We stayed there for three nights.
Although It was perfectly adequate, we thought it needed updating and the bedding
was not very nice.
The main road is also the other side of the river.

Dear Guest,

We are sorry that our suites did not meet your expectations. And you are correct that the One Bedroom Suites needed some updating, which is exactly what we did over the winter. The suites now have new paint, carpet, mini-blinds, sofa-beds, coffee tables and dinettes.

We recently purchased the property and are sorry we were not able to make these renovations prior to your stay!

We absolutely loved the suite we were in! Jacuzzi tub was awesome! Loved the gas fireplace. A bull elk came close to our back porch which was a neat sight! They have bird feeders along the property so there are plenty of birds to look at. It was quiet and the housekeeping staff did a great job every day while we were out seeing the sights. Will definitely return! Can't say enough good things about this place.

We stayed one night with our 2-year-old son. It was very comfortable. The setting is beautiful, the staff are very friendly. They accommodated our early check-in request by cleaning the room while we grabbed lunch. There was a flock of wild turkeys on the back lawn just off the room's deck, which was a nice bit of nature. The air tubs are neat, but if you're staying in a downstairs room, the tub upstairs can be loud, as can the sound of the guests going up the stairs.

We very much enjoyed our stay at Boulder Brook. The staff were very helpful both over the phone when making our reservations as well as onsite when we needed some supplies for our infant. The suite was clean and spacious, as described on their website. The housekeeping staff did a great job and everthing was very clean. The setting is beautiful with the creek running nearby. The suite was very well sound proofed so that you can hear the river when when the windows was open, but not at all with the windows closed. Also we never heard any of our neighbours (a common petpieve of mine). We saw some small wildlife on the grounds (rabbit, gophers, lots of birds and squirrels).

The location is beautiful here, you can hear the water at night which i s nice. It's a short drive to town, fairly quiet en route to Rocky Mountain National Park. Only disapointment was front desk staff weren't really that friendly. Who knows maybe we got someone on a bad day.

Nice double shower.

We stayed at Boulder Brook on Fall River from Wednesday, 8/19 through Sunday, 8/23 in Unit #19 which is part of the main building where you check in. We found BB to be very clean, welcoming. We loved the comfy Adirondack style chairs on our own private mini-deck down at the river's edge. The front desk staff was attentive and helpful when it came to suggesting hikes, proving utencils for the BBQ grill, or explaining the rules of the property from parking to hot tub use. My only two suggestions would be, 1.) replace the carpet. It was clean, but it was old, and of a color that shows it's age. The other was that 2.) the 4-person hot tub was kinda gross, almost in a Fear Factor way. My wife refused to get in it. My son and I endured whatever was bubbling around in there to soothe aching muscles from our hike up Flattop peak in RMNP. The hot tub could have used a change of water and a good scrubbing. Other than that, I would recommend Boulder Brook as a nice option in Estes Park. Also, check out the Rock Inn & Mountain Tavern on the way to RMNP, fork left at YMCA sign, on right. Great food, atmosphere, value and service. We'll be back to both of these establishments.

My wife and I just returned from a week long Colorado vacation during which we stayed three nights at Boulder Brook. It was a nice place and I would certainly recommend it. One point I would make, however, is that prospective guests should have a general idea of the site layout. From prior reviews and my own research, I knew that the property was located on the road from the town of Estes Park up the hill to one of the entrances to Rocky Mountain National Park. I also knew it was located on a river. This was all true. However, I made the wrong assumption that the order of placement was road, then buildings, then river. This was not correct. The Fall River (really a big brook) runs between the road and the buildings. This means that when you are on your deck or balcony looking out onto the river, you are also looking out onto a fairly busy road. To me, this took away from the feeling of seclusion I was hoping for. It's not really an issue of noise because the sound of the river somewhat muffles the sound from the road and furthermore, the bedroom is not on that side. It's just that, for me, it detracted from the visual picture. After leaving the highway and entering the property, one parks a car on the inside of the property and enters the buildings from that side. The bedroom placement is on the front (insideof the property) so that it is away from the noise of the highway. The living room area is on the back of the building facing the river and the road. This layout did not appear unique to Boulder Brook Lodge because the Fall River runs right next to the highway for much of the stretch as the road heads up the hill to the park entrance and I noticed that other properties on the road had their decks and balconies facing this way. I also don't want to leave the impression that their is no land between the river and the road in front of Boulder Brook Lodge. Depending on how the river meanders there is probably at least 50 feet. Finally, as the river enters the property, at that point, it is not next to the road and there is one building housing units 1-4 that is totally on the inside of the property and on the river so, depending on a guest's bed requirements and the type of units these are, this might be the best option.
As for the rest of the experience, the unit was spacious and clean. Housekeeping service was good and the front desk was very helpful and courteous. I noticed that the grounds were being tended to and that painting was being done. I would agree with the comments that a little updating of the units would be nice.
Finally, I would like to say that Rocky Mountain National Park is wonderful and can certainly hold its own against any other national park we have visited. The views from Trail Ridge Road are stunning. Also, as has been noted in reviews of the park, it is very accessible both from the vantage point of those who wish to stay in their car and those who wish to hike.
