Where to start? Upon arriving, we had problems parking our large vehicle in the spaces allowed. The front desk staff were apathetic and unhelpful. Once we got to our room (12), we immediately noticed mildew in the bathroom shower. To top it off, obnoxiously loud music and from the bar next door kept us and our 4 month old up all night. We would never stay here again.

I don't know what to say other than I'm sorry that our downtown Newport inn did not work out for you and your family.

First things first: yes, we offer free parking (one car per reservation) to all guests. The size and shape of our lot is not ideal for oversized vehicles, unfortunately. We do let everyone know this ahead of time by including the information in our confirmation letter. I spoke with the front desk associate who was here when you checked in, and he said your SUV was able to fit in the space without too much trouble after he came out to give you a guiding hand.

Mildew in the shower of room 12? Thank you for the heads-up. I have put the housekeeping staff right on it. We aim to respond as soon as we know about a problem!

As for music, please bear in mind this is downtown Newport. The waterfront area is lively, particularly on weekends, although I honestly don't consider the music at the neighboring restaurant/bar "obnoxiously loud." Of course, I am VERY sorry it kept your 4-month-old awake. When you came down to the front desk to say the noise was a problem just before 10 pm, our front desk associate did everything he could to listen and resolve the situation, then found you another place to stay.

I hope the remainder of your visit to Newport was pleasant. Best wishes for a lovely late summer and autumn.

For those who may be reading along, please know that most of our waterfront rooms and suites are on the south side of the building, with views overlooking the water and docks as well as the restaurant/bar next door. Many guests enjoy the scene from their balconies, but if weekend music (until midnight) does not work with your sleep schedule, please inquire about our city-view rooms and suites on the opposite side of the building. From these rooms, you can see the Newport Bridge. Also, you are welcome to spend as much time as you like in our Harbor Room, which directly faces the water. This is where continental breakfast is served each morning. In any case, it's always best to call directly for reservations (401-846-6600), so we can describe the specific rooms available. We'd love to help you choose the room that's best for YOU!

Loved this inn--the helpfulness, the continental breakfast, the room with a harbor view, the parking, the proximity to Bannister's Wharf and great dining! The staff was very, very helpful and we felt that they were really pleased we were there. They helped us with dining choices and chooses boats for day sailing. We wish we could have stayed longer in this wonderful town and at this great inn!

Room Tip: Pay a little extra for the waterfront king with a balcony over Newport Harbor--it's worth it!

My husband, myself and our two sons booked a charming room with a second bedroom in an upstairs loft. The location is key, within walking distance to everything. Free parking was a plus as well as the continental breakfast. A bit pricey, but considering the location and no charge for additional parking, I think it was okay, especially during the peak summer season, and a holiday weekend. Friendly staff, clean rooms, king size bed and outdoor balcony were nice. Overall, very happy with our stay.

charming inn great location free parking a plus stayed in room 14 was able to sit on balcony see fireworks and listen to live music from restaurant next door all in all a very nice weekend will def return next time in the area

We recently stayed in room 15, a loft set up, with another couple. This Inn was recommended by the visitors center, but we weren't told it was loft style. It was small for 4 adults with only one chair inside and 2 chairs on the very narrow outdoor balcony. Breakfast was limited, but the lady at the front desk did offer to make anything we needed as someone in the group has diabetes.
Overall it is a nice place, but I thought it was pricey. We did enjoy the breeze in the Harbor Room every day that we were there.

My son and I stayed at Harborside Inn for three nights to attend Newport Folk Festival. We booked a waterview suite (#16) which had a spectacular view of the harbor, a small balcony with 2 chairs, a king bed on the main floor and a queen bed in a loft accessed via a narrow ladder. Overall, we were very happy with the accommodations and didn't experience any of the issues some have complained about (our room was ready early, there was a functional large-screen TV, clean sheets, reasonably spacious bathroom in good repair, working refrigerator, efficient maid service etc.) and the staff was very friendly and helpful. Our only significant complaint was breakfast, which was disappointing. At these prices they should really hire someone to cook their guests a fresh meal like most other Newport inns. The self-service offerings were actually inferior to what you would find at a Best Western or similar motel and included flavorless supermarket bagels and muffins, Yoplait artificial yogurt, hard-boiled eggs and cold Canadian bacon slices, etc. -- yuck! On the waterview side there was considerable noise coming from the restaurant/cabaret next door which features live music until midnight, but hey it's downtown Newport so I wasn't expecting peace & quiet and it really didn't bother us. As others have said, you can't beat the location and I would probably stay there again especially if they start offering a decent breakfast.

Thank you for your comments. I am happy to hear you enjoyed your room (#16 is a beauty) and numerous other aspects of your stay. I trust you and your son enjoyed the Newport Folk Festival, too. It's such a wonderful event — no doubt you could see the venue, Fort Adams, from your balcony!

Now about breakfast: I have to say that your comment and the one just below it have given me pause. Our complimentary breakfast is "continental" by design, and we find that most guests enjoy this casual, serve-yourself approach in our lovely Harbor Room, where the coffee is always hot and options (in addition to everything you mentioned) include fresh fruit, juice, unlimited coffee, assorted teas, and don't forget newspapers — not unlike what you might have at home. But perhaps the tide is changing. Perhaps it's time we add more. Our kitchen facilites are limited, but we will certainly explore it. My mind is already churning with the possibilities. When we get suggestions, we do our best to act upon them!

The location is great, no doubt about that. You expect prices to be high in July for a town like this. But for $360 on a thurs night, the least I thought was they would put some effort into the breakfast. There were a few dry bagels, blueberries in a bowl and some half empty bags of store bought cereal. Not quite the cute B&B we had expected. After sitting alone for 30 min someone finally arrived and we asked if they had any bread to make some toast. "No". Was the only reply- no suggestions no alternatives. Again for the price, they could at least try on the service side. Overall, there must be better places in Newport that will try harder and be happy to have you.

Rest assured, we were very happy to have you with us at the Harborside Inn! I'm dumbfounded that you sat alone in the breakfast room for longer than a few minutes — our staff leaves only to replenish milk or fruit from a downstairs refrigerator. As for toast, whenever we have offered it in the past, it was not in demand, so we switched to bagels and freshly-baked muffins, along with fresh fruit, cereal, hard-boiled eggs, Canadian bacon, yogurt, juice, coffee and assorted teas. We do indeed try to respond to guest preferences ... but everyone's preferences are different! We are glad, at least, that you enjoyed our location in downtown Newport directly on the waterfront.
