I have now stayed twice at Forty 1 North, once with a girlfriend and the second with my family. BOTH were great. Rooms are VERY clean and beautiful as is the hotel. The hotel is also in the perfect area and right on the water. The food is great and the staff could not be any nicer! You can not go wrong staying here, it's worth it!!!

I was blown away by the beautiful harbor and the snobbery of the staff! We arrived on time for our reservation and were seated at a table in the worst location. It was placed right in the thoroughfare where everyone has to squeeze by whether it’s guests going to their seat or servers going to and from the kitchen. We asked to be moved. The hostess didn’t really care even though I explained why. She proceeded to seat others at the tables I asked to be moved to only to come back and say she had “a lot of reservations” but would ask the manager. 15 minutes go by and there are still multiple open tables. She passes by twice more, ignoring us.

Meanwhile the server was came to take our drink order. She was nice enough but didn’t seem experienced and wasn’t friendly. The hostess comes by and offered in a rush to move us to a back table where you can’t see the view at all. The whole reason (previously expalined) for dining here was the view. We stayed in our seats until finally another of the staff comes up and says they have a table for us up front. We move and are first served a dish of crackers which aren’t any good and then our entrees of halibut. The dish was ok but didn’t exceed expectations. The fish had a good sear but not very flavorful even with the syrupy sauce underneath. The fennel was barely soft but edible.

We watched the sun set over the gorgeous boats which is what I planned our whole evening around. It really was beautiful! It is a shame we were treated the way we were. It’s not as if we weren’t tidy or were underdressed. Besides, there were dogs under most of the guest tables and children who behaved poorly.

Loved everything about this hotel. Great location, beautiful room, excellent service. Bar out back was a great place for a drink after dinner and the views were gorgeous. One complaint: service at breakfast was lacking—both my husband’s food and my own arrived wrong and the waitress was unaccommodating. So breakfast elsewhere, but by all means, stay at Forty One North!!

We stayed in the grand suite for our wedding and it was spectacular. Definitely a splurge, but worth it for a special occasion.
We are lucky enough to have a family vacation home in the area, so we know Newport very well and choosing Forty 1 North for our wedding weekend was a no-brainer. It has an unbeatable location truly in the heart of downtown, with a modern luxury feel and water views that set it apart from other high end hotels in the area. Plus, the bar there has always been one of our favorite spots for a drink with a view.
The suite was beautiful - modern, spacious and bright, impeccably designed with high end finishes and best of all was the balcony overlooking the harbor. J and his groomsmen used the suite to get ready in for the wedding and it was a great space for that - definitely big enough, and good lighting for photos.
The service we got also was top notch. We had called ahead of time to see if we could check in early, which wasn't a problem and they kept on their promise to call us as soon as the room was ready. The front desk attendant was incredibly sweet, congratulating us and making sure we had everything we needed. She even had a nice bottle of champagne brought up to the room with a congratulatory note. Everyone we had contact with, from the valet attendant to the dining staff, was super friendly and wished us well from the moment we walked in until the moment we left.
The morning after the wedding, we enjoyed a nice breakfast at the outdoor restaurant and even that was a great experience - the people working there were super accommodating, pushing tables together for us as friends kept coming to join us.
Staying at Forty 1 North was such a treat, making the amazing wedding weekend we had all the more special. If you're thinking about it for a special occasion, just do it! You won't be sorry.

2nd stay at this really nice hotel. Views of the harbor and goat island are spectacular. The suite was very nice and the bedding was top notch. The staff was excellent and very attentive and especially friendly, catering to every request with a smile. Our only suggestions might be to offer coffee at the bar at 6am for the early risers, and an on site gym (a Peloton would be a bonus).
Overall excellent and highly recommended in Newport. We’ll def be back.
