“Good value”

The Rosecliff Lodge is like the Taj Mahal when compared to other places to stay in Van Buren. The cabins at Big Spring park may be as nice but they are 4 miles from the town and damn hard to get a reservation. Our room and the facility were very nice. The staff couldn't have been more helpful and friendly.

The Blue Heron restaurant was exceptional, not only for the area but for anywhere. The quality of the food was excellent and our server was great. The prices are low when you consider what you are getting.

The Rosecliff is right on the river bank about 70 yards from the water. Our room, and most of the rooms, have a very nice view of the Current River. There are porches or verandas on all three levels of the lodge that give you a view of the river. There is large gravel bar leading out to the river and it makes a nice place to see and play in the water.

The only drawback or negative I found was the closeness to the main highway through Van Buren. That and the view of the unstructure of the bridge across the river intruded on an otherwise perfect place to stay.

Again comparatively speaking, the other places to stay in town were much cheaper. However, we stayed at one of them and I felt I should have stayed up most of the night keeping watch to make sure some critter didn't make off with my wife. Then we moved to the Rosecliff and I had a good nights sleep. The old adage is true, you get what you pay for.

If we are ever back in the area again, we will certainly stay at The RoseCliff Lodge.

One of the best and worse things about the location of property is the closeness of the 4 lane highway it sits next to. We were in room 407 in the main building that was not more than 100 ft from the road. Each semi that flew by shook the doors and windows and kept waking me up. The noise grew worse as the sun came up and the traffic picked up. Not sure if the rooms on the other end would be significantly better but if you do stay here try for the southern most rooms not the rooms over the restaurant and office. Even at "fall" rates the room was pricey for a standard run of the mill motel type room. But I think they kind of have a corner on the market for the area when it comes to a reasonably up to date property right on the river. We were not there at peak season and found the stay friendly and not stressed. I would imagine it can be like spring break there during floating season. We went for a nice get away and fishing trip.

Room Tip: Stay on the south end to get away from the Hwy.

I stayed here with a large group and they had no problem taking are money, but treated us as if we were not welcomed there. The staff was rude and acted like they did not want us there at all. The beds are horrible and the walls are way to thin, you can hear everything. The security was rude and threaten to kick us out because our neighbors were noisy.The floating staff was not organized and very rude. Housekeeping WHAT HOUSEKEEPING! we were there for two nights and they never took our trash or cleaned. If you want to feel like you should not be there, then this is the place for you.

Just spent one night there, thank goodness! The bed we slept on should have been thrown out several years ago. I don't normally complain but the price I paid for this room was not in line with what i got. If i had paid $49.95 i would not be complaining. For the cost of the room I at least expect a decent bed. I won't even complain about the other stuff. But please replace that bed!!
I think your money will be better spent elsewhere, unless all you want is close to the river.

Stayed here with 23 girlfriends. The rooms are big the parking is not even sufficient for the new building we were in. Everyone that worked there definitely were doing you a favor by even acknowledging you. A suite that sleeps 8 had only 3 keys. The steps to get to the rooms are outside and are filthy with decaying bugs. The rooms are very noisy. You can here every word said in the suite below and the room next door as well as people on the deck walking by. I think for 405 a night in the boondocks it should have some sound deadening of a nice hotel. The room were spacious just noisy as heck. Security guard likes to threaten you before the midnight curfew very rude to us. Parking by the river was amazing the young man Kenny has a personality problem and is mean.
For a company that has monopolized the area you would think they could provide hospitality instead of making sure we knew we bothered them. Paying for our floats was painful it took forever and they have a terrible system for transporting and getting on the river We repeatedly spoke to the landing about a 11am float only to be on the river close to 1
I have never seen such a horrible system

My husband booked a room one night for us at The Landing for our anniversary(April 2013). We were wanting something closer to home but yet different and with something out-doorsey to do. Unfortunately the river was way up bc of recent heavy rain so our adventurous plans of going rafting the next day were ruined (not The Landings fault of course.) We did however take a small dvd player (not available in room) and hooked it up to the very small old school TV and watched some red box movies after eating a snack at the Jolly Cone (thumbs up!) and later dinner at the Blue Heroin restaurant down stairs.
Pros-The room was clean, the staff was curteous, the restaurant staff were curteous and accomadating (the fish I ordered was not cooked well and was very soggy. They were gracious and the cook grilled me shrimp at no extra cost)
Cons-the bed was so so, i was missing my king size comfy bed at home, the TV was kinda crappy given the flat screens are in most hotel rooms now, the room seemed damp and kinda cold, the blinds were shifted and the sun was shinning right into our eyes while lying in bed (could not get them closed completely) Lots of road noise, the deck/outside sitting area needed cleaned of leafs/debris. style seemed dated 90's
Overall it would be a good place to stay if you were from out of town, wanting to experience the river for a day and after a full day of floating wanting a place to lay your head, rest up and drive home the next day. If that is what your doing, skip the blue heroin and try the float stream restaurant, jolly cone or stray dog bbq!

Don't book it. Every "Deluxe Riverview" has a view of the highway with noise included. I asked to be moved farther from the highwa. They offered a room 3 floors directly below us and were stupid enough to think that would be different. (Chumley worked the front desk.) There were no other occupants in the entire building! Sooo not flexible. The trash outside my door was never emptied during our 2-day stay. There were cobwebs everywhere, even on the stairways. The bed was comfortable and the room was clean. The shower was terrible with no pressure and changing hot/cold. To wrap it up, overpriced!! We did not try the restaurant; it is very pricey.

Room Tip: Rosecliff Rooms with River View have Terrible Road Noise and View of Highway. Building the the back...
