“Fair St Bed & Breakfast”

My whole family stayed at the Fair St Bed & Breakfast for my son's wedding in Newport this past weekend. Wayne and Denise were the best hosts! The B & B is so quaint and homey and the food is the best! Wayne makes the best eggs! It is so convenient to everything downtown and the water and wharf! We set up a mini salon so everyone could have their hair done and when we realized we needed transportation out to the wedding at Ocean Cliff, Denise took care of that within minutes! They could not do enough for us. I highly recommend Fair St. B & B to anyone looking to stay in Newport!

The innkeepers of this gem of a B&B make staying in Newport an absolute delight! The Fair Street Guest Houses are within short walking distance to the Wharf, shopping, restaurants and art shows (and with a longer walk...to the Cliff Walk and the beach). The full breakfast is soooo good and unrushed...just roll out of your comfy bed and rise and shine to pancakes, eggs, bacon, fruit or whatever they've stirred up in the kitchen that morning and then repose on the lawn chair with a good book before strolling to the waterfront...nirvana! There's a/c and cable tv too if you prefer to cocoon and just chill inside. Looking forward to going back again!!

The Fair Street Guest House is very well located, close to all restaurants and shops. Beautiful, very well decorated and cozy. Breakfast served by hosts Denise and Wayne, very good and they are very kind. I would strongly recommend.

It's difficult to write this review, since I have mixed feelings about it. We selected Fair Street because it was right in the middle of Newport. Absolutely true! They have an adequate off-street parking lot. I also selected Fair Street because there were bedrooms on the first floor (my knees!!). That's true except you had to walk up 4 steep steps from the sidewalk to the first floor.

Fair Street B&B is really 3 buildings. I didn't see the inside of all the buildings, but I do know that breakfast was not served in our building, but 2 buildings away, up about 5 steps. Breakfast was okay. Not up to my idea of fantastic recipes, but well done, anyway.

The room we stayed in was fine. Nothing to write home about, but fine.

I have no complaints about Fair Street B&B, but no overwhelming praise, either.

My sister and I have stayed here for 2 years now for the Jazz Festival. The location cannot be beat. The rooms are adorable and very well kept. Wayne and Denise are great. The only downside is it can get loud outside because of the close proximity to downtown. But we'll definitely be back next year.

this has been the third time we have stayed at Fair St B&B ...Wayne and Denise cant do enough to make your stay perfect....the rooms are great and so are the breakfasts that Wayne cooks! a wonderfull experiance!!!!!

My daughter and I stayed at Fair Street after reading lots of reviews on TripAdvisor. What we loved about staying there was how centrally located it was to absolutely everything. Wayne and Denise were helpful but not intrusive and we had a lovely made to order breakfast each morning with good coffee. The gardens are beautiful. The whole experience was low key and relaxed.
