“A Modern Bed & Breakfast”

Found it by chance when I was researching 'hotels' in Newport for a one night stay. The pictures of the common area drew me in. It was decorated beautifully and with such good taste.
The rooms were very comfortable, beautiful and well thought out. When we checked in we were given an ipad to use during our stay with ideas for restaurants, sites to see, etc all bookmarked, absolutely awesome perk!
The staff couldn't have been more accommodating and friendly.
Although there was no restaurant in the hotel, they offered breakfast options and snacks in the afternoon. We were each given a punch card with three punches to use on food items throughout the day. Also, very nice food options. Coffee was available all day plus a Keurig in our room.
The location was also perfect, halfway between the beach/cliff walk and the wharf/shopping.
Would definitely recommend this place. Would go back in a heartbeat!!!

Room Tip: don't think it matters where your room is. It's a quiet street.

I rarely get around to writing reviews on Tripadvisor but felt compelled to put finger to iPad about this one. From the start, Rob and Leigh (the husband and wife owners) couldn't have been more welcoming, warm and helpful. They gave us a map of Newport, explained how to walk to the main sightseeing areas and even circled their favourite restaurants on the map. They also provide each guest with an iPad pre-loaded with helpful websites on what to eat, see and do around Newport.

The hotel is a true boutique hotel, small but perfectly formed, well located and decorated throughout in a chic retro-influenced style with bright splashes of colour and print. It's the kind of decor you'd see in an interiors magazine and I imagine its the only guesthouse of this type in Newport to blend comfort and hospitality with cool design - a far cry from the other dated, stuffy B&Bs we looked at before booking this.

Our room was more spacious than we expected and it had a tiny but clean and functional bathroom, a king bed that was ridiculously comfortable, a seating area, clothes storage, a flat screen TV, coffee machine, fridge and bottled water. The wide wooden floorboards were lovely and the room got plenty of light. It was a little warm, even without heating but just open the windows a little and problem solved.

Breakfast was delicious - a limited but tasty selection of granola, yoghurt, breads and homemade scones and muffins that Rob makes himself. Honestly, so good!

I wouldn't hesitate in staying here again, in fact, if I was back in New England (which I'm sure I will be, cos its beautiful!) I would go out of my way to stay at The Attwater and the other hotels that Rob and Leigh own.

Know what you're getting here - a small, friendly, family-run guesthouse with no elevator, no doorman and no room service. If you can get live without these, you'll have a wonderful stay!

The Attwater is a comfortable, stylish hotel with comfortable, updated rooms and many common areas to relax or talk. It'd be perfect for a group booking multiple rooms. The hosts were amazingly warm and welcoming. We arrived early and were given a place to park, a map of the area, and a phone call when our room was ready. The hosts provided an ipad during our stay with updated information on local restaurants, coffee shops, etc. Breakfast was terrific. Overall, this was an excellent experience.

We enjoyed the Attwater so much we ended up staying an extra night. It's beautifully furnished, really stylishly done out and there were homemade cakes and cookies available all the time, which was amazing! The couple that run the hotel were really friendly and great hosts. There are iPads in each rooms which is a nice touch and breakfast was lovely. Rooms are tastefully decorated, really nice toiletries and comfortable beds. Would highly recommend the Attwater.

My husband and I come up to Newport every month. We have our regulars but decided to try the attwater via jetsetter. First of all, the positives, the location is great, the beds are very comfortable, and the breakfast although sparce is good with fresh scones and muffins. Now the cons..rooms are on the smaller side, coldly decorated. The bathrooms are a joke. Like a cell! Frankly even in college the sink was bigger. No elevators and no warning if you have any handicaps. The lamps on either side of the bed were 4 feet tall. Almost my height! Have to get out of bed to turn light on or off. Very strange. As to why the iPads when most of us travel with one....is really not a plus. Would rather see 2 bottles of water by our bed at night. Prices on the website are way out of line. I never met the owner who I understand is lovely.....but so are most of the innkeepers in Newport. So sorry for this mostly negative review but so many choices..this will not be ours again

Dear Readers,
Please take a moment to view our website to determine if our design and rooms fit your needs. We find that almost 100% of our guests have a sense of our design aesthetic, the size of our rooms, the type of breakfast we serve and what we offer after spending time on our website. The photos of our rooms are quite accurate and portray our fun modern style - which we feel represents Newport 2012 pretty well. Each room page on the site also has a floor plan that shows the layout of the room, the size and the bathroom layout.

