My sister and I went to Providence so she could see an eye specialist and stayed at the Old Court. Being fans of B&B's, we accept any imperfections in exchange for the charm of feeling "at home." Our room had twin beds which were very comfortable. The room was immaculate -- housekeeping gets an A+! When you enter the breakfast room, there are so many things on the sideboard that one would think it is a "help yourself." Not the case! In addition to being a charming host, Max soon enters and lists the menu of the day. It was difficult to make a selection because there were so many choices. Delicious is an understatement! We thoroughly enjoyed walking throughout the neighborhood appreciating the historic architecture so vividly described by Max. Upon our return, we couldn't pass up the delicious cookies on the table in the hallway. The Old Court is a place to which we will definitely return.

Floor was dusty and when walked in socks they turned black,
Area rugs were very dusty as if rarely vacumed
Bed was old with mattress sagging and bed creaked
A/C was way too small to cool the room
Breakfast was not great, omellett was almost empty, bread was not good.
Location for Brown and RISD is great
Free parking is great

Stayed here many times over the years and while the Inn and many of its contents are treasures, the maintenance is on a downward spiral. The air conditioners rattle and roar even on low. We turned ours off and opened the windows to the fresh air but the windows do NOT open more than 2 or three inches! The refrigerator's compressor hums very loudly all the time so we tried to turn it off but the knob was gone and we couldn't move the fridge out to unplug it. We sat to read but the room for two had only one chair and the light bulbs were too small a wattage to afford reading light. There's nowhere to put toiletries in the bathroom, we tried the windowsill but it was dirty and badly rotted. Also our doorknob was broken so getting in and out of the room required help. The mattress was a canoe, sunken in the middle. As for housekeeping, there was a dirty used towel in our tub when we pulled back the shower curtain...ugh! It was once a gem but...
The staff is helpful. The breakfast healthy. The upkeep? See above.

Room Tip: wait until they do some maintenance first!

We had a wonderful stay at the Old Court Bed and Breakfast while visiting Brown as a prospective student (and family). The innkeepers were welcoming and helpful, anxious to help us make the most of our visit to Providence! There was always a delicious snack available in the entry hall, baked cheese puffs or warm cookies. Our room was tastefully furnished, well equipped and quiet. We had a private bath. The historic neighborhood the inn is located in is quiet and residential, yet centrally located. We walked to the Brown Campus and also to an area with restaurants for dinner. The breakfast was very good, a wide selection was available, including their own homemade granola. There was ample parking. If my child is admitted and chooses Brown, the Old Court Bed and Breakfast will be my home away from home!

I stayed at the Old Court Inn in July, during a particularly hot weather pattern. I felt fortunate to have the main floor room, as the stairs were quite daunting. The fact that the ceilings were so high helped to keep the room at a good temperature and the bed was comfortable. The location is excellent If you are interested in the Brown/RISD side of the river. There are many stately homes and churches among the tree-lined streets where the B & B is located. Breakfast was fresh and made to order.
