Close to Arizona State University, shops, and restaurants, this gem is a must stay when visiting Tuscan AZ.
By far, the most gorgeous breakfast of fresh ingredients awaits you. They have plate presentation down to a delicious science. You can't wait for breakfast time to get here fast enough.
Add kind, gracious hosts, and you have everything you want from a B&B and more. Highly recommend.

Great place to stay. Food is super. Recommended.


Only drawback... is the noise on the streets on weekend. U of A students are definately loud all night long.

In Tucson we usually stay at one of the big resorts but for our son's U of A orientation decided to be close and couldn't be happier with the decision. The location is great, walking distance to the Main Gate of the U and all the shops and restaurants. The little cluster of individual homes facing a peaceful courtyard was perfect. The entire setup was private, comfortable, and inviting. My husband is sometimes squeamish about the lack of privacy at some B and B's but he kept repeating that I'd made a great choice and we had to come back. The breakfast was amazing, By morning we were requesting reservations for our next stay.

Right from the start this felt a very comfortable lived in place to be. Jill was on hand to settle us in and was extremely professional. Our room the Casita was more like a little homey apartment. The welcoming touches (a small food tray and home made lemonade as well as essentials in the fridge) were especially nice. The little things often make a huge difference.

The outside gardens were a delight and the wonderful breakfast in the morning served at the outside table was something we looked forward to every day, particularly because the effort Jill makes with the breakfast both in terms of quality and variety is astounding.

The neighbourhood has a relaxed feel and a very lively young feel in the restaurants and bars nearby due to the University Campus just a short walk away. When we were there the work to install the tram lines between the campus and downtown via 4th avenue was underway although it didn't disturb us at all and the inconvenience was minimal. I expect when the work is finished it will only add to the assets of this really good location.

Room Tip: The casita does have a small private area in the garden if that makes a difference.

I will always stay at Peppertrees B&B. Ditto on the positives from the other reviews. I will add that the attention to detail is wonderful. I too am passionate about food and to have the incredible breakfast included in the price is even more of a bonus. There are no "extra" charges at the end of the stay. I wanted a nice, personal experience for my teenage daughter because she was taking a tour of the U of A campus and did not want her to experience Tuscon from the eyes of the Marriott. Peppertrees really made her comfortable. Jill and Ron are wonderful, intelligent, caring people that create an experience that should be had by all!

This review is only to restate what others have said. My experience at Peppertrees Bed and Breakfast was amazing. Being a bit of a foodie, I have to admit the breakfasts were my favorite part but I must also mention that our suite was impeccably clean and comfortable. The grounds are beautiful and serene. My only regret is that we failed to ask Jill to cook our dinner which she offers as an option at a modest additional charge. When I return to Tuscon, which I hope to do, I will be staying here.

My girlfriend and I stayed here for 2 days and loved everything about Peppertrees. The B&B is in a great location just 2 funfilled blocks from the university. The casitas are beautifully decorated and everything you need is right there. The patios are full of flowers and trees. Jill and Ron are wonderful hosts and serve the best breakfasts ever, out on the patio, under the peppertrees. I truly can't think of anything they could do to make it nicer. I can't wait to go again.
