First of all it's in an interesting neighborhood with lots of old houses and it's within walking distance of many stores and restaurants. The easy parking down the street was a real plus.

The public rooms and our room were immaculate and interesting.

The breakfasts were very good and we enjoyed chatting with the other guests who were from many places.

We also did the afternoon tea which was also delicious and fun to do.

Our hosts were friendly and very helpful.

We could not have asked for a better place to stay, we only wish we could have stayed longer to see the wonderful sights of Newport.

The BB was very nice and comfortable. You can't ask for a better location, you are very close to all the downtown activities. The owners are very nice too!

This was our first time staying at a B&B, So I must confess I was a bit worried. My husband and I are always concerned about cleanliness. It was a delightful relief when the owner opened the door and let us in. The place is immaculate. Our room was spotless and huge as was the bathroom. The sheets and towels were high quality and the bed was very comfortable.The owners were very nice.I wished we had more time to speak with them. Our 21 year old son came down from Boston and stayed one night with us. The owners were very accomadating. We were on the go and couldn't have breakfast but it did look good. We have stayed in the area hotels and couldn't wait to get home. The Spring Seasons Inn & Tea Room was a great experience! Good-bye Newport Hotels.

The Sprint Seasons Inn is just a few steps from downtown Newport and so a great location for anyone looking to be walking distance from any of the sites.
The owners are very welcoming and provide for a warm and cozy atmosphere, including a yummy breakfast. The rooms include any and all accommodation and are very nice and clean.
The rate could be considered on the expensive side, but it's worth the investment if you're looking for a smooth stay in Newport.

This is a lovely inn. We were greeted warmly and our room was nice. It was not fancy but better than average. We enjoyed the hot tub bath and the breakfasts are nice.

The breakfast is served in a fairly short time frame (between 8:45-9:30) but it was manageable. We really appreciated the short walk to all of the shops and restaurants.

Overall, it was a nice stay. I would recommend Spring Seasons for friends as long as they were not planning a "romantic getaway" In my book, the walls are too thin and the quarters too close for it to be truly "romantic". But I guess that's what B&Bs are all about.

We never heard this comment before. Most of our guests say that our Inn is the perfect romantic getaway. We do happen to know that this is the same guest who broke the spindle off the bed's headboard and chipped a piece of wood off the foot-board. Hmmmmm, not sure what their idea of romance is!

Well run bed and breakfast. Convenient to everything. Breakfast was excellent especially those home baked muffins.

My wife and I have been visiting Newport for a decade, and thanks to our gracious hosts Sue and Bill at the Spring Seasons Inn, I can honestly say that we just completed our most enjoyable stay as of this writing.

Sue and Bill were gracious and hospitable the entire time, and they are an invaluable source for information on the Newport attractions (they offer discount tickets for some of them) and dining options (listen carefully to what they have to say about where to eat!)
Although the tea room itself was closed for Labor Day weekend, Sue did not hesitate to brew some of her specialty teas for my wife, which she both appreciated and thoroughly enjoyed each morning. We also enjoyed our casual evening "chats" over a glass of sherry (Sue places a bottle in the living room for the guests to enjoy).

The inn itself is warm, cozy, inviting, tastefully decorated, and meticulously maintained (the owners even apologized for a mismatched showerhead in our bathroom!). We stayed in the Victorian Room (Room #1) on the first floor. The room itself was larger and more even more beautiful than it appears on the inn's website. Even with a queen size bed and a large wardrobe armoir, there was plenty of room in the bedroom to move about. The bathroom was surprisingly large and featured a whirlpool tub/shower combination.

A hot breakfast, accompanied by warm muffins, scones, juice, and coffee, is served each morning in the dining room. This provided an opportunity to mingle with both Sue and Bill as well as the other guests, which we enjoyed.

The inn is also ideally situated, and is a short walk (about 5 minutes) to the wharf area's shopping and dining. Access to the Cliff Walk and the Bellevue mansions is only about a 20 minute walk as well.

And before we forget, we would like to thank Lisa her hospitality during our first night and morning at the inn... many thanks for your advice on the local pubs and eateries!

In summary... warm, gracious hosts; scrumptous breakfasts and teas, and an ideal location make this inn a sleeper gem. We will be returning for another stay next year!
