At $100 a night in the middle of summer on the water it is a great deal.
You could find a hotel off the water for a little less, but not much less.
The view is great and room was new and clean. Staff is super friendly.
The only downside is it can be a little noisy as we were next to the common
area, so I asked for a fan and it was fine. Loved waking to the sounds of the ocean
waves. Rest. next door was very good, odd that it is closed on Thursdays.
There is no TV just so you are not suprised.

We planned an impropt-too visit to Lubec, ME for school vacation week at the end of April (my girlfriend is a teacher). We called The Inn and Jim (the owner) answered. He explained this was not typically the time they are open but he said because he was up there early, he would be more than happy to invite us up. What a treat! Jim was so nice and hospitible. We love to travel to places "off-season" and this was a certainly a vacation to remember. It was very quiet as most places we still closed for the seaon, but we got to experience the local flavor, which is more of what we like. Back to the Inn...It was super clean and well maintained. The staff was very friendly and helpful with local tips as well. Yes, as we read is some previous reviews, there definately was a fishy smell, but it certainly was not offensive and we felt it only added to the ambience. Our "apartment" was named "The SeaGull" and it was rommy, spotless, and well equippend. Thank you Jim for a wonderful stay!

The first thing you notice is the slightly fishy smell. It's a working wharf - this is something you would expect. It's ever-so-slightly everywhere, including inside.
The hallway is striking, with it's light colored tiles. But those tiles will echo everything - the cleaning person's cart in the morning, the footsteps of everyone headed by, the closing of every door. Combine this with thin walls between rooms and afternoon naps are Right Out. (One night, sleep was right out til our neighbors settled down!)
The bed was perfect, the view out our sliding glass door was incredible. There are no TVs to distract you. There is a large common area with a kitchen for guests to use.
We had to bring our own coffee in the first day, though some appeared later. Things like this define this inn - extreme helpfulness, but not always thought all the way through.

Room Tip: There are no quiet single rooms. Sorry. If your neighbors are noisy, the staff will help try to find...

We stayed in the Seascape room for 2 nights - it was delightful.........The ocean views are fantastic - enjoyed the working wharf with fishermen coming in with their catch.......With the water so close it felt like being on a cruise ship......The queen bed & bedding were very comfortable - the staff very helpful & accomodating.....The resturaunt served delicious seafood...The fish with the Fish & Chips was outstanding with a very light, flaky coating..Also had crab cakes that were the best.........Took the ferry to Eastport one day & enjoyed that historic town........We were in luck to be at the Inn for a Summerkeys concert at a nearby chuch with a great jazz pianist, Kent Hewitt - wonderful evening of music........Most definitely plan to return to the Inn..........The one drawback with that the outside stairway leading to the common room came across our deck.........

Room Tip: Our room was a suite but we were shown an apartment which would be great for a family or 2 couples...

We stayed in two different rooms at the Inn at the Wharf - the Cliffside room in a newly constructed hilltop house and one of the older rooms in the main part of the hotel. The Cliffside room was spacious, airy, light and lovely, but could use a few amenities such as a rug in the main room and bathroom; a small refrigerator and coffee maker would be nice too. They could charge more than the $120/night for this room. One quirk that could go: the old dresser in the room must have come from a smoker's home as it reeked of cigarette's, and I had to pull out all my clothes to keep them from smelling like an ashcan. There's also a design flaw in the entrance. While our room was completely private, the other room on the ground floor was not. The steps to the entrance on the deck went by their room and we walked across their portion of the deck to get to and from our room. I would not have wanted to be in their room and have this lack of privacy. The room in the main part of the hotel was okay, but not worth the $100 daily cost. The room was small and the walls thin. We could hear our neighbor snoring loudly all night and people walking by on the (uncarpeted) halls. It was also sort of smelly (a mix of fish and disinfectant). The breakfast supplied to guests was sporadic and unpredictable. My husband had to make coffee in the kitchen 3 of 4 mornings, and the sugary muffins or cookies (too sugary for our tastes for breakfast) were hit or miss. Mostly miss. We generally didn't find anything to eat at breakfast whether early or late morning. The restaurant wasn't very good and we didn't eat there again after the first night. Still, I'd stay here again. The location is great, right on the bay; the proprietors and staff lovely and helpful. If they fix the few quirks I'd give this 4 stars.

When we first arrived I must say the smell of 'fish' or stinky seawater was overhwelming, by morning it had subsided. I'm not sure if it went away or if I just became acustomed to it. This hotel is right at the waters edge. We arrived late and exhausted and the hotel staff was very helpful. We ordered dinner to our room, which was very good. There was no TV in the room, which was OK by us, but some may not be happy about this. The rooms are large, beds are very comfortable, with good pillows. The floors were tile, changing to wood near the windows, for the sitting area with two nice comfortable chairs and an ottoman. The view is beautiful, but from the outside the hotel is very basic 'motel' look.

Oh, and from the restaurant for dessert I had a piece of the best blueberry pie I have ever had.

We entered with some apprehension - some smell from the restaurant in the building. The host, view, location, kitchen facility etc. compensated for all else - bottom line Excellent.
Unfortunately we stayed during warmest period - mosquitoes made it impossible to use the deck. We could have used air-conditioning or at least fans, if were available.
