“Great place in a great location”

We came for three nights. Denise, the owner of the guest house, was very nice and kindly. The room was nice and clean and the breakfast was excellent.
I highly recommend visiting Fair Street Guest House.

We came to the Inn for a single Saturday night. Denise the innkeeper was very nice and gave us a room with two beds in the "10" house (there are 3 buildings FYI).

The Inn was very clean and the staff was nice. Breakfast was good.

The room was simple (our room had a little kitchenette) and the bathroom was as well.

The rooms do look like they are pictured on the website.

Bottom line if you want a nice clean and simple room this is it.

We have stayed at the Fair Street Guest House the last two summers and I have to say we thoroughly enjoyed our time there. The location is outstanding, you are just steps away from the main shopping area and all the great restaurants. The guest house is very charming and homey with an outside garden area to sit and relax with a bottle of wine after a day at the beach. But, what really sets this B&B apart from others that we have stayed at, is the hospitality of the innkeepers Wayne and Denise. They make you feel so at home and are like old friends that you have known for years....
I would highly recommend that you stay here if you plan to visit Newport.....you won't be disappointed!

We decided to take a last-minute trip to Newport, and were extremely happy with our choice of the Fair St Guest House. Denise was extremely helpful, and had great suggestions for places to see and places to eat. Denise's breakfasts were delicious, and the porch was a wonderful place to have it. The room was clean, comfortable and tastefully decorated. You just can't beat the location! Park your car and forget it, because, with the exception of the Mansions, you can walk to pretty much everything you want to see or do. At Denise's recommendation, we took our car to see the Mansions, and were glad we did, because after being on your feet touring, the last thing you would want do is walk back, just too much. We look forward to staying there again in the future!

The innkeeper's hospitality and flexibility made my mini-vacation a wonderful and relaxing time. I loved sitting on the porch and doing my morning reading while sipping on coffee. The rooms were perfect and the breakfasts were fabulous - especially the blueberry pancakes! Enough food to last through dinner - muffins fruit, eggs, waffles, pancakes, sausage, bacon. (I don't usually allow myself bacon but their bacon was crispy and delicious - a real treat.) I extended my stay by 2 nights because it was so delightful to stay there while seeing the sights of the charming town of Newport. And you couldn't have a more perfect location for walking to the mansions, first beach, the Cliff Walk or into town for shopping or dining or sipping on wine while watching the boats.

On the plus side: The location is great - walking distance to everything in Newport - the harbor, restaurants, mansion tours etc. Denise and Wayne are lovely, and make a great breakfast!
On the negative side: It can be pretty loud in the evenings (the weekends at least) as it is really close to a few bars. The beds were also not the most comfortable :(

My wife and I chose Fair Street for our first trip to Newport. We loved how the B & B was situated right in town, so we were able to walk to pretty much everything downtown. The Mansions were only a 5 minute ride away, thru the back parking lot you were a minute away from the best ice cream/ gelato in town (Nana's),and Easton Beach and CliffWalk were about a 5 minute ride as well. Our room was cozy, and Denise and Wayne were very hospitable. They weren't intrusive like some B & B owners, but very relaxed and easy going. The breakfasts were phenominal, and definitely worth the stay. We would definitely recommmend it, and we'll definitely be back.
