My son and I stayed at Harborside Inn for three nights to attend Newport Folk Festival. We booked a waterview suite (#16) which had a spectacular view of the harbor, a small balcony with 2 chairs, a king bed on the main floor and a queen bed in a loft accessed via a narrow ladder. Overall, we were very happy with the accommodations and didn't experience any of the issues some have complained about (our room was ready early, there was a functional large-screen TV, clean sheets, reasonably spacious bathroom in good repair, working refrigerator, efficient maid service etc.) and the staff was very friendly and helpful. Our only significant complaint was breakfast, which was disappointing. At these prices they should really hire someone to cook their guests a fresh meal like most other Newport inns. The self-service offerings were actually inferior to what you would find at a Best Western or similar motel and included flavorless supermarket bagels and muffins, Yoplait artificial yogurt, hard-boiled eggs and cold Canadian bacon slices, etc. -- yuck! On the waterview side there was considerable noise coming from the restaurant/cabaret next door which features live music until midnight, but hey it's downtown Newport so I wasn't expecting peace & quiet and it really didn't bother us. As others have said, you can't beat the location and I would probably stay there again especially if they start offering a decent breakfast.

Thank you for your comments. I am happy to hear you enjoyed your room (#16 is a beauty) and numerous other aspects of your stay. I trust you and your son enjoyed the Newport Folk Festival, too. It's such a wonderful event — no doubt you could see the venue, Fort Adams, from your balcony!

Now about breakfast: I have to say that your comment and the one just below it have given me pause. Our complimentary breakfast is "continental" by design, and we find that most guests enjoy this casual, serve-yourself approach in our lovely Harbor Room, where the coffee is always hot and options (in addition to everything you mentioned) include fresh fruit, juice, unlimited coffee, assorted teas, and don't forget newspapers — not unlike what you might have at home. But perhaps the tide is changing. Perhaps it's time we add more. Our kitchen facilites are limited, but we will certainly explore it. My mind is already churning with the possibilities. When we get suggestions, we do our best to act upon them!

The location is great, no doubt about that. You expect prices to be high in July for a town like this. But for $360 on a thurs night, the least I thought was they would put some effort into the breakfast. There were a few dry bagels, blueberries in a bowl and some half empty bags of store bought cereal. Not quite the cute B&B we had expected. After sitting alone for 30 min someone finally arrived and we asked if they had any bread to make some toast. "No". Was the only reply- no suggestions no alternatives. Again for the price, they could at least try on the service side. Overall, there must be better places in Newport that will try harder and be happy to have you.

Rest assured, we were very happy to have you with us at the Harborside Inn! I'm dumbfounded that you sat alone in the breakfast room for longer than a few minutes — our staff leaves only to replenish milk or fruit from a downstairs refrigerator. As for toast, whenever we have offered it in the past, it was not in demand, so we switched to bagels and freshly-baked muffins, along with fresh fruit, cereal, hard-boiled eggs, Canadian bacon, yogurt, juice, coffee and assorted teas. We do indeed try to respond to guest preferences ... but everyone's preferences are different! We are glad, at least, that you enjoyed our location in downtown Newport directly on the waterfront.

We arrived about 30 minutes before check-in and our room was not ready, We asked to use a restroom so we could freshen up after a long drive and were told they don't have one. The property only has air conditioners in the guest rooms, no common spaces including the breakfast room. There is a bar in the building next door - about 2 feet from the hotel - that had live music late into the night. I love live music but we were traveling with a child so that was not good.

Oh, dear. We are so sorry you had an imperfect experience. During the busy summer season, it is sometimes hard for our housekeeping staff to have all rooms available before the check-in time. We do our best! As for a restroom, we have one right here beside the front desk, so I can't imagine why you were told otherwise. I have reminded all staff members that guests may certainly use our facilities.

About music: yes, there is a restaurant located beside the Harborside Inn featuring nice live music on weekends until shortly after midnight. Sometimes people choose our waterfront rooms for precisely that reason: they enjoy sitting on their balcony while listening and watching to the nightlife. I wish I had known this was not ideal for you and your family, because we may have been able to offer you a different room on the other side of the building, with views of the cityscape and Newport Bridge.

As for air-conditioning, yes, we have it in all guestrooms but not in our Harbor Room and window-lined hallways, as temperatures are typically very comfortable with a lovely breeze here on Newport Harbor. During your visit, as you know, we were in the midst of quite a heat wave ... not ideal for anyone, but we do our very best to keep all our guests happy and comfortable!

The Harborside Inn was an AMAZING experience for my family of four. We stayed in a loft suite that was perfect for my husband and I and our teenage girls. The unit allowed us privacy, was very clean, modern, and nicely decorated. The girls were thrilled with the WI-FI and cable selection. In the mornings they provided a generous continental breakfast with lots of yummy choices. During the afternoon and evening they also had warm cookies available.

I think the BEST thing about the Harborside was its very helpful staff. We originally booked at a small, family run B&B. When we got there it was dirty and run down. I contacted the Harborside and they went out of their way to accommodate us at the last minute -- with a fair rate, I might add! Also the LOCATION cannot be beat. It is on the main street, close to the shops and restaurants, but still surprisingly quiet. I felt very comfortable allowing my kids to shop on their own and go back to the inn.

All in all this was a great experience for our family and will definitely stay at the Harborside Inn next time we go to Newport.

Room Tip: If you have kids, book the loft suite.

Our downtown location on the waterfront is very special, too. Being able to WALK to so many shops, restaurants, and attractions is a real "plus" when visiting Newport.

We stayed here 5 nights in July. The rooms are modest but clean, great view of the harbor, great free continental breakfast each morning. Quiet, great employees, balcony overlooking the water. Downside- no elevator and AC not great.

Really loved staying there. Very clean .... Staff is awesome. Gives you that hometown feeling. There was only one glitch, and it's not the Inn's fault. Music playing next door until midnight on weekends made it hard to go to sleep until it was over. Love the Inn though.

This is the second time we have been here. The location on the harbor is outstanding and it is extremely convenient to harbor locations, shopping and dinner. Staff was always personable and helpful.
They have a woman in a separate location in the lobby to answer questions, give directions, and even check on restaurant availability. We will be back

Room Tip: Be sure to ask for a harbor view.
