spacious and the bed was very comfortable. The 3rd person slept on a sofa bed that was very much like a queen size bed. There was a door in between the living room and the bedroom so it essentially feels like 2 very decent size rooms.

Th fireplace in the living room was a nice touch.

The big queen room was a little small, very minimal furniture and we much preferred the king suite and would probably go for the king suite only next time.

Complimentary breakfast was delicious, basic things you would ask for, baked eggs, pastry, muesli, bagels. It was all really delicious.


The manager was very friendly and assisted with our requests straight away even thought it was after hours. One hint though, walls were very thin, so I would stay on the quiet side during the stay.

My daughter and I spent one night, mid-week, in May. The inn is done in very modern but charming decor. Our room was spacious and comfortable, with convenient compartmentalized bath. Only complaint is that sound travels and we had to ask our neighbors to turn down their music (which they did). Staff very helpful and friendly and gave us an ipad pre-loaded with local information, very useful. Breakfast was the best I've had in years. Also conveniently located to view the "cottages" and to shop on Bellevue.

Having chosen The Attwater to break our journey between NYC and Cape Cod, we rerouted (by several hours) on the way back to stay with them again. Wonderfully inviting, extremely comfortable and two fantastic young hosts in Brad and Megan, I really can't recommend this great little hotel highly enough.

Room Tip: Can recommend both the King Room and, for a little extra space, the King Suite.