Additionally, please note that we are not a traditional victorian bed and breakfast - there are many wonderful choices in Newport if that is your style. As to the water - we put a 1 liter bottle of water and two glasses in each room and refresh it every day. In terms of iPads - we've never had a complaint before. Each of our iPads is pre-loaded with Newport information, the TV guide and newspapers. We certainly don't require that our guests take them - but we've found that most people love the added convenience.

Our top priority for our guests is to make sure that they have the experience that they want -- even if that means suggesting alternative lodging choices. In this case, it seems like there are better choices for this guest. For those of you who prefer more of a boutique experience - we'll see you in Newport!

My husband and I stayed here in September for 3 nights. Overall the hotel and service was very good. They had a very nice dining area for breakfast where you could could choose different items of the day that were freshly baked and prepared.
The decor and location of the hotel were also very nice.
one of the real drawbacks was the bed. We opted to get a queen room (which we normally do not get), It was much smaller than a normal queen size. We measured it and it was not a standard queen. We are not bigger people, just average-sized, but felt quite uncomfortable.
Also the hotel had three flights of steep stairs (which we normally would not have a problem with because we are hiking all the time), it was just a bit hard carrying cumbersome luggage up the stairs though and the staff was helpful and offered to help with our luggage, We had luggage for a two week trip to New England with us.
We, especially my husband, are well-traveled, and are fans of Starwood hotels. The closest Sheraton we saw was in Providence.
We really wanted to try a modern twist on a Bed and Breakfast. That is what we got.

My tip would be pay the extra money for a king room when going. We just had some bad luck.
I gave them 3.5 stars

Room Tip: King rooms should give you more space.

We remember these guests fondly and are disappointed that there were a couple of aspects of their stay that were not perfect. One thing that I want to assure everyone reading this is that our queen beds are, in fact, standard sized. They are Serta Presidential Pillow Top beds that fit on standard queen frames and are fitted with standard queen sheets and standard queen pillows. For anyone used to sleeping on a king bed on a regular basis, a queen bed does seem small. We are fortunate to offer four queen beds and eight king beds in various sized rooms. As the guest mentions, our hotel has three floors which are accessed by a central staircase. The stairs are broken up by a couple of landings and are built to code so they are not steeper than a typical residential staircase. Additionally, we are always more than happy to assist with luggage on the trip up and down.

If anyone has particular questions about the size of rooms or about any of our amenities, the website is a great place to start. On each rooms page there is a layout of the room and a description of the amenities offered in that particular room. We, of course, welcome phone calls if you have questions that are not answered by your online research.

By design we offer a much more modern experience than most bed and breakfasts and a more highly personalized experience than your typical big box hotel. We do all of this while working with the confines of a newly renovated historic 1910 building.

We love welcoming people to the Attwater and feel very good about the unconventional experience that we offer.

I have stayed in Newport many times in both large hotels and small bed and breakfasts. These trips were with my husband and this was a mother and adult daughter getaway. When I visit again I will hopefully find availability at the Attwater because it is the best property for service and location. I know my husband is looking forward to visiting after listening to my raves. The rooms were beautiful (we stayed in a suite) and clean. We enjoyed the outdoor deck area and the sitting areas and alcoves. The harbor, shops, restaurants, mansions, and cliffwalk were all within easy walking distance. The breakfast was a plus as was the ipad. Great boutique hotel.
