“Great stay!”

We stayed a few weekends ago for the America's Cup and it was great! The Fair Street Guesthouse is located just behind the Red Parrot, and the location cannot be beat! The accommodations were very clean and warm. Our only one complaint is the bathroom door has half slats and wasn't very private. There's onsite parking with breakfast in the morning. We didn't make it to the B&B breakfast but went to Franklin Spa for bfast which was AMAZING and worth the wait and it's one block over. We will definitely go back to the Fair Street Guesthouse.

If you are looking for a clean, comfortable and conveniently located B&B, then this is the place to stay.

Wayne and Denise take pride in providing a friendly feel in this terrific B&B. They own 2 houses right next to each other and the homes are very nice. We were in room 3 in 20 Fair Street. It was a queen bed with a private bath. Right outside our room was a shared living area; but for all intents and purposes, it was like a private sitting room for us.

The rooms were immaculately clean and very comfortable. We were here during a warm spell, but the room had a window air conditioner and ceiling fan.

The breakfast they prepare for you is terrific. If you leave hungry, then you have problems :)

When we arrived, Wayne took out a map of Newport and marked all the areas of interest. With Fair Street's location, you are literally in the middle of everything. You are in walking distance of many restaurants, bars and the wharf. If you like to walk, you a few blocks from Bellevue Avenue where all the "cottages" are. Then it's a quick walk to the cliff walk.

We also enjoyed sitting in their garden area and chatting with Wayne. He helped us with several recommendations and also let us borrow some beach chairs and umbrella for the day. Wayne and Denise really made sure that our stay was comfortable and fun.

When we go back to Newport, we are definitely going to stay here again.

This was a charming bed and breakfast. It is beautifully decorated. The rooms are comfortable and so pretty. There is a shared living room with information about Newport and other reading material. There is also a kitchen in the upper floor of the house we stayed in, with refrigerator, stove, etc. A full breakfast included: fresh fruit, cereals, breads, yogurt and your choice of eggs or the special of the day, freshly prepared. The guesthouse includes 2 buildings. There is a short set of steps to reach the first floor of each. There were 3 or so rooms on the first floor and several more on the upper floor. If you have trouble with stairs, this is probably not the best place for you. We loved the place. The location is great-- one block over from Memorial Boulevard and 1/2 block from Thames Street. So, it's a block from the bay and within walking distance of the Thames shopping area. And St. Mary's church is a half block away. That's where President John F. & Jacqueline Kennedy got married.

The best advantage of this B&B is the location. It is so conveniently located, central to major hotspots and restaurants that you hardly need to take you car out and bother for parking.

The owners Denice and Wayne are very nice hosts who would make sure that your stay is comfortable and they make wonderful breakfast every morning (Scrambled eggs, Bacon, Sausage, soft pancakes, french toasts etc). The other B&Bs of this range do not offer this good a breakfast.

We went during the memorial day long weekend, and found this place to be a bit expensive. Not sure if they are as expensive during other non-rush periods as well.

We would definitely recommend a stay at this place if you get a good deal with the price.

Room Tip: There are not much choices available as this is a victorian age house. All are good rooms. We stayed...

This a very quiant inn with a beautiful garden and perfect hosts. Wayne and Denise should teach a course in hospitality 101 at the university. The breakfasts were delicious and home made off the frying pan..The location of the inn is excellent very close to all the attractions in Newport perfect for walkers joggers or those wishing to just stroll and enjoy the restaurants around.

Strongly recommend the B and B to guests who enjoy staying at a B and B...this one is A+

I enjoy my visits to the east coast and the Fair Street Inn B&B is my rocommendation. Not only is it perfectly located with everything within walking distance, the atmostphere that Wayne and Denise provide is second to none. The rooms are always clean and feel like home. If you are looking for the perfect getaway to get some R&R and Newport is where you are heading check out the Fair Street Inn B&B and tell Wayne and Denise Shayne sent you.
